New Development Planned for Site of Historic Goodwin House in Brookhaven

Gipco Southern, Inc., an Atlanta based real estate development firm, plans to construct a new, approximately 50,000 square foot building on Peachtree Road near Colonial Drive.  The project, which is located just north of the new Walgreens and Piedmont Healthcare facility (which Gipson also developed), is slated to be three stories with plans to include both retail/restaurant tenants as well as offices.   According to Gipson, the new building will compliment the Walgreens building and will be "timeless and classic" in design. 


The parcel is just under two acres and includes both the former Goodwin House property as well as the Subway restaurant property.  The Subway recently closed, paving the way for the new development. 

The Solomon Goodwin House, located at 3931 Peachtree Road, is about .5 miles east of the Atlanta city limits.   The house, which dates back to 1831, was the oldest building still standing in DeKalb County, and was the oldest building "Inside the Perimeter." The home was once part of a 600-acre farm.  Its most recent home was already a relocation from where it originally stood near the intersection of North Druid Hills and Peachtree Roads.

Last fall, the home was dismantled and relocated to an undisclosed location nearby.  Sources say the plan is to rebuild the home in the area but a permanent new site for the home has reportedly not yet been finalized.

The new development will reportedly have a 14,000-15,000 square foot first floor and the balance of the 50,000 square feet split between floors two and three.  

I asked Jay Gipson of Gipco if Chick-fil-A, long rumored to be planning a Brookhaven location, might be involved in his project, and he said it just couldn't work given the traffic it would attract.  Gipson is hoping to land at least one restaurant for the first floor space, but has reportedly not made it far enough with any parties to disclose a potential operator.  

Plans call for the project to be completed by summer 2018.
