[CLOSURE ALRT] Burger King Shutters in Chamblee

Burger King has closed its restaurant at 3983 Buford Highway in Chamblee.  The restaurant, located in an outparcel of the Aldi-anchored Crossroads Village shopping center, opened in 2012 and reportedly closed within the past two weeks, according to ToNeTo Atlanta readers in the area.  The Chamblee restaurant was owned by Atlanta-based GPS Hospitality, owner and operator of nearly 500 restaurants under the Burger King, Popeyes, and Pizza Hut banners.   

There was reportedly no advance warning or explanation for the closure.  Burger King marks the second quick-serve eatery in the center to close following the 2011 closure of El Pollo Loco.  The El Pollo Loco, which had a far more visible location at the corner of Clairmont Road and Buford Highway, was subsequently an urgent care facility for a few years before becoming a Fifth Third bank branch in 2019.  A long delayed Bojangles opened in an outparcel of the center in 2018 and remains open. 

Elsewhere in the area, both McDonald's and KFC, each with visibility and access from both Clairmont Road and Buford Highway, continue to operate seemingly successful restaurants.  

This past October, Burger King’s parent company, Restaurant Brands International (NYSE: QSR), reported the burger chain's same-store sales climbed 7.9% after dropping 7% a year ago.  That said, the chain has seen several restaurants close in metro Atlanta in recent years.  GPS Hospitality has closed restaurants in Cumming, Dunwoody and Norcross, while other operators have closed restaurants in Alpharetta, Roswell (2) and East Cobb, among others.  

Notably, the former East Cobb location was replaced by a new Freddy's Frozen Custard & Steakburgers this past October, while the former Alpharetta restaurant was converted into a new Shake Shack this past February.  

The closure of the Chamblee Burger King makes available what is likely one of the only second-generation drive-thru enabled restaurant properties inside the perimeter and north of I-20.  Despite its second-tier location, the building will likely still see interest from several restaurant operators.
