A new high-rise apartment tower will rise next year near The Battery Atlanta. SK Commercial Realty announced Tuesday the development of "The Henry," a 502 unit tower planned for undeveloped land between 900 and 1000 Circle 75 Parkway. Atlanta-based SK Commercial Realty, which is headquartered at 900 Circle 75 Parkway, Nebraska-based Goldenrod Companies and the Atlanta Braves Development Company will all be involved in the planned development.
Documents filed with the state in 2020 detailed plans to double the number of hotel rooms and apartments in the area. According to the previously filed documents, the developers could also add as many as 500 hotel rooms and 400,000 square feet of office space to the office park which sits on almost 20 acres directly across from Truist Park.
In addition to 502 apartments, The Henry, the marquee element of the project's first phase, will feature "elevated retail" and a pedestrian bridge connecting the property to the Battery near the entrance to Truist Park, according to a company release. Additional features will include an "all-star amenity deck," signature pool, rooftop bar, first class gym and dog park. Phase one of the development is expected to break ground in early 2023.
The apartment building pays homage to Atlanta Braves legend and Hall of Famer Henry "Hammerin' Hank" Aaron, whose 755 career home runs ranks second of all time. After his baseball playing career ended in 1976, Aaron enjoyed a successful life in vehicle sales and franchise ownership, before he passed away in January 2021 at age 86.
Pricing and the unit variety for The Henry likely won't be revealed for several months, but it seems primed to be priced above that of existing communities in the area.
Cortland, an Atlanta-based multifamily real estate investment firm, acquired the 531 unit Home at The Battery Atlanta from Braves Development Company and Pollack Shores for $156 million in 2018. Cortland at the Battery Atlanta, as the community was later renamed, is a three building property at 900 Battery Avenue Southeast that was built in 2017 as part of The Battery Atlanta. It features 328 one bedroom units, 195 two bedroom units and eight three bedroom units.
The defending World Series Champion Atlanta Braves are 20-5 in June and currently just four games behind division rival New York Mets in the NL East. The Braves 2021 performance and strong start in 2022 have been a boon not only to game attendance - where the team ranks third with nearly 1.6 million (about 38,000 per game) - but also to spurring interest in additional development around The Battery Atlanta.
