[OPENING ALERT] Chick-fil-A to Debut Latest Atlanta Location in Buckhead

Atlanta's latest "non-traditional"Chick-fil-A is slated to open Thursday in Buckhead.  The restaurant, on which ToNeTo Atlanta was first to report in June 2023, is located at 3234 Peachtree Road near the intersection of Peachtree and Piedmont Roads. is nearing completion at Buckhead Place in Buckhead and expected to open May 15.  

The "non-traditional" location is situated at 3234 Peachtree Road  in an outparcel of Buckhead Place shopping center.  The new 5,200 square foot restaurant was built from the ground up on land previously home to David's Bridal and before that, Priscilla of Boston, another bridal business.  Before either retailer however, the original building was home to Houlihan's, a once popular casual dining chain. 

The new Chick-fil-A will - like other new "non-traditional" locations on Ponce de Leon Avenue in Atlanta, North Druid Hills Road near Decatur and Peachtree Road in Brookhaven - be limited to dine-in, carry-out, third-party delivery, catering and mobile curbside options.  

Collin Kutz along with his wife Marissa, who met while working at Chick-fil-A, relocated from Memphis to operate the new Buckhead restaurant.  

The small format "in-line" Chick-fil-A at Terminus 100 which opened in 2008 is expected to stay open even after the new Buckhead restaurant debuts little more than a stone's throw away.    

Insiders tell ToNeTo Atlanta that the company has seen mixed results with the "non-traditional" units, given the importance of the drive-thru feature and the amount of business they produce. 

Even the futuristic four-lane elevated drive-thru only (DTO) unit in Stockbridge which debuted to much fanfare this past August, has underperformed expectations, according to multiple sources familiar with the unit's performance.

Ahead of the opening, the 1.4 acre property that Chick-fil-A Buckhead calls home, has been listed for sale.  A listing from real estate firm CBRE indicates the asking price is $12,148,000 ($2,336.15/SF) imputing a 4.25% Cap Rate.  The listing further indicates that the Atlanta-based fast food chain signed a 15-year NNN ground lease with 10% rent increases every 5 years throughout the initial term and in each of the eight, 5-year renewal options.  (Buckhead Place shopping center is simultaneously being marketed for sale in a separate listing.) 

In the coming months, Chick-fil-A will gain a new competitor in Buckhead when Raising Cane's opens what is expected to be their first intown location at 3037 Piedmont Road where they convert a former Krystal and will retain its drive thru.
