OTP Chain Opening Two New Concepts ITP

Teela Restaurant Group opening two new restaurants this summer.  

From the creators of Tin Can Fish House & Oyster Bar and Teela Taqueria comes two two concepts: Tin Can Oyster Bar and Filo's. The new restaurants will be open in Brookhaven and Buckhead respectively.  The two existing restaurants are located side by side in City Walk near Hammond Drive and Sandy Springs Circle in Sandy Springs and are currently celebrating their seventh anniversary.

Filo's, (Greek for "friends"), a Greek counter service restaurant, is described as "a neighborhood casual diner with patio service, offering unprocessed spitfire rotisserie lambs, pork and chicken, each carved up and served in pita breads."  Filo’s will also offer roasted vegetable pitas, salads and traditional Greek foods such as spanakopita, a spinach and cheese pie, and tiropita, an egg and cheese pie.  Described as being in "Chastain Square," I've confirmed the restaurant will open in the 1,200 square foot former Café Ago, adjacent to Tacos & Tequilas in the Publix-anchored center.  Café Ago opened in 2014 and closed this past summer having replaced Café Prego.  While the center does have other vacancies such as the 1,800 square foot former AT&T (the wireless carrier recently relocated to the Sprouts Farmers Market-anchored Gateway center slight north on Roswell Road), the Café Prego space provides a nearly turn-key second generation restaurant space that will make it easier to open in time for the planned "June" debut.

Tin Can Oyster Bar will open in the former Shucks Oyster & Wine Bar in TOWN Brookhaven.  The new concept will be similar to its predecessor and to its sibling Sandy Springs restaurant, but will focus primarily on a variety of oysters (east coast oysters, west coast oysters, baked oysters, and seasonal, raw varieties) as well as mussels and shrimp. Tin Can will also offer open-faced "Toasties" with such offerings as "smoked salmon on tzadziki dill with shaved red onions" and "Ahi tuna tartar dices, red onions avocado in a olive oil vinaigrette."  The menu will also include "New England Style" clam chowder and and other assorted soups and salads. The group hopes to have their Tin Can Brookhaven open "in July." Tin Can's recently confirmed neighbor, Jefe's Tacos & Tequila, is shooting for a "Fall 2016" opening.

Harry Panagopoulos will join his older siblings Arte Antoniades and Nik Panagopoulos, in opening the two new restaurants under the Teela Restaurant Group umbrella. Arte Antoniades and Nik Panagopoulos, original founders of Fishmonger, a once thriving, but now closed seafood restaurant, have enjoyed continued success at their current Sandy Springs restaurants.

Starbucks Scores Sandy Springs Site

Starbucks to open soon in Sandy Springs.

Sandy Springs will soon have a new Starbucks.  The Seattle-based coffee chain plans to renovate and relocate their nearby cafe to the former Caribou Coffee space at 4520 Roswell Road.  Caribou closed this past December amidst an overall reduction in their Atlanta area presence.  

As I hinted at in December, Starbucks plans to relocate their existing Chastain Square location to the former Caribou.  The biggest change for area residents is that the new Starbucks will have a drive-thru.  Additionally, according to staff at the current location, the new Starbucks will feature the "Starbucks Evenings" program with beer and wine as well as assorted small plates after 4PM.  Renovations will reportedly begin in the coming days with the intention to have the new location open by late summer.  


Already with over 250 locations in Georgia, Starbucks is still growing, with a number of additional new locations in the works.  

In midtown, Starbucks will soon open their new "Starbucks Reserve" location at the bottom of Seventh Midtown. This is a replacement location and is slated to open in the coming weeks at the corner of 7th and Peachtree Streets. The current "temporary" location in the bottom of Viewpoint will close when the new shop opens.  

In Duluth, a new Starbucks is under construction at the corner of Pleasant Hill Road and Peachtree Industrial Boulevard on the site of a former Citgo gas station. 

In Alpharetta, a new 1,900 square foot Starbucks is under construction at Haynes Bridge Road near North Point Parkway.  The new coffee shop will be built on a vacant .7 acre parcel between Taco Bell and Spice Brick Oven Kitchen.  

In Dunwoody, a new Starbucks in under construction near the intersection of  Peachtree Dunwoody Road and Hammond Drive.  The freestanding coffee shop is situated across from the street from the Concourse Office Park and beside Charles Schwab.  

In Carrollton, Starbucks is eyeing a new location on South Park Place.  

Another Starbucks is expected to open within the upcoming Kroger at Fuqua Development's Glenwood Place development on Bill Kennedy Way, just off I-20.   

Starbucks recently opened their new freestanding location on North Decatur Road at Suburban Plaza.  The Suburban Plaza location is reportedly a relocation of their previously shuttered coffee shop in Emory Village. 
Nearly two weeks ago I first contacted the Starbucks press team with questions about the upcoming locations. After five phone calls and three emails I recently received the following reply to my questions regarding the opening of the above-mentioned six locations:

"Thanks for reaching out to the press team. We can confirm that a new Starbucks location will open on the southwest corner of Peachtree Industrial Boulevard & Pleasant Hill Road in Duluth, GA in the next month or so. Feel free to check back in for an update on timing as we get closer. We’re proud to be part of the Duluth neighborhood and look forward to acting as a gathering place for citizens of the community."  

"At this time, we have no additional store opening details to share."

Chequers Chain Comes to an End in East Cobb, Sage Opening Soon

Seafood chain to shutter 

Chequers Seafood + Steak, an upscale restaurant from the Leawood, Kansas-based Houlihan’s Restaurants, Inc. will cease operations at its East Cobb restaurant as of Wednesday, May 25th.  The restaurant, which opened in mid 2014, relocated to East Cobb from Dunwoody where its former property is now part of the upcoming State Farm campus. The Dunwoody restaurant opened in April of 1983, lasting 31 years in that location.  When it closes, the East Cobb Chequers will have lasted barely two years.  

Chequers East Cobb was located in a 6,900 square foot space which previously housed sibling concept Houlihan's.  The restaurant was located in an outparcel of the Target-anchored Merchants Festival at the intersection of Johnson Ferry and Roswell Roads.  

The closure of Chequers' East Cobb restaurant will leave the chain essentially dead with zero locations under the Chequers moniker.  Houlihan's continues to operate locations under its flagship brand as well as Bristol Seafood Grill, Devon Seafood + Steaks and J. Gilbert’s Wood-Fired Grill. There are currently three Houlihan's in Georgia: two in Columbus and one in Savannah.  

Sage Woodfire Tavern, part of locally-based The Infinite Dining Group, will reportedly open in place of Chequers.  If all goes well, Sage could open as soon as mid- August.  James D. Liakakos, owner of Infinite, currently operates Sage Woodfire Tavern locations in Alpharetta and Dunwoody as well as Spice Brick Oven Kitchen - Tapas Bar in Alpharetta.  

The Sage in Dunwoody at Park Place, across from Perimeter Mall, occupies a former Houlihan's.  The Sage in Alpharetta occupies what I believe was built as Canyon Cafe and later renovated into Stockyard Prime.  The Spice in Alpharetta occupies a former Joe's Crab Shack.

Brookwood Hills to Get New "Haus"

New restaurant opening soon

Entrepreneur and B.O.S.S (Built On Self Success) Tamara Young plans to open "HAUS" in the 1800 block of Peachtree Road in Brookwood Hills in the coming weeks.  HAUS Restaurant & Bar will open in place of Lusca, the seafood-centric restaurant from Angus Brown and Nhan Le that closed this past February. Lusca opened April of 2014, replacing Bluefin Restaurant & Lounge, a sushi restaurant which had occupied the space for six years before closing at the end of 2013.  

Originally, plans called for Lusca to reopen as a private catering facility run by Matt Blackburn, but those plans seemingly failed to materialize.  

It's unclear where the name "HAUS" comes from but the "top definition" for "Haus" on Urban Dictionary is "a term given to a person who is amazing in all aspects of life."

Although new exterior signage is up, a look through the windows reveals a dining room seemingly unchanged since Lusca's closure. The City of Atlanta did approve an Alcohol License for "Haus Restaurant & Bar" April 18th.  
A short video on Young's Instagram profile video indicated that "HAUS ATL" would open "May 2016" with a comment from Young indicating she was "shooting for the 2nd." 


According to her facebook, Young was previously "Boss Lady / Owner" at Room Service Lounge on Piedmont Circle.  Room Service has since closed and reopened as "Atlantis Restaurant & Lounge." 

According to Young's Instagram account, she is also involved with HairCandyShop, a Miami-based hair extensions business,  Studio23, a club in Miami, LBowe Collection, a children's apparel business and is also a Travel Agent.

Young's Instagram indicates she may also be an aspiring model.

Calls placed to a phone number associated with Ms. Young were not immediately returned.

Starbucks Seeks to Open in One-Time Wendy's in Brookwood Hills

Coffee shop looking to add Brookwood Hills location

Starbucks Coffee plans to open a new coffee shop with drive-thru in an existing building on Peachtree Road in Brookwood Hills.  The new Starbucks would occupy the former Wendy's that closed this past November.  

The 2,540 square foot building would be heavily renovated, including the conversion of some space to create a 725 square foot patio.  

A Starbucks representative is expected to present the company's plans to the Atlanta BeltLine Design Review Committee later today.  

Contrary to previous information, the former Wendy's is not part of the upcoming Cornerstone Medical Center.  The 3.5 acre development will rise at the intersection of Peachtree and Collier Roads, and require the demolition of the former Harry's in a Hurry, dry cleaners, the Peachtree Road Package Store and Chick-fil-A. Plans call for the seven-story complex to include 145,000 square feet of Class AAA medical office space and 16,000 square feet of street-level "boutique retail" and restaurants.

Starbucks is no stranger to converting existing buildings.  

In midtown near Georgia Tech, Starbucks opened a new location in a converted former Arby's in 2014. 

In Chattanooga, Tennessee, near Hamilton Place mall, Starbucks converted a former Burger King, and opened a new coffee shop with a patio in its place.  

In Los Angeles, Starbucks converted a dilapidated former service station from the 1930s, meticulously maintaining its Art Deco aesthetic.  

I've also witnessed former Waffle House, Dairy Queen, Pizza Hut, Schlotzsky’s Deli, and Backyard Burger restaurants, among others, converted to Starbucks Coffee locations.  

Dunkin' Donuts, a competitor of Starbucks, has also capitalized on former restaurant space in Atlanta.  Dunkin' has previously converted a former Burger King on Piedmont Road and a former KFC on Howell Mill Road.

As I detailed earlier this week, Starbucks has a number of new locations in the works around Atlanta including the conversion of a former Caribou Coffee in Sandy Springs.

Bacchanalia and Star Provisions On The Move

Luxe eatery and gourmet food shop relocating

Star Provisions and Bacchanalia, two of Atlanta's most well known establishments, are moving from their current home at 1198 Howell Mill Road, to a new space nearby.    

Owners Ann Quatrano and Clifford Harrison plan to reopen Star Provisions and Bacchanalia (Litttle Bach will close permanently) early next year on Ellsworth Industrial Boulevard.  Star Provisions To-Go will be the only business to remain at the current location. The To-Go business will continue to offer sandwiches, dessert, coffee, and bread with outdoor seating only.

The new Bacchanalia and Star Provisions will occupy a soon-to-be constructed building about a mile and a half from the restaurant's current home.  Whereas the current space the group occupies is 16,000 square feet, the new building will provide them 10,000 square feet.  For those that know the area well, the building will be built on a vacant parcel of land in the 1400 block of Ellsworth Industrial, catty-corner from Restaurant Depot.   

Last March Quatrano closed her meat-centric eatery Abbatoir, where Ford Fry subsequently opened Marcel, widely regarded as the most expensive steakhouse in the state.  About a year ago, ownership converted the restaurant formerly known as the Quninones Room to Little Bach.  Earlier this year, Bacchanalia converted their dinner menu from Prix Fixe to a la carte. 

“We are committed to the Westside and the timing is right for us to have our own stand-alone building for these two concepts,” said Anne Quatrano. “We are excited about the new space, and most importantly what we will be able to offer our guests by way of dine-in seating in Star Provisions, catering, ease of access and private event space options.”

Bacchanlia was originally located in a small cottage in Buckhead, at the corner Martina Drive and Piedmont Road.  The restaurant opened in 1993, before moving to its current Westside location in 1999.   (Mediterranean restaurant and lounge, Divan now operates in their former Buckhead outpost)

With Active Litigation Against a Local Small Business, Groucho's Deli is "Coming Soon" to Atlanta

New to Atlanta concept hints at upcoming opening

Columbia, South Carolina based Groucho's Deli plans to enter the metro Atlanta market soon according to an announcement on the restaurant's facebook page. 

Groucho's Deli began a "sponsored" Facebook campaign this past week announcing the chain was coming to Atlanta but providing no other details. 

"Groucho's Deli is COMING SOON to Atlanta, Georgia! We need your help! Tag your ‪#‎ATL‬ friends and ask them if they can guess where we will be! This should be fun!"

Atlanta specific facebook and twitter accounts for Groucho's were also created but offered no additional details about the opening. 

Over a week ago I contacted Groucho's corporate office but never received a response to my questions.  Instead, I replied to existing commentary on the restaurant's facebook page and received a response relatively quickly.  

I asked for more information about the opening and was told:

"We are not real releasing any more details than what you have found on Facebook or online at this time.  We appreciate what you do; however, have commitments that prevent us from having any discussions."

I subsequently asked:


"Could you answer my question as to if a location has been determined? A lease signed?"


I received the following response:


"We cannot.  Details will be released on the official page when the owner is ready to make the announcements."


This exchange furthers my belief that the would-be franchisee has yet to sign any lease(s) and is instead using his/her sponsored Facebook posts as a sort of poor man's market research.

Given the chain's original location and strength is near/around colleges, I'd suspect neighborhoods such as those near Emory, Georgia Tech and Georgia State are most likely to be those targeted for development.  

A friend and Columbia,S.C.-native described Groucho's as being "the post hangover meal." 

Momma Goldberg's Deli, another regionally popular restaurant based in Gainesville, Florida, has one local restaurant in midtown but is reportedly not doing well.

If and when Groucho's does open locally, it won't be the first time the chain has had a presence in Georgia. 

Groucho's previously had three locations in Georgia in Augusta, Athens and Statesboro.  The franchised restaurant in Augusta opened sometime in 2005 and closed the following year. The Athens and Statesboro restaurants, also franchised, opened in 2013, but closed in January 2015 amidst reported "franchise disagreements."

Groucho's, which was opened by Harold "Groucho" Miller in 1941, has grown to become a regionally popular sandwich shop with over 30 locations in North and Carolina South.

In 2014, Groucho's sued Grouchy's New York Deli & Bagels, an Alpharetta-based eatery specializing in bagels, deli sandwiches and assorted other breakfast and lunch fare. Grouchy's opened in Alpharetta in 2000. Today only the Alpharetta location remains open under the ownership of founder/owner Bruce Cohn. The Norcross location on Peachtree Parkway had its license with Grouchy's terminated and is today known as "Manhattan NY Deli & Bagel." 

I spoke to Mr. Cohn about the lawsuit and while he declined comment about specifics citing the fact that it's ongoing, he did make clear he finds it baseless and without merit.  Cohn later added that he anticipates the case concluding soon, with himself and Grouchy's coming out victorious.  

Having had the opportunity to read the case (Groucho's Franchise Systems, LLC v. Grouchy's Deli, Inc.), I tend to agree with Mr. Cohn in finding the case frivolous.   The suit, which sought Grouchy’s profits in addition to unspecified damages, also sought an injunction to require Grouchy’s to change its name.

Sports Authority Strikes Out, Closing All Stores

Unable to find a buyer, bankrupt sporting goods retailer Sports Authority will be closing all of its remaining stores nationwide. 

Englewood, Colorado-based Sports Authority, once the largest sporting-goods chain in the country with stores in 41 states and Puerto Rico, filed for Chapter 11 bankruptcy in March with the intention of restructuring.  The retailer closed 140 of its 450 stores in March in an effort to continue as a going concern. After failing to reach agreements with their creditors and lenders, the company was instead sold at auction and will shutter all of its remaining stores.  A group of liquidation companies purchased Sports Authority's assets including inventory, furniture and other fixtures. The leases for its stores will be sold off.  

Liquidation sales are expected to begin after Memorial Day (May 30th)

Sports Authority leases and the vacancies they will leave are sure to be a popular topic at next week's RECon convention in Las Vegas. RECon is the global convention for the shopping center industry and attracts tens of of thousands of attendees.  

Sports Authority closed its Hiram and Lilburn locations during its first round of closures but still has nine stores in Georgia:

The Sports Authority stores in the Northlake and Buckhead areas anchor the centers in which they are located.  The majority of the stores locally measure between 40-50,000 square feet making the pool for single tenants to replace them rather small.  

Dick's Sporting Goods, Modell's and Academy Sports + Outdoors, all competing sporting goods retailers, could also have interest in some of the Atlanta area stores.

Some Sports Authority stores also could receive the attention of TJX Companies, owner of T.J. Maxx, Marshalls, and HomeGoods, who recently announced plans to open over 1,000 new locations globally.

Sweet Cheats, a popular Cabbagetown bakery and coffee shop, is opening a new location in Marietta.  According to the shop's facebook page, the new location will be in Parkway Center, an office park about five miles from SunTrust Park, off Franklin Road.  The shop serves coffee, macarons, cake pops, cupcakes and other pastries, and also makes custom cakes and cake pops and other baked goods. Strangely similar to Sublime Doughnuts and their "Eat one that's worth it" tagline, Sweet Cheats' tagline is  "If you are going to cheat, it better be worth it!" The new location is expected to open by late summer/early fall.  

J.R. Crickets plans to open a new location near Northlake Mall at Northlake Pointe Promenade on Briarcliff Road.  The approximately 1,600 square foot space was most recently occupied by Cook Daddy's Southern Grill & BBQ. According to the J.R. Crickets website, the group currently consists of a total of eight locations, all independently owned and operated through a licensing agreement with J.R. Crickets® Enterprises, Inc.

This past Sunday marked the end of the line for Rehoboth Presbyterian Church on Lawrenceville Highway near Tucker. After 66 years serving parishioners, the church closed its doors, seemingly a victim of changing social norms and a divided congregation.  The church recently voted to allow gay marriages to be performed there, following last year’s Supreme Court decision, and many members left, according to a GoFundMe page intended to help save Rehoboth.  The church had multiple setbacks, another being that it needed $160,000 in repairs, according to the same  fundraising page.  Rehoboth Baptist Church, located nearby, also on Lawrenceville Highway, remains open.

A new location of Auburn, Alabama-based Chicken Salad Chick is planned for Beechwood Shopping Center on Alps Road in Athens.  The casual eatery will occupy suite 142, a 2,850 square foot space in the center. Chicken Salad Chick, which offers a menu focused on assorted chicken salads, soups, salads and sandwiches, was started in 2008 and today includes over 50 locations, mainly in the south.  There are currently a dozen locations in Georgia alone.  

The new Von Maur at Mall of Georgia in Buford is expected to be open as of October 1st.  The Davenport, Iowa-based department store has been renovating the former Nordstrom store for over a year.  The department store has existing locations at Perimeter Mall in Dunwoody and at North Point Mall in Alpharetta.  

Contrary to earlier information, Tom Catherall will in fact not be taking over the former American Food & Beverage at The Shops Buckhead Atlanta.  Kipos Hellenic Kitchen, part of Durham, North Carolina-based The Giorgios Group will take over the space with plans to open in September.  Headed by Giorgios Bakatsias, the restaurant group currently includes fourteen restaurants in North Carolina.  Kipos, Greek for “garden,” will serve upscale Greek cuisine including classic fare such as lamb youvetsi, moussaka, grilled octopus, and souvlaki. The restaurant's opening in Buckhead could compete with nearby Kyma, an upscale Greek restaurant in Pano Karatassos’ Buckhead Life Restaurant Group.  Kipos will be open for dinner Tuesday through Sunday, lunch Tuesday through Saturday, and brunch on Sundays.  

On the heels of last week's news that Buffalo Wild Wings would be opening a new location in Newnan in a former Shoney's, comes news they are doing the same thing in Tifton.  Interestingly, if one searches for this Shoney's online, it still claims to be "closed for remodeling." The new Buffalo Wild Wings will reportedly be corporately owned and will sport a new prototype look for the chain.  The restaurant is located at 1301 US Hwy 82 West.  

lululemon is bringing their warehouse sale to Atlanta this weekend.  Today through Sunday, "#ATLrevival" will take over the Atlanta Convention Center at AmericasMart Atlanta (230 Ted Turner Dr NW Building 2) for a sale sure to attract yogis from near and far.  Warehouse Sale Hours are: Friday, May 20th: 8am - 8pm (last entry 7pm) Saturday, May 21nd: 8am- 8pm (last entry 7pm) Sunday, May 22th: 8am- 8pm (last entry 7pm; inventory dependent)  The sale will include  an assortment of men's and women's lululemon apparel and accessories as well as ivivva (lulu for girls).  It's unclear what percentage off retail this merchandise will represent, but according to a reader who shopped on a VIP day earlier this week, the prices are "cheap." For an high-end brand notorious for limiting discounts, even "small" discounts will be welcomed by fans of the brand.   Debit and credit (Visa, Mastercard & AmEx)  cards with photo ID are the only accepted forms of tender. Note: no cash will be accepted.  All sales are final.  

New Snellville Shopping Scores More Food for Scenic Highway

New development bringing many more restaurants

A giant new development on Scenic Highway in Snellville is starting to take shape.  Located at the intersection of Pharrs Road and Scenic Highway, the 13 acre site known as "Park Place" is being developed by Swope & DeThomas Investment Group.

The project includes no large retail spaces, instead, it consists of seven freestanding buildings, most of which are being marketed to restaurants.  Another larger parcel towards the rear of the center, closest to the adjacent Home Depot, was originally being marketed as a grocery store but is now reportedly being marketed to limited service hotel operators. The center will also include some medical space.   

I contacted Jeremy  Yarbrough of Swope & DeThomas Investment Group who refused to comment on specific tenants but did indicate that openings should start to happen in the fall.

Among the known tenants are Cracker Barrel,  Zaxby's, Freddy's Frozen Custard & Steakburgers and an Aspen Dental medical office.  The above-mentioned confirmed restaurants will all occupy separate freestanding buildings, Freddy's and Zaxby's each with drive-thrus, with Aspen Dental occupying a little more than half of a separate building.  

The Zaxby's is being opened by "Sugar Shack Holdings, LLC" a Watkinsville-based franchise group.  The new Zaxby's will reflect the brand's new identity and will feature the "farm house" design elements.  Personally, I find the new look ugly and uninspired.

Park Place joins Scenic Promenade, a recently completed center across the street, and Snellville Exchange, an under construction center under a mile north as new developments along the Scenic Highway corridor.

The Battery Atlanta Scores Some New Tenants, Others Sought

Mixed-Use project making leasing progress 

The Battery Atlanta, the mixed-use component of the new Atlanta Braves project, has reportedly brought in a pinch hitter to assist in the leasing of the project.  Gary Lewis, a nearly 30 year veteran of Simon Property Group, has  been engaged to consult on the retail/restaurant leasing efforts at the complex.  

Lewis, who held a number of executive roles at Simon's headquarters in Indianapolis, was most recently involved with leasing in Savannah for Ben Carter.  Ben Carter, known to many Atlantans as the guy who had the original vision for Buckhead Avenues The Streets of Buckhead Buckhead Atlanta The Shops Buckhead Atlanta, is now involved in a significant development in Savannah.  Dubbed The Broughton Street Collection, the development has brought many national retailers to Broughton Street. 

It is believed that the leasing team at The Battery is not having the success they had imagined in signing higher end retailers and has turned their attention to bar and entertainment businesses.  

To that end, Fuqua hired Dotan Zuckerman away from North American Properties, where he worked on leasing Avalon in Alpharetta, in hopes that he could bring some of the same names to The Battery.  

I have uncovered preliminary plans for "The Battery Atlanta," which shed some light on the direction of the project.  Included in the plans are a number of new-to-market restaurants and retailers as well as some established local operators.  Fuqua Development, known locally for their often grocery and big box anchored-centers, has taken a much different approach with the new development.  

Among the notable tenants are:

Whole Foods  - Listed at about 28,000 square feet, this could be another 365 by Whole Foods Market location.

CinéBistro - A luxury dinner and a movie complex with an existing location at TOWN Brookhaven, developed by Jeff Fuqua when he was with Sembler.

Under Armour - The Baltimore, Maryland-based sports clothing and accessories company has been looking to open a retail location in metro Atlanta. The Under Armour space is listed as just over 11,000 square feet and is located near Mountain High Outfitters, a Birmingham-based based speciality retailer confirmed for the development.  

Il Mulino - The New York-based upscale Italian restaurant previously had a location in downtown Atlanta at 191 Peachtree.  After opening in late 2008, the restaurant closed in late 2010 and is now Alma Cocina, a modern Mexican restaurant from Atlanta's Fifth Group Restaurants.  

The Cosmetic Market - Nashville-based The Cosmetic Market is similar to Bluemercury (now a division of Macy's) and Ulta and offers a wide variety of cosmetics for both men and women. The retailers only other Atlanta area location is in Avalon in Alpharetta.  

Orvis - Another retailer with an outpost in Avalon, Orvis also has an established presence on Peachtree Road in Buckhead.  The Battery location is listed about just over 5,300 square feet.  

Another, roughly 4,300 square foot space is simply marked "Anne Quatrano." 

Other tenants listed include Anthropologie, Free People, Banana Republic, Bilton Bar, YardHouse, L.L. Bean, Athleta, Kendra Scott, Flywheel, Drybar, Cafe Intermezzo, Build-A-Bear, Bocado, Verizon and SunTrust and Kilwin's. 

Personally I find this list (with the exception of SunTrust) more aspirational than realistic, but time will tell what retailers they are able to secure for the center.  My comment would be, "Show me the Mattress Firm!" 

While I could get no official confirmation to any of the above mentioned tenants, Battery officials did confirm the following list of newly signed tenants.

Wahlburgers, an expanding burger joint from by chef Paul Wahlberg and his actor brothers Mark and Donnie Wahlberg.  The Battery location is one of six planned for metro Atlanta by a local franchisee.  

Dress Up Boutique, a women’s fashion boutique.

Kings Bowl, a retro bowling and high-end food and drink concept that will offer 12 to 16 lanes. 

Mountain High Outfitters, a specialty outdoors merchant.

Harley-Davidson apparel store.

Sugarboo & Co., a gift boutique. 

Goldbergs Bagel Co. & Deli. (surprisingly, no confirmation of a Braves All Star Grill, another Goldbergs Group concept.)

Entertainment venue developer Cordish Cos. plans a trio of concepts including a PBR Bar & Grill (Professional Bull Riders Association), featuring a mechanical bull.  The other Cordish concepts will be a two-level "sports & social club", likely their The Kill Devil Club and a to-be-announced restaurant by a celebrity chef.

Other previously announced tenants include:

An as yet unnamed steakhouse from Linton Hopkins' Resurgens Hospitality Group.

Fayetteville Getting New-to-Market Korean Fried Chicken Chain, Bonchon

New chicken chain enters metro market. 

Bonchon, a growing Korean fried chicken franchise, has secured a lease for its first location in Georgia.  Located in Fayette Pavilion in Fayetteville, the new Bonchon will occupy a 3,600 square foot space in phase one of the center, near Rack Room Shoes.  

If you are not familiar, Fayetteville is south of Atlanta, about 30 minutes from Hartsfield.  

My Fayetteville area tipster and I were rather perplexed by the choice of location, but perhaps the company is banking on area diners' willingness to try new things.  

Bonchon is known for its Korean fried chicken, which it offers as wings, drums and strips in assorted signature spices. The restaurant also offers other Korean favorites like Bibimbap, Chicken Katsu and pork buns.  

Although a menu for the Fayetteville location is not yet available on its website, I reviewed the menus of other locations for an idea of what locals could expect.  Small (10 piece orders) or wings, drums or strips usually retailed for about $12-13.  

Another dish, "BULGOGI," is thinly sliced tender ribeye beef marinated and aged with a homemade sauce, sautéed with mushrooms and onions, and served with white rice and steamed vegetables on the side, was offered at $16-18 on most menus.  The pricing I reviewed seemed to place it on the premium end of any quick serve spectrum.  Bonchon is sure to face an uphill battle convincing would-be diners to spend a considerable amount more on novelty items versus favorites like Chick-fil-A, KFC and the recently opened nearby Bojangles'. 

Founder Jinduk Seh opened the first Bonchon in 2002 in the coastal city of Busan, South Korea.  Bonchon, which translates to "my hometown," has grown steadily since its humble beginnings in South Korea.  The first U.S. Bonchon location opened in 2006 in Leonia, New Jersey.  Bonchon, which maintains domestic headquarters in New York City, has since grown to forty locations in the U.S. with another sixteen or so in the works.

Bezoria Branching Out to the Burbs

Mediterranean eatery opening second location. 

Bezoria, a growing quick serve Mediterranean eatery specializing in falafel, pita and shawarmas, plans to open its second location.  The original Bezoria (originally Bazaria) is located in midtown at the corner of Peachtree & 8th Streets and opened in 2014.  The new location will open in a 2200 square foot endcap at The Atwater, a new center on Old Milton Parkway, across from Avalon in Alpharetta.    

The Alpharetta location, like the midtown restaurant, will be corporately owned.  Bezoria is owned by partners Yogi Patel, Imtiaz Ramzan and Nasser Amer. Patel is the co-founder and franchisor or Bezoria but is also a franchisee of two other Atlanta-based quick serve restaurants: Uncle Maddio's Pizza and Tin Drum Asiacafe. Ramzan's LinkedIn page indicates that aside from his involvement with Bezoria, he is a "Storage Engineer" at Norfolk Southern Railroad.  Chef Nasser Amer relocated from Chicago where he was executive chef and co-owner of Dawali Mediterranean Kitchen, a similar (but full service) restaurant, to become a partner in Bezoria.  

Bezoria joins Firebirds Wood Fire Grill, a Charlotte-based full service which recently opened, Starbucks, soon to open Pieology, at&t and Mattress Firm as tenants in the center.    

Patel told me he hopes to have the Alpharetta location open in July with plans to have a third location open before the end of the year.

Amazon "Pop-Up" Coming to North Point Mall

Amazon "Pop-Up" shop in San Francisco
Suburban mall to get new to market Amazon store.

Seattle, Washington-based Amazon.com is bringing its retail platform to metro Atlanta.  A new "Amazon Pop-Up" is coming to Alpharetta's North Point Mall later this year. According to the Amazon.jobs website, the company is hiring for a number of postions at the retail store.  

The job posting for "Amazon Retail Lead Associate" describes the job as: 

"Kindle is the best-selling product in the history of Amazon, and the Device business is one of the most innovative and fastest growing businesses at Amazon. This position will continue to build on that success by educating customers about our devices and ecosystem at an Amazon Pop-Up in North Point Mall, GA."

North Point Mall, like a handful of other Georgia malls, is owned by Chicago-based General Growth Properties (GGP). GGP's CEO Sandeep Mathrani made headlines this past February when he said:

"You've got Amazon opening brick-and-mortar bookstores and their goal is to open, as I understand, 300 to 400." He later backtracked, saying that the comment he made concerning Amazon "was not intended to represent the company's plans."

I contacted North Point Mall management who indicated they were unable to confirm Amazon's plans or an opening, even though the retailer lists the mall by name on its .jobs website.  

Despite multiple attempts to reach Amazon.com's public relations department, my calls and emails were never returned. 

Amazon does operate a single bricks and mortar bookstore, in its home city of Seattle, but its larger retail presence is via a small but growing network of "Pop-Up" shops.  

There are currently only a few Pop-Up shops in existence, many at Westfield properties on the west coast like San Diego (Valley Fair), Seattle (Southcenter) and San Francisco (San Francisco Centre).  

The shop in Westfield's San Francisco Centre, is described on the mall's website as "Amazon Pop-Up, where you can test drive and buy Kindle e-Readers, Fire tablets, Amazon Fire TV, and Echo. Complete your purchase with a wide assortment of accessories, and Amazon gift cards."

My brother, a San Francisco transplant, reports that the store is well located, near the main entrance and is often busy.  He was kind enough to supply photos of "store" which slightly resemble the format of the Sugarfina at Lenox Square. Almost a hybrid kiosk/store, the space is a large rectangular, in the mall common area.   

Despite the "Pop-Up" name, hinting at a short term stay, a sales associate I spoke to by phone at the San Francisco "Pop-Up" indicated that his store and others like it are not "temporary," but "permanent." This terminology would seem to indicate that Amazon corporate is pleased with its retail efforts and may be preparing to launch even more "Pop-Up" shops.  

The fact that Amazon chose to open its Pop-Up at North Point, and not Avalon, for instance, speaks volumes to their faith in the mall and the demographics it attracts.

Halpern Confirms Publix Will Anchor Jonquil Redevelopment

Smyrna to get new Publix Supermarket. 

The wait is almost over!  The former Jonquil Plaza, which was razed and then left dormant for basically a decade, is currently being redeveloped and has secured Publix Super Markets as its anchor tenant.  Located at the corner of Spring and Atlanta Roads in Smyrna, Jonquil will include a 45,600 square foot Publix, Willy's Mexicana Grill, 260 apartments and a number of other retail and restaurant tenants. 

Jonquil Plaza opened in 1963 with 14 tenants across 42,000 square feet of retail space and provided 300 parking spaces.  Among the more notable tenants were Dunaway Rexall Drugs and Redford's 5¢ & 10¢ Store as well as both Gulf and Standard gas stations.  
Atlanta-based Halpern Enterprises is developing the property and plans to have it open next spring, just in time for the start of baseball season.  The Braves new home, SunTrust Park, is about ten minutes from the Jonquil project.  
Jonquil is not the only Publix anchored project to have taken upwards of a decade to get green-lighted.  Less than seven miles from the Jonquil project, Edens is currently under construction on Moores Mill, a redevelopment of Moores Mill Center.  Like Jonquil, the center will be anchored by a 45,600 square foot Publix Supermarket.  Like Jonquil, the redevelopment was caught up in setbacks and unforeseen delays for about a decade.  Ground was broken on the project this past March, and is expected to be completed next spring.  
Halpern is building another Publix anchored center, Dawson Crossroads, in Dawsonville, just south of the North Georgia Premium Outlets.  Dawson Crossroads is expected to be completed later this fall.


Nearby Belmont Hills shopping center is also being redeveloped by Halpern Enterprises. Jonquil, like Belmont, will have an apartment component developed by Wood Partners.  The complexes will be known as Alta Belmont and Alta Jonquil respectively.

Beauty Master, a growing chain of beauty supply products, is opening a giant new store at Gwinnett Place Mall.  The beauty supply chain will occupy the former JCPenney.  The store will supposedly open "within two months."  One reader with whom I spoke in preparing this post identified Beauty Master as being like Sally Beauty Supply... but "bigger and better." Beauty Master has a number of other area locations including stores in at Camp Creek Marketplace in East Point and Greenbriar Crossing near Greenbriar Mall. The new Gwinnett Place store will be the chain's first in the the northern suburbs of Atlanta.  
The new Grindhouse Killer Burgers in Decatur quietly opened this past weekend.  The restaurant is located on North McDonough Street, behind Chick-fil-A, and across from Decatur High School.   Owner Alex Brounstein plans to open another Grindhouse next year in the former Bar One on Memorial Drive in Grant Park.  Other existing Grindhouse locations include restaurants in midtown, Athens and at the airport.   

A new, approximately 3,000 square foot Freddy's Frozen Custard & Steakburgers is coming to Kennesaw Marketplace in Kennesaw.  The new center, currently under construction at the corner of Cobb Parkway and Ernest Barrett Parkway, will be anchored by Academy Sports & Outdoors and Whole Foods Market.  Freddy's recently opened a new location in Sugarloaf Marketplace, another Fuqua Development project.  Another Freddy's is currently under construction on Scenic Highway in Snellville at Park Place.  Freddy's also recently broke ground on a new freestanding restaurant in Cartersville on  E. Main Street, across the road from Kohl’s in Main Street Shopping Center. 

As I indicated previously, Rize Artisan Pizza has signed a lease for suite 1000 in the new Poncey-Highland project "675 North Highland." The new restaurant will occupy an approximately 3,600 square foot space on the end of the complex that will provide it an outdoor, covered patio as well. 

A new branch of First Intercontinental Bank is coming to Live Oak Parkway in Norcross.  The Doraville-based bank will open behind an existing Wells Fargo bank, near the intersection of Jimmy Carter Boulevard and Live Oak Parkway.  Aside from Doraville, the bank has locations in Duluth, Suwanee and Johns Creek.  

After a number of delays, Barber Bistro quietly opened on Cobb Parkway, not far from Dobbins Air Reserve Base.  The restaurant and barber shop opened a few months ago, but I just recently passed it and confirmed that it is, in fact, still open.  

Upcoming Ponce City Market entertainment venue City Winery has again pushed its opening.  

Due to further unavoidable construction delays, we've been told the Certificate of Occupancy will be delayed at least one week. We're monitoring the construction site daily, so we can open as soon as it's ready. Also, we'd like to give a special thanks to the City of Atlanta for their help and assistance. All shows and events before June 12th will be rescheduled at City Winery for a later date or relocated in Atlanta.  Updates for subsequent shows will be announced on Facebook and Twitter as well as directly communicated to ticketholders via email.  All current ticketholders for shows affected by the delay will receive two house seats to a non-sold out City Winery Atlanta show of their choosing and a $50 City Winery gift card.   We're very sorry for the delay and can't wait to show Atlanta our finished space soon”.

Irvine, California-based Taco Bell recently revealed that its upcoming location in University House on Spring Street in midtown will not be a typical location.  The new location will instead be a "Taco Bell Cantina," an upscale test concept from the quick serve chain aimed at better connecting with millennial consumers.  Existing Taco Bell Cantina locations (San Francisco and Chicago) offer free WiFi, multiple beer options and an upscale setting.  It would seem as though the company is trying to incorporate some of what it learned from its failed test concept, U.S. Taco Co., which closed in Huntington Beach last summer, into the new "Cantina" concept.  

A freestanding two-story building at the corner of Lawrenceville Highway and Hugh Howell Road in Tucker was recently demolished for a new development.  In place of what was Eastern Motor Cars and was later United Motor Cars, a new building is being developed that will house Chipotle Mexican Grill and possibly two or three other tenants.  

Berkeley-based Cinnaholic plans to open its new Atlanta eatery next Thursday, June 2nd.  Cinnaholic's c0-founder Shannon Radke was shown arriving in Atlanta on the eatery's Atlanta facebook page.  Cinnaholic Atlanta is located in the Edgewood Retail District on Moreland Avenue, not far from Little 5 Points.  Industry leader and Atlanta-based Cinnabon thrives in high traffic malls and airports, Cinnaholic is new and taking a huge risk in banking on the traffic of Edgewood Retail for a product that is, to many, an impulse purchase.  Daryl Dollinger, co-founder of Moe's Southwest Grill and President of Big Game Brands, is also reportedly a "partner" in Cinnaholic.  Dollinger, along with Spencer Reid of Great Wraps, are both partners in Atlanta Franchise Group which had been working with both Sublime Doughnuts and Cinnaholic on their expansion.  

Asheville's Tupelo Honey Cafe plans to open its new Sandy Springs location June 20th.  The restaurant is located in the new Gateway project on Roswell Road in Sandy Springs.  

ROC House A Bust in Buckhead

Specialty fitness facility fails. 

ROC House Women's Fitness Spa has closed its facility on Piedmont Road in Buckhead.  The spa opened in September 2013 in place of the Aveda Institute which relocated to Brookwood Place on Peachtree.  Former NBA player Larry Hughes opened ROC House, with seemingly no experience in the field, and perhaps bit off more than he could chew.  Make no mistake, I'm not cheering failure, but it is sad to see ill-advised current and former pro athletes sink millions of dollars into businesses that fail.

Although Hughes never reached superstar status, former Hawks and then Cavaliers General Manager Danny Ferry signed him to a five-year $70 million contract during the summer of 2005.  

The nearly 15,000 square foot fitness spa offered strength and conditioning training, personal training, yoga, spin, pilates and cardio. ROC House also featured a full-service spa that included a hair salon, nail studio, massage services, facial, waxing and a lash & brow bar.  The facility also featured a mini cafe of sorts, where it offered healthy meal options including healthy entree plates, salads, flatbreads and smoothies.

Local sources indicate the business was never busy and that it abruptly closed about two weeks ago.  As of this week, the business was largely cleared out with little left inside.  I did spot a Kroger cart and a large piece of equipment.  

The closure of ROC House follows the November 2014 closure of similarly named ROC (Republic of Couture), a boutique in midtown.  

The 14,875 square foot space ROC House Women's Fitness Spa is currently being marketed for lease by property owner Selig Properties.  The ROC space in midtown, also owned by Selig properties, is also being marketed for lease.

MovieStop Putting An End to Its Business

MovieStop to shutter all stores
MovieStop, a chain of "Buy Sell Trade" movies and related materials, is closing all of its stores nationwide. MovieStop is headquartered in an office park on Cobb International Boulevard in Kennesaw.   

MovieStop, which was launched as a stand-alone brand by GameStop in 2004, grew to nearly 50 locations before being spun  off in 2012.  In November 2014, Draw Another Circle LLC, a company controlled by  entrepreneur Joel Weinshanker, purchased MovieStop. Weinshanker is also the founder & chairman of National Entertainment Collectibles Association Inc. (NECA) while Draw Another Circle LLC, of which he is the CEO, also owns Hastings, a business similar to MovieStop.  At the time of the deal, Weinshanker planned to realize synergies (and savings) in merging the operations of the Hastings and MovieStop brands.

Many GameStop and MovieStop locations were located within close proximity of each other in the same or nearby centers. 


MovieStop was similar in some ways to Blockbuster Video, another failed business, but sold media, rather than renting it.  MovieStop also tried to differentiate themselves and generate incremental revenue by launching a gift card trade in program in 2014.  Acceptable gift cards, which required a minimum $5 balance, had to be from national brands (think Best Buy and McDonald's) and were redeemable for a percentage of their dollar value.  Similar to Book Nook and CD Warehouse, MovieStop offered either store credit, from 60% to 90% of a card’s value, or cash payouts at about 15% lower. Strangely, MovieStop did not resell the cards in store but instead sold them to a third-party company.


I visited the Mall of Georgia location this past weekend and one thing that struck me was the store's incredibly high inventory levels of certain used movies.  While used media can be a lucrative business, one must be very selective with what they purchase so is not to be left sitting with tremendous inventory.  I observed over a dozen used copies of "Won't Back Down," a 2012 film with a 33% rating on Rotten Tomatoes and dozens of copies of various "Spiderman" films. There were also stockpiles of assorted other films and TV series leading me to guess that poor judgement in purchasing may have been contributed to the retailer's failure.  


Current Atlanta area MovieStop locations include those on Pleasant Hill Road in Duluth, Ernest Barrett Parkway in Kennesaw and Woodward Crossing Boulevard in Buford.

The Buford location relocated from another space in Mall of Georgia Crossing in 2013 to accommodate the opening of Burger 21.    

The Kennesaw location is likely the most interesting as it could provide a prime location to a growing or new to market restaurant or retailer, of which there are many.  MovieStop occupies a converted classic freestanding Pier 1 Imports building.  


Former MovieStop locations in Georgia include one on Peachtree Parkway in The Collection at Forsyth, Carmia Drive near Camp Creek Marketplace and another on Jimmy Lee Smith Parkway in Hiram.  The MovieStop in Hiram was a converted Blockbuster / Game Rush and has since been demolished and rebuilt as a Pollo Tropical restaurant.  

MovieStop locations are currently liquidating all existing inventory with savings of 20-40%.  All stores are expected to close by July 9th.   Stores in Buford and Duluth will reportedly be closed by July 5th.

Zoës Kitchen Bringing Its Food to Buford

Growing chain enters Buford market

Plano, Texas-based  Zoës Kitchen plans to open its next area location in Buford near the Mall of Georgia.  The restaurant will occupy the former GameStop space at Mall of Georgia Crossing. (GameStop relocated to a similar space, in the same outparcel, closer to Burger 21)  The 2436 square foot space that Zoës will occupy appears to be under renovations. One likely  alteration is the addition of a patio.


Zoës  recently opened a new restaurant in Duluth at Sugarloaf Marketplace near the intersection of Peachtree Industrial Boulevard and Sugarloaf Parkway.  Over the past couple of years  Zoës  has also added locations in Peachtree Corners, Johns Creek and Snellville, giving the chain nineteen in Georgia. 


Zoës Kitchen was launched in Birmingham, Alabama in 1995 by Zoë and Marcus Cassimus.  The company went public in 2014, (NYSE: ZOES) and is today closing in on 200 locations nationwide.  The first Zoës Kitchen in metro Atlanta opened in Peachtree Battle in 2009.  

A new  Zoës Kitchen is  planned for the Whole Foods Market-anchored Peachtree Crossing in Chamblee, slated to open next year.  Another  Zoës  is slated to open in "Parkside West Cobb" a new Sprouts Farmers Market-anchored center coming to West Cobb next year.

4 Rivers to Make Atlanta Debut on Marietta Street

Barbecue chain plans Georgia debut

Chef John Rivers of Winter Park, Florida-based 4R Restaurant Group has signed his first lease in Atlanta.  


The first 4 Rivers Smokehouse in Atlanta will be on Marietta Street next to Thumbs Up Diner in the old fire station No. 16.  The fire station opened in early 1915 and was there until 1963 when it relocated to its current 1048 Joseph E. Boone Boulevard location.   

According to the 4Rivers website, the restaurant will be the chain's 14th location and is expected to open mid next year.    The two story building is about 4,100 square feet and will be renovated to suit the needs of the restaurant.  Due to it being an historic structure, there are limitations to the modifications that can be made. A rendering of the restaurant does indicate that a second story patio will be added to the front of the building, with a street level patio below it.     

4 Rivers specializes in brisket but also features barbecued chicken, ribs, pork and assorted other meats.  The menu also features sandwiches and salads as well as "Kids Corral" kids menu.     

As explained on the 4 Rivers website: "Why four Rivers? In short, it represents our family, John, Monica (wife), Jared (son) and Cameron (daughter). But they also appreciate the serendipitous double meaning with Genesis 2:10, where four rivers branch from that which flows out of Eden." 

 The website also explains the history of the restaurant:  "John Rivers never set out to create the most successful BBQ chain in Florida. He’s not a classically trained chef or graduate of culinary school. It was in Texas that he found the two loves of his life: his wife and the delicate art of brisket. And it’s been those very two godsends that inspired 4 Rivers as we know it

John spent 20 years in the healthcare industry before retiring as president of a billion-dollar company. During that time, he had the opportunity to travel the country, honing his taste and talent for brisket perfection. As he soaked up the flavors and practices of ‘cue fare countrywide, John’s dream of de-regionalizing BBQ was born." 

Last year, Rivers indicated that he was in "lease negotiations" for two sites in Atlanta: Midtown and Buckhead.  It is believed that this is the "midtown" location previously referenced and that the Buckhead location either is not finalized or fell through.  There is also speculation that 4Rivers may be in talks to take over the former H. Harper Station on Memorial Drive in Reynoldstown, but that rumor has yet to be substantiated.  Similar to the Marietta Street location, the Memorial Drive site would also be a historic site, but would provide the benefit of having already been converted to a restaurant.      

On Marietta Street, 4 Rivers will be opening a short distance from Twin Smokers, an upscale BBQ restaurant in David Marvin's Luckie Marietta District.  If a 4 Rivers does come to fruition on Memorial Drive, it would be up against competition from one of Atlanta's more popular hole-in-the-wall "joynt's," Daddy D'z.     

Chef Rivers will be in Atlanta tomorrow at "Destination Delicious," a special event that is part of this weekend's Atlanta Food & Wine Festival.  The event takes place at American Spirit Works on Armour Drive and "will showcase the flavors and traditions of Florida, Georgia, Louisiana, Mississippi, South Carolina, Texas and more."
