Rolls-Royce Proves Evanescent in Atlanta

Rolls-Royce bids adieu to Buckhead 

Metro Atlanta is now without an official Rolls-Royce Motor Cars dealership following the closure of Rolls-Royce Motor Cars Atlanta on Piedmont Road in Buckhead.  The dealership, part of  Atlanta-based Hennessy Automobile Companies, opened in 2004 and was just renovated in late 2012. (There was once a Rolls-Royce dealership in downtown Atlanta but it closed many years ago)  A representative from Hennessy indicated that Rolls-Royce did not renew the franchise agreement with them when it expired earlier this month.  The official Rolls-Royce Motor Cars Atlanta facebook page remains active but has not been updated since January 19th.  

I reached out to Rolls-Royce Motor Cars (a subsidiary of BMW) and was informed that there are currently no immediate plans for a new franchise in the Atlanta market.  A Hennessy representative indicated that if and when a new franchise is offered in Atlanta, it's likely not to be with them.  

Last year Rolls-Royce recorded the second highest sales in the brand’s 112-year history: 3,785 cars.

Hennessy, which operates over a dozen dealerships around metro Atlanta, will use the former Rolls-Royce showroom space for showcase and delivery space for its two remaining dealerships on Piedmont Road: Jaguar and Land Rover.  

For those in the Atlanta area in the market for a new Rolls-Royce Phantom (from $417,825) or Ghost (from $295,850), the next closest dealerships are in Orlando, Charleston, Raleigh and Nashville. 

If you are lucky enough to already own a Rolls-Royce, Bentley Atlanta, located in Alpharetta, will be happy to service your vehicle.

Growing chain slows growth, trims unit count 

Miami-based Pollo Tropical announced earlier today it has closed its East Cobb location as part of parent company's Fiesta Restaurant Group's "strategic review process." The restaurant, along with nine others in the chain, closed yesterday.  Amazingly, the East Cobb location, in a newly built outparcel of Parkaire Landing shopping center, had barely been open a year, having celebrated its grand opened in September.  The restaurant's East Cobb location received a total of 34 Yelp reviews and had a cumulative rating of 2.5 stars.

Another location that closed, on Charlotte Pike in Nashville, opened last July.

In addition to the Atlanta and Nashville closures, eight other locations closed in Texas, headquarters of both parent company Fiesta and sibling concept, Taco Cabana.  Fiesta indicated they will re-brand up to three of  the restaurants in Texas as Taco Cabana restaurants. Nearly all employees impacted by closures will be offered positions at nearby restaurants.  A large percentage of Pollo Tropical's nearly 200 restaurants are in their home state of Florida and the decision to close / re-brand multiple units in Texas is seen by industry observers to indicate Fiesta is reconsidering their Texas expansion.

We remain optimistic about the future growth opportunities for both our Pollo Tropical and Taco Cabana brands and believe that the steps we are taking now provide opportunity for success in 2017 and beyond.” Interim Fiesta President and Chief Executive Officer Danny Meisenheimer said.

Danny Meisenheimer joined Pollo Tropical in early 2012 as the company's Chief Brand Officer and was promoted to Interim Chief Operating Officer, succeeding Jim Tunnessen, following his retirement from the company as COO in January 2013. Meisenheimer was named Interim Fiesta President and Chief Executive Officer of Fiesta in August following then CEO Tim Taft's abrupt retirement.

Among the things being reexamined sinceTaft's departure is the earlier announced plan to split the Pollo Tropical and Taco Cabana brands.

Fiesta Restaurant Group, Inc. (NASDAQ:FRGI) previously re-branded its test concept Cabana Grill, located on Scenic Highway in Snellville, as a Pollo Tropical.

As I've previously reported, Pollo Tropical is currently on its second incursion into metro Atlanta having had three franchised units in metro Atlanta in the mid-late 90s.  Pollo Tropical marked their return to metro Atlanta in August of 2011 with a location on Duluth Highway in Lawrenceville. Since then, the chain has steadily built out its metro Atlanta operations that now include a total of sixteen locations as far as Newnan, McDonough and Gainesville, and most recently, Tucker.  Following the East Cobb closure, the chain still operates four units in Cobb county: Akers Mill, Marietta, Kennesaw and Austell.  There are reportedly no new locations currently planned for metro Atlanta in 2017.

Atlanta-based Arby's announced earlier this week it plans to offer a limited time offer (LTO) venison (deer) steak sandwich in select locations next month. Seventeen restaurants in six states (Wisconsin, Minnesota, Michigan, Pennsylvania, Tennessee and Georgia) will offer the $5 sandwich.  In Georgia, only the one at  4415 Roswell Road in north Buckhead in an outparcel of The Fresh Market-anchored Roswell-Wieuca Shopping Center will offer the sandwich.  The sandwich, which features thick-cut venison and crispy onions, topped with juniper berry sauce, will be available November 4th through 6th only.   The restaurants offering the sandwich were selected because of their location in popular hunting markets.   "Hunters hunt the meats, and we have the meats, so it makes sense for us to connect with them and offer a sandwich that they can’t get at any other restaurant chain," said Rob Lynch, Arby's Restaurant Group CMO, said in a statement.  

A new Dunkin' Donuts is planned for Bethelview & Castleberry Roads in Cumming.  

The AJC reports that a new pasta joint is coming to Roswell.    Marietta residents Carlos Malheiros and his wife plan to open American Pasta Factory at 1123 Alpharetta Street this coming March.  The fast-casual restaurant will feature a menu offering noodles made on site and custom pasta dishes for both lunch and dinner.  The building, which had most recently housed Ladybugs & Lizards, a children's consignment shop, was built as a Burger Chef restaurant in the 1970s.  Burger Chef, once a hugely popular fast food eatery was founded in 1954, purchased by Hardee's in 1982 and ceased operations in 1996.  There are still a number of former Burger Chef buildings around Atlanta, something I plan to showcase in an upcoming series on ToNeTo Atlanta.  The Mid-Century structure is being reimagined by local design firm Square Foot Studios and Urban Eats, an Atlanta-based consulting group. 

The Dessert Place... a sweetery, once a very popular dessert shop in metro Atlanta, is returning, after a nearly 20 year absence.  The shop, which originally occupied 1000 Virginia Avenue where Taco Cowboy (previously TomTom) is today, is coming back as on online only business, for now.  While the original incarnation grew from the first location on Virginia Avenue to also include locations on East Paces Ferry in Buckhead, inside the downtown Macy's and at Underground, times have changed and the response from online customers has been overwhelming.   Marisa Meddin, the daughter and goddaughter, respectively, of original owners Sheryl Meddin and Bennett Frisch, is not ruling out a brick & mortar store in the future. (She'd love to return to 1000 Virginia Avenue one day.) Meddin, who quit her corporate marketing job and moved back to Atlanta after living in both Los Angeles and New York, is offering both classic and gluten free varieties of the popular cream cheese brownies but has plans to add to the offerings in the future.   Other Dessert Place favorites like the thumbprint cookies, a sugar-like cookie with shopped pecans and a  thumbprint of raspberry jam and “Puffins,” a cakey muffin dipped in butter and rolled in cinnamon sugar are likely to be added to the offerings.  In addition to making the products available online, (sorry, no international shipping) limited quantities are also available at Callie's Hot Little Biscuit in Virginia Highland and at times, via UberEats.  Meddin told me earlier this week she is also toying with the idea of a holiday "pop-up" shop.  Fortuitously, Meddin's father Stuart runs The Meddin Company, a real estate firm with a handful of well placed intown holdings.  The former Pie Shop on North Highland Avenue is one of Meddin's properties and would seem to be an ideal "pop-up" spot.  

The new Tin Lizzy's Cantina at the Avenue East Cobb is expected to debut tomorrow, Friday, October 28th.  The restaurant, the chain's eleventh in Georgia and thirteenth overall, replaced Cheeky, which closed in early September and "moved" to Gateway in Sandy Springs.  

Earlier this week I received confirmation that F&H Food Group will in fact bring a concept similar to Roswell's Little Alley Steak to the former Aja in Buckhead.  I first reported on this planned restaurant in August

Wagaya Japanese Restaurant plans to open early next year in former  Bad Dog Taqueria / Dankbaar Taco in Emory Village.  The original Wagaya opened last spring on 14th Street adjacent to Better Half and Moe's Original BBQ.  The restaurant features sushi and assorted other Japanese fare.  

The newest Verde Taqueria is expected to open next Tuesday, November 1st in Gateway on Roswell Road in Sandy Springs.  The new location joins existing Verde restaurants on Dresden Drive in Brookhaven and on Collier Road on the Westside.   Verde joins Cheeky and Chipotle in offering casual Mexican fare in the new Sandy Springs development. 

VUE Eyewear is expected to close tomorrow after about two years in business at Powers Ferry Square in Buckhead. VUE owner Wendy Salle continues to operate Salle Opticians in Phipps Plaza which is expected to relocate to a space adjacent to Nordstrom next month to accommodate the upcoming restaurants in the former Twist space.  The designer eyewear retailer  is located in the north portion of the center, close to baraco, which has been more a curse, than a blessing for the retailer, and its current and former neighbors.  VUE follows the closures of Bridge boutique, Yum Yum Dessert Co., the beloved bakery Full Cup, and most recently Tuxedo Frame Gallery, which relocated south on Roswell Road and was replaced by Sabot, a boutique that relocated from Irby Avenue.   

In related news, Cafe West Express, which currently operates out of West Coast Workouts at 107 West Paces Ferry Road, is opening a satellite location in the former Yum Yum space in Powers Ferry Square.  Cafe West features offerings similar to those in Arden's Garden and Souper Jenny with an emphasis on "clean" eating and healthy options.  The space they will occupy is not even 600 square feet and will seek to capture more of the neighborhood market.  The current food and beverage offerings will reportedly remain in place at the existing shop when the new location opens sometime early next year.  

Elif Fine Jewelry, located on Paces Ferry Place in Buckhead, is closing after nearly 35 years in business.  The family-owned jewelry store was robbed not once, but twice, over the past few years, most notably in late 2013 when multiple masked & armed assailants made of with about $5 million in jewelry.  

To commemorate the 254th anniversary of the invention of the sandwich by the 4th Earl of Sandwich, the recently openedEarl of Sandwich at Phipps Plaza is offering its gourmet sandwiches for just $2.54 all day on Thursday, November 3rd, when the country celebrates National Sandwich Day. 

The recently renovated and enlarged Whole Foods Market midtown  is planning to open "The Roast", a full-service restaurant with live music, and beer and wine on tap next year.  The restaurant is currently expected to open "early spring 2017" in the grocer's Midtown Place store at 650 Ponce De Leon Avenue.  The Roast name may only be temporary given the following statement I was provided by a local Whole Foods Market representative. 


"Our Whole Foods Market Ponce de Leon location is expecting to open its first in-store restaurant, The Roast, during “phase three” of the store’s current renovation plan. Currently, the venue is expected to open in the Spring of 2017 and will serve beer and wine on-tap. Additional details around the restaurant concept, final name, and amenities are currently under development and will be released at a later date."

When the neighboring Staples store downsized last year, Whole Foods expanded into the retailer's space, adding nearly 5,000 square feet.  The newly renovated Whole Foods Market Ponce 2.0, as it's referred to internally, now includes amenities like a beer and wine  bar, cold brew coffee on tap, text-to-order juice and pizza bars and a ramen venue by Genji Sushi Bar.  A four-day "grand re-opening celebration" will begin next Thursday, November 3 through Sunday, November 6. 

EXCLUSIVE: Mi Cocina Can't Handle the Georgia Heat, Closes

Tex-Mex eatery quietly closed Saturday night.

Irving, Texas-based Mi Cocina ("my kitchen" in Spanish) has closed its Atlanta area location on Peachtree Street in Midtown.  The Tex-Mex restaurant opened in late 2012 as part of Selig Properties' 12th & midtown development.  

Mi Cocina posted the following message to their official Atlanta facebook page earlier today:

"It is with a heavy heart that we close our restaurant here in Atlanta. We have thoroughly enjoyed our time here and hope you will visit us in the Dallas/Fort Worth area. For questions, please email us at information@mcrowd.com."

The two-level, nearly 9,000 square foot restaurant never seemed to gain a significant following. Mi Cocina was to be joined in the project by sibling concept Taco Diner, but its parent company M Crowd Restaurant Group saw the writing on the wall from the early results of Mi Cocina, and wisely pulled the plug before it ever opened.  Dallas, Texas-based Restaurant Works opened their Italian concept, Princi Italia, in the would-be Taco Diner space last year.  

Mi Cocina's closure, while sad, is unfortunately just the latest in a string of restaurant and retail failures in midtown, many within Selig Properties' newer and more prominent buildings.  (M Crowd closed a Mi Cocina location in Chevy Chase, Maryland in late 2014, after about a year and a half in business.  By that standard, the Atlanta location did well lasting basically four years.)

Max's Wine Dive closed in Selig's 77 12th property last September following a fifteen month run.  Fig Jam Kitchen & Bar, previously in Brookwood, was to join Max's in the development, but "terminated" their lease before opening. 


Cucina Asellina, the Italian concept from New York's The One Group, also closed in the Selig project at 1075 Peachtree. The space has since been consumed by sibling concept STK, which uses the space for larger parties and special events.  

New York-based 5 Napkin Burger shuttered their restaurant at 10th & Piedmont Streets in 2012, about a year after opening.  Polish restaurant operator AmRest shuttered their La Tagliatella restaurant at 8th & Peachtree Streets in 2014, just over a year after opening.  Italy-based Piola, a pizzeria, also closed in 1010 Midtown, after about a four year run.  Fado Irish Pub and Ribalta have since replaced La Tagliatella and Piola respectively, and seem to be performing better than their predecessors.  

Retail wise, Selig's Midtown properties have seen some serious closures as well.  Republic of Couture (ROC) closed its 6,500 square foot boutique at 12th & Midtown in late 2014 after opening the previous spring. CB2, the "modern" and "affordable" sibling concept from Crate & Barrel, adjacent to the Mi Cocina space, closed late last year after nearly five years in business.  At the time, the retailer blamed a "rent increase" for the closure of their approximately 14,000 square foot store.   On a much smaller scale than the two aforementioned retailers, Raw Denim, a boutique that relocated from Buckhead to midtown in 2013, closed at 77 12th in 2014.

Chuy's Joining Crowded Cumberland Corridor

Chuy's to open in Akers Mill.

Austin, Texas-based Chuy's plans to open a third metro Atlanta location next year. The Tex-Mex joint entered the Atlanta market in the fall of 2011 with a location in Dunwoody and added a second location in Kennesaw in early 2014.  

The new, roughly 6,500 square foot restaurant will join Grub Burger Bar, LongHorn Steakhouse and Old Navy in occupying portions of the former Circuit City space in Akers Mill Square shopping center on Cobb Parkway.

A new Bonefish Grill is also opening in the center, but in a newly constructed, freestanding building beside Hooters and Mattress Firm.  Bonefish seems far better situated for success in this new location than in their Emory Point location which closed in early 2014, after just over a year in business.  

Akers Mill is also home to a former Sports Authority which closed along with the entire chain early this year following the sporting goods retailer's Chapter 11 bankruptcy filing. The Sports Authority space, which itself was a portion of a former kmart, could be subdivided too, as it may be difficult to find another junior anchor to take the junior anchor space.

The Cumberland/Smyrna/Vinings area has seen increased interest from restaurants in anticipation of the upcoming relocation of the Atlanta Braves from Turner Field to nearby SunTrust Park.  

In addition to Bonefish and Chuy's, recent restaurant openings in the area include Smoke+Duck Sauce, an Asian-inspired American BBQ restaurant, and a second location of Buckhead's Piu Bello, both on Powers Ferry Road near Wildwood Office Park.  Otter's Chicken opened this past April in place of an old Doc Green's on Cobb Parkway by Parkway Pointe.  Late last year, Buffalo Wild Wings  opened a new restaurant on the front of Cumberland Mall.

Also nearby, Wade's, a new restaurant from Smyrna resident Jason McClure, is planned for Concord Road, while a new Golden Corral is under construction in an outparcel of the Target on Cobb Parkway, beside the new Zaxby's.  

The Battery Atlanta, the mixed-use component of the SunTrust Park development, is expected to bring a number of new restaurants to the area as well.  Confirmed restaurant tenants include Wahlburgers, an expanding burger joint from by chef Paul Wahlberg and his actor brothers Mark and Donnie Wahlberg, Goldbergs Bagel Co. & Deli., PBR (Professional Bull Riders Association) Bar & Grill, CRU Food & Wine Bar,  an as yet unnamed steakhouse from Linton Hopkins' Resurgens Hospitality Group, The El Felix,  Antico Pizza Napoletana and the  Terrapin Taproom featuring Fox Bros. BBQ.  (I have heard rumblings of a number of additional restaurant and retail tenants and hope to have something more to report in the coming days.)

Owning A Tom + Chee Might Not Be So Fun After All

Gourmet grilled cheese not as hot as previously thought?

Tom + Chee, the gourmet grilled cheese franchise that gained national exposure after its appearance on season four of Shark Tank, may have grown faster than perhaps it should have.  After receiving an equity investment from "shark" Barbara Corcoran in 2013, Tom + Chee began to rapidly expand, growing from three locations to upwards of 50 with reportedly "over 25,000 franchise requests." (Shark Mark Cuban was to be Barbara's partner in the investment, but felt it would be better if all the stores were corporate owned rather than franchised. Founders Corey Ward and Trew Quackenbush didn’t want to do this, so Barbara ended up as the sole "shark" investor.)

Side note: If you watch Shark Tank, you know that one of the most common questions the sharks ask is "is this protected?" or "is this proprietary?" I may be crazy but throwing cheese and bread together and grilling it is about as "protected" as a chain of pie shops called "Ap + Pi." 

Well placed industry sources indicate at least one local franchise of the Cincinnati, Ohio-based chain wants out of their two locations in Buford and Atlanta.  Bibby Donnelly Investments, LLC owns the two restaurants which opened in early 2015 and early 2016 respectively.  Victor Bibby and Brian Donnelly are the men behind the franchise and may be well known to those in the banking community for this reason.  

While I can find no evidence that the duo had prior experience owning or managing restaurants, I feel as though there are a number of factors contributing to what is surely a struggling operation.  

Both the Atlanta restaurant, within the new Westside Ironworks development on Howell Mill Road, and the Buford restaurant, in a new-ish center on Buford Drive near the Mall of Georgia, are in high rent centers.  Strangely, the pricing structure, while slightly higher than the menu prices at the Kennesaw location (owned by a separate franchisee) located in a low rent district, is still below what is likely necessary to sustain the business.

The basic Tom + Chee sandwich (diced tomato + garlic seasoning + mozzarella + cheddar  + hardy white) is $4.95 while The Longhorn (Roast beef + gouda + avocado + tomato + red onion + hardy white) is one of the most expensive items at a mere $6.95.

If Tom + Chee were doing Jimmy John's-like volume, it might be OK to have such economical menu items. Unfortunately, Tom + Chee is still a growing brand and does not (yet) have the following or market that Jimmy John's has garnered.  The Atlanta location does offer delivery from services like GrubHub and  DoorDash.

Additionally, parking is a HUGE challenge at Westside Ironworks.  Popular restaurants Barcelona Wine Bar and O-Ku, a sushi restaurant, monopolize much of the center's limited parking for valet service at night.  Parking during the day can also be a challenge, so much so, that Tom + Chee has exclusive parking (four spots) until 8PM daily.  Tom + Chee is open until nine and even invested in a city of Atlanta alcohol license in an effort to increase revenue.  The likelihood of beer & wine sales during the day is limited making the sales during evening hours that much more important, but with limited parking, this plan is hampered.

One other striking observation in my visits to both the Buford and Atlanta locations was the use of Stanley automatic sliding door systems.  These systems, often found in grocery and pharmacy stores, are a significant expense for an economical restaurant.  The Kennesaw  and Alpharetta restaurants use standard doors, something that perhaps should have been done in Buford and Atlanta.

While I truly believe the food is pretty good at Tom + Chee, the chain has been experiencing some growing pains as it continues to open additional franchised units.  The chain, which started under a tent near a park in Cincinnati perhaps have should have stayed a tent or food truck.   A brief online search shows that at least ten Tom + Chee restaurants have closed, with about 31 still in operation.

Tom + Chee locations have closed in Olathe, KS, Lansing, MI, Centennial, CO, Buchanan, WI, Lincoln, NE, Maumee, OH, three locations in the Columbus, OH market ( University District Hilliard & Pickerington), and  Carrboro, NC (closed late last year after six months in operation) 

Strangely, some of the Tom + Chee struggles are similar to those currently being experienced by local pizza franchise Uncle Maddio's Pizza.  Uncle Maddio's started at Toco Hills in Atlanta in 2009, the same year as the original Tom + Chee tent, and had been aggressively expanding via franchising. Like Tom + Chee, Uncle Maddio's claims to have tons of interest and a multi-hundred unit pipeline of upcoming locations.  
Both chains may have done too much too soon, with each chain having closed about ten locations, and neither having crossed the 50 unit threshold.  

In mid 2014, Tom+Chee laid off six employees from its downtown Cincinnati headquarters. "It's something we have to do to make sure we keep growing in the right way," Ward said. "We don't want to get ahead of ourselves."

I think they got ahead of themselves.

The recently opened Culver's in Newnan
The new Culver's in Buford is slated to open Monday, November 7th.  The Buford location will join existing Atlanta area Culvers in Dawsonville and Newnan. A new Culver's is expected to open in Grovetown in early December followed by Lawrenceville in mid -January and Canton / Hickory Flat towards the end of January.  Two other metro Atlanta locations are in the works.

The Wendy's on Piedmont Road is again undergoing a renovation, this time to complete a version of the company's "image activation" program.  The restaurant, which was sold last year, closed earlier this year for a limited renovation that included the adoption of the brand's new logo.  This renovation will be more extensive and is expected to take a number of weeks to complete. The restaurant is currently still open.    

The Dairy Queen on Lawrenceville Highway near North DeKalb Mall is closed to undergo a major renovation.  Another older location on Cobb Parkway is also being completely renovated.     

The existing Starbucks Coffee at Georgetown shopping center is relocating to The Shoppes of Georgetown, a small strip center nearby.  The relocation, which is due to be completed in January, will provide the coffee shop and its patrons a drive-thru.  Great Clips, which previously occupied the Starbucks space, relocated to another suite in the development.  Both centers are owned & operated by Atlanta-based Coro Realty Advisors.   

Rodney's Jamaican Soul Food plans to relocate its Cobb Parkway restaurant by early next year.  The Jamaican eatery, which celebrated its seventh anniversary earlier this year, will relocate from a space near the intersection of Cobb Parkway and Windy Hill to the former D. Geller & Son in Cumberland Square North shopping center.  Locally owned D. Geller relocated to Akers Mill Square shopping center earlier this year.   The new Rodney's, which measures nearly 5,000 square feet, will be larger than the current location and should provide the eatery with more walk-in traffic given its more high profile location.   A native of Jamaica, Chef Rodney came to Atlanta in 1999 and previously worked at both the Sun Dial Restaurant atop the Westin Peachtree Plaza as well as Livingston Restaurant, within the Georgian Terrace Hotel.  The restaurant has nearly 160 Yelp.com reviews with an overall score of 3.5 stars.  As can be seen on the website, Rodney's does have at least one very enthusiastic fan.     

Atlanta upstart HireWire has added both hospitality and retail jobs to their popular jobs app.  The app, which has been called "Tinder for jobs," allows job seekers and employers to "swipe right" and "swipe left" for jobs/applicants in which they are or are not interested. The app, whose tagline is "let your next job find you," now boasts 4,000 hiring managers and 50,000 job seekers using the service.  While the recently launched version is far better than earlier itterations, there is still plenty of work to be done.  This past August, the company closed on another $1.8 million in funding.  Perhaps Rutherford Seydel, (who recently invested in struggling QSR chain Uncle Maddio's Pizza), should move from meals to jobs.   

The creaters of the Atlanta Beer Festivals and Atlanta Wine Party are bringing brunch to Brookhaven. Brookhaven Brunch Festival is slated to debut November 12th in Brookhaven Park. Tickets are $20 today but will increase to $25 if purchased after tomorrow, November 3rd.     

The Yogurt Tap plans to close in Decatur this Sunday, November 6th.  The locally owned fro-yo shop was opened by husband and wife Stanford & Lindsey Phillips in 2009.  The couple now has five children and their priorities for their time have changed.  "Although we will deeply miss The Yogurt Tap, we are looking forward to focusing more attention on our children." Yogurt Tap was one of my favorites and while it's sad to see them close, I understand the reasoning.  

Tuesday Morning is now open in the former Eckerd/OfficeMax at Brighten Park.  The off-price retailer relocated its Briar Vista shopping center location to the larger Brighten Park space and is also debuting a new layout and logo.    

Popular intown eatery Lottafrutta closed its not-so-popular Avalon location October 28th after just over a year in business.  The fresh fruit, juice, smoothies and Cuban-style sandwiches  apparently did not resonate well with OTP diners.   North American Properties, which sold phase one of the project earlier this summer, continues to operate it and released the following statement.   “The recent closing of LottaFrutta provides us with an opportunity to welcome an exciting new concept that better resonates with the North Fulton market. There’s significant interest in the space due to its premier location next to the region’s top performing Marlow’s Tavern. As Avalon continues to grow, we will continue to refine our merchandising strategy to offer a best-in-class retail and restaurant mix.”     Lottafrutta's original location in Old 4th Ward and satellite location at Hartsfield-Jackson Atlanta International Airport remain open.  

Dick's Sporting Goods plans to open in place of the former Sports Authority at Perimeter Pointe in Sandy Springs.   The approximately 54,500 square foot space has been vacant for a few months following Sports Authority's bankruptcy and complete closure earlier this year.  When the store opened as Sports Authority in early 2002, it was the chain’s 12th store in metro Atlanta. When the store reopens as Dick's early next year, it will be the chain's e eleventh store in metro Atlanta, with a twelfth in the pipeline at Tucker Meridian. The new opening gives Dick's a presence in the Dunwoody/Sandy Springs and Tucker markets, both of which  they had been lacking.     

Wet Seal, which filed for Chapter 11 bankruptcy in early 2015 and subsequently closed over 300 of its locations, is bringing a handful of pop-up stores to metro Atlanta later this week.  Thirteen pop-up shops are expected to open tomorrow, November 3rd, in a number of GGP malls across the country.  Three these such stores are in metro Atlanta: Perimeter Mall, Cumberland Mall and North Point Mall, with a fourth coming to Peachtree Mall in Columbus.  Units at Lenox Square and Mall of Georgia still operate. According to the Wet Seal website, the retailer continues to operate 171 locations in 42 states.

Three Eateries Confirmed at Tucker Meridian

Eateries join committed anchor tenants in Tucker  

Coffee & Bagels, a new co-branded restaurant from Einstein Bros Bagels and Caribou Coffee, has signed on to open at Tucker Meridian in the new city of Tucker.   

Located at the corner of Northlake Parkway and LaVista Road, Tucker Meridian represents the redevelopment of an older, lowrise professional complex.   The center will be anchored by Dick’s Sporting Goods, Sprouts Farmers Market, Ross Dress for Less, DSW and Hobby Lobby.  

Coffee & Bagels will occupy a nearly 2,600 square foot space on the LaVista Road side of the project, alongside existing restaurants Folks and IHOP.  Plans call for the restaurant to have a drive-thru but sources indicate that it has not yet received SLUP (Special Land Use Permit) approval.   

Coffee & Bagels represents the first time the two brands have been partnered together under the same roof AND under the same ownership.  Caribou Coffee and Einstein Bros. Bagels previously had a number of dual-branded units in metro Atlanta including locations in Toco Hills (now Einstein Bros. only), Marietta (now Smoke + Duck Sauce & Piu Bello) and East Cobb (vacant).  

German private equity firm JAB Holding Company purchased Caribou Coffee in 2012 and added Einstein Bros. in 2014.  In addition to the coffee and bagel chain, JAB also owns Peet's Coffee & Tea, Stumptown Coffee Roasters, Intelligentsia Coffee, Mighty Leaf and Krispy Kreme.    

In researching this post, I discovered that the company has plans to add Caribou Coffee back to the Toco Hills location and rebrand the unit as a "Coffee & Bagels." Caribou left the location in early 2013.   The change is due to be completed early next next year.  The vacant East Cobb location could be an ideal candidate for similar treatment.    

There is already a Coffee & Bagels in Athens at UGA and another expected to open in the coming months at Novare's soon-to-open apartment high-rise Atlantic House.  Located at the corner of West Peachtree & 14th Streets, the tower is being built in place of what was previously a freestanding Einstein Bros. Bagels.    The Coffee & Bagels brand was launched last year in Colorado.

Joining Coffee & Bagels at Tucker Meridian are Newk's Eatery, a sandwich shop started by the founders of McAlister's  Deli, that could give nearby Jason's Deli some competition.  Jimmy John's is also expected to open in the project along with Sport Clips, VIP Nails and of course, Mattress Firm.    

There are a number of other spaces that are "pending" with leases expected to be finalized in the coming weeks.    If all goes well, the first shops should open May/June 2017.

Shannon Salter Sliger, founder and former owner of Dtox Juice, plans to open {SAMA} Food For Balance early next year in Andrews Square.  Sama, which means "balance" in Sanskrit, will be a healthy cafe with a mix of foods and drinks with an Ayurvedic twist. Ayurveda is one of the world's oldest holistic (whole-body) healing systems. It was developed thousands of years ago in India. It is based on the belief that health and wellness depend on a delicate balance between the mind, body, and spirit.  {SAMA} will occupy the 2,700 square foot space formerly home to Czar Ice Bar.  {SAMA} will also include a meditation studio.  "The cafe will draw its decor from ancient influences around the world (think Mediterranean, Moroccan, Spanish etc). Focusing on Ayurveda practices and lifestyle, {SAMA} will offer "food for balance," such as "Balance Bowls" offering a variety of both sweet and savory flavors served hot or cold. A retail space will offer specially branded {SAMA} Skincare and a meditation room will be a part of the vibe as Shannon is a trained yoga, meditation, and Ayurveda teacher. Also of note, {SAMA} will be a zero waste facility as composting will be a part of the practice." 

Exhale spa at Avalon, which offered barre, yoga and spa amenities, closed Tuesday November 1st.  The spa opened last February with the new North American Properties development in Alpharetta.  Exhale is the second closure at Avalon in just the past week, following last week's closure of Lottafrutta.  C.Wonder closed in the project last year while Boston Proper, announced to be opening the project, never opened.  Bantu, one of the least well thought out restaurants I'd ever seen, also closed last year shortly after opening and is today Branch & Barrel, another restaurant.  Exhale's original Atlanta area location at 1065 Peachtree beside the Loews Atlanta Hotel in midtown remains open, as does the spa's other location on Elizabeth Street at Inman Quarter in Inman Park.    

Club Pilates, a Los Angeles-based pilates franchise, is planning to bring at least nine locations to metro Atlanta.  The first two, located in East Cobb and Buckhead, each have leases signed and are both "pre-selling" to would-be customers.  The Buckhead location will be in the Publix-anchored Peachtree Battle shopping center, while the East Cobb location will be in the Kroger-anchored Sandy Plains  Centre.  "Founded in 2007 and franchising since 2012, Club Pilates is the nation’s largest and fastest-growing Pilates franchise." In addition to the Buckhead and East Cobb locations, other Club Pilates studios are reportedly coming to Alpharetta, Atlanta, Brookhaven, Johns Creek, Roswell, Sandy Springs and Virginia  Highland, according to the business's website.  

Hampton Inn hotels on both North Druid Hills Road near Buford Highway and on Piedmont Road near the "Disco" Kroger are each undergoing exterior, and "common area" renovations.  Each property reportedly underwent room renovations "within the past few months." A new Hampton Inn hotel is currently under construction on Piedmont Road in front of LA Fitness.  

A new NTB (National Tire & Battery) is planned for Mountain Industrial Boulevard in Tucker.  The new facility would be built on vacant land adjacent to the the existing QuikTrip and near Sam's Club.  The existing NTB, at the corner of Hugh Howell Road and Mountain Industrial Boulevard, would close when the new facility opens early next year.    

Tiff's Treats, an Austin,Texas-based hot cookie and cold milk delivery business, which earlier this year opened locations in Alpharetta and Midtown, expects to open their third location in early December.  Located in a portion of the former Genghis Grill in Perimeter Square West in Sandy Springs, new intel suggests the shop should open "in the first week in December." Tiff’s Treats was founded in 1999 in an Austin area apartment by then University of Texas students Tiffany Taylor Chen and Leon Chen.   The privately held company has been on a growth spurt of late, fueled in part by a $14 million dollar investment last year, and earlier this week, an additional $11 million investment led by Dallas-based private equity firm CIC Partners.  Additional Atlanta area locations are being scouted and could open in such areas as Decatur and Buckhead, among others.

Whole Foods-anchored center adds to roster, gets closer to opening 

Peachtree Station, previously known as Peachtree Crossing, has secured a number of additional tenants to open in its upcoming Chamblee development.  The development, first reported exclusively by myself and Trey Benton of The Brookhaven Post in early 2015, will be anchored by a 45,000 square Whole Foods Market but will also include over a dozen other tenants.   

Previously announced tenants including YEAH! BURGER, Chipotle Mexican Grill, Tokyo Belly (new concept from the owners of  The One Sushi),  Zoës Kitchen, and Taqueria del Sol are all still coming.  Octane Coffee and Pie Fie Pizza have both pulled out of the project.  A drive-thru Starbucks will open in the project in place of an outparcel previously marked "bank." There is no quick serve pizza replacement for Pie Five which may be a good thing, considering it, Uncle Maddio's Pizza, and others in the crowded segment are struggling.

In addition, The Cook's Warehouse will open a new store to the right of Whole Foods in a portion of the center previously marked for "junior anchor/major tenant B." The new Cook's Warehouse will serve as a replacement for the store that closed early last year at Brookhaven Station. When the Brookhaven location closed, The Cook's Warehouse founder & CEO Mary S. Moore pledged to return to the area should they be able to find a larger space with a better parking situation. While the new store is officially in the City of Chamblee, it's barely two miles from the old location and hopes to serve the same market.   

While the former store was a co-branded location with Sherlock's Wine Merchant, the new store will exclusively be The Cook's Warehouse.  The new Cook's Warehouse be 4,500 square feet, 50% bigger than their shared portion in Brookhaven. The larger space will provide the retailer greater flexibility in offering more products and will also include the company's popular cooking school/classes.  Cook's Warehouse already operates additional Atlanta area locations in Ansley Mall, Decatur and Merchant's Walk in East Cobb, another Whole Foods-anchored center.  

A new to market chain of  "natural & holistic" pet food called  Hollywood Feed is also opening in the center. Based in Memphis, Tennessee, Hollywood Feed was started (bought & rebranded) by a former AutoZone executive vice president and is essentially a boutique Petco, serving only dog and cat owners.  A PetSmart was originally rumored to be taking the junior anchor space, but Hollywood Feed should fit the center well.  

A Los Angeles-based pilates franchise is also coming to the development.  "Founded in 2007 and franchising since 2012, Club Pilates is the nation’s largest and fastest-growing Pilates franchise." In addition to the Brookhaven location, other Club Pilates studios are reportedly coming to Alpharetta, Atlanta, Johns Creek, Roswell, Sandy Springs and Virginia  Highland, according to the business's website.  I revealed plans for the chain's Buckhead and East Cobb locations last week.

CRS Outdoor, a new retailer described as being similar to Mountain High Outfitters and RAK Outfitters, will also open in the development in a space next to Cook's Warehouse.  

Other confirmed tenants include Great Clips, Menchies, Verizon, T-Mobile, Banfield Pet Hospital, Luxury Nails, Carriage Cleaners, Pacific Dental, Hand & Stone Massage and Facial Spa, AFC Urgent Care and an all important Mattress Firm.  

The center is almost completely leased with only a few small spaces remaining.  A waxing studio and eyewear retailer are both likely coming to the development but do not yet have leases signed.  

Sources tell me the first tenant openings are expected in April / May 2017.

Bites Station is now open at Windy Hill Village shopping center on Windy Hill Road, just off Cobb Parkway.  The eatery occupies a space to the left of the former Upton's which is today an Ollie's Bargain Outlet.  Bites Station offers a number of economically priced menu items starting at $1 and topping out at nine bucks for the "Big Bite Burger."

A new sports bar, Empire Sports Bar, plans to join Bites Station, Blue Moon Pizza and a host of other tenants in the Windy Hill shopping center.  The eatery is expected to open in the coming weeks.  

Rize Artisan Pizza + Salads opened its first ever location this Monday Tuesday at 675 North Highland, a new apartment complex in Poncey-Highland. A second location is expected to open within the next 90 days at Hammond Drive & Roswell Road at One City Walk Square One in Sandy Springs.  


Charleston, South Carolina-based Asian fusion restaurant, CO plans to join Rize at the 675 North Highland development.  CO will offer a "uniquely inspired" Pan-Asian menu, serving banh mi, pho, ramen, dumplings, as well as sushi and signature cocktails. CO will be open seven days a week for lunch and dinner.  The first CO opened four years ago in Charleston and they have since expanded to Myrtle Beach, Savannah, and Charlotte.  The 2,965 square foot restaurant will be located in an end space, at the northern end of the complex, opposite Rize.  CO is currently scheduled to open next spring.


Brunswicks in Marietta on Delk Road, and in Norcross on Spalding Drive are both being rebranded as Bowlero.   Parent company Bowlmor AMF previously rebranded an AMF in Columbus under the Bowlero moniker and is also in the process of doing the same at the Brunswick Zone XL in Kennesaw. According to the Bowlero website the Norcross & Marietta locations will debut December 10th with Grand Opening celebrations that will include "free bowling, arcade play, giveaways and more." The Kennesaw location, which is not yet on the Bowero website, is expected to make its official debut in January.  

Atlanta's Buckhead Life Restaurant Group is now offering  delivery via Postmates. As of now, a diner may order from Atlanta Fish Market, Bistro Niko, Buckhead Diner & Chops Lobster Bar with delivery promised in under an hour.   

Serious Tennis has closed at Abernathy Square at the corner of Abernathy & Roswell Roads in Sandy Springs. 

Beverly Hills-based Dr. Tattoff has closed its Atlanta area location at Buckhead Triangle in Buckhead.  The 2,600 square foot space was created when the neighboring FedEx Office downsized in 2012.  Dr. Tattoff opened in early 2013 and closed recently.  The chain had expanded across the country, including three locations in north Texas, all of which closed earlier this year, leaving many customers out thousands in prepaid services.  There are still four Dr. Tattoff locations in southern California.  

Golfsmith Xtreme to close at Akers Mill Square.  This marks the second closure at the center due to bankruptcy this year following the closure of Sports Authority over the summer.  The golf retailer is offering up to 30% off original prices of all in-stock merchandise.   A second Atlanta area location on Venture Drive in Duluth has already closed.  


Chow King Grill & Buffet, which opened their first Atlanta area location last month in Gwinnett, is planning to debut a Marietta location early next year.  The Marietta location is located in the Best Buy anchored The Promenade shopping center on Cobb Parkway.  The upscale Asian buffet offers Korean, Chinese, Vietnamese and American cuisine, including pizza, crawfish, sushi, soup and dessert. Other seafood includes snow crab, oyster and flounder.  The restaurant has a number of billboards around town, among them one at the corner of Briarcliff & Clairmont Roads, far from either the open or upcoming location.  The billboard announces the "chance to win a new car." 

MidiCi - The Neapolitan Pizza Co., an Encino, Calif.-based restaurant chain has plans to expand in Georgia.  The first Atlanta location of MidiCi is planned for Midtown’s 999 Peachtree building.  A second location is being proposed for an existing single story building at 872 Atlanta Street, not far from historic downtown Roswell.  Other locations are planned for  Alpharetta,  Buckhead, Buford, Duluth, Kennesaw,  Lawrenceville,  Mount Bethel (East Cobb), Norcross, Perimeter  & Savannah North.

Metro Diner is now open in Roswell.  

Hi-Five Diner announced yesterday its last day in business will be November 13th. The restaurant, which opened early last year, was like its predecessor Villains, owned by Alex Brounstein of Grindhouse Killer Burgers.  Record producer, rapper and former Love & Hip Hop: Atlanta star Raymond Scott, aka Benzino, plans to open "Benzino's Crab Trap" in place of Hi-Five soon.  The seafood eatery hosted a preemptive "grand opening" event at the Hi-Five space last week.  The original Benzino's Crab Trap opened on Delk Road last year and abruptly closed this past August.  I seriously doubt that the rent and demographics of Midtown will serve Benzinio's better than its original home.  As for Brounstein, he hinted at the possibility of reopening Hi-Five elsewhere, saying "we can’t make any promises, but there have been a lot of landlords interested, and we are evaluating our options." In happier news, Brounstein tells me that he plans to start construction on the new Grindhouse on Memorial Drive January 1st with a planned opening in the summer.

Spa Sydell Stretched Too Thin?

Spa Sydell closes stores amidst financial issues 

Atlanta-based Spa Sydell has closed another three locations on the heels of its Chapter 11 bankruptcy filing this past August. The filing, the second by the company in the past seven years, was seemingly the result of ongoing issues facing the spa business.  When Spa Sydell filed for bankruptcy in 2009, they emerged in 2012 with "significant liabilities to the IRS" meaning that the firm did not completely achieve its goal of being given a clean slate going forward.   

Even with the outstanding liabilities and an ever more competitive landscape, the company opened an expensive new 8,840 square foot location on Ernest Barrett Parkway in Kennesaw last summer.  The company also signed leases for new locations at Gateway on Roswell Road in Sandy Springs and at The Shops at Merchants Walk in Huntsville, Alabama. Plans for both of the new locations have been abandoned.     

Within the past few days, the company has closed the Kennesaw, Brookwood Place and Alpharetta locations, and has officially abandoned their plans to open in Huntsville.    

The Brookwood Place location, which measured nearly 14,000 square feet, opened in 2002.  Spa Sydell is one of the last remaining original tenants in what was once a Kroger-anchored development.

Spa Sydell also closed its location at Mansell Point, a strip center at the intersection of Old Alabama Connector and Mansell Road in Alpharetta.  The Alpharetta location was far smaller than the Brookwood spa, at just under 6,000 square feet.  Both Mansell Point and Brookwood Place are owned and managed by Atlanta-based Selig Enterprises.    

While a Spa Sydell representative told me that the closed locations are undergoing "renovations" and will reopen, the Kennesaw location is marked as empty and actively being marketed for lease by The Shopping Center Group.  The Brookwood and Mansell locations still appear as if they are occupied on each property’s respective site plan on the Selig Enterprises website.    

For now, the spa is keeping open its other locations in Norcross at The Forum, in Dunwoody at Park Place and on Peachtree Parkway in a small strip center in Cumming. The company previously operated locations in Buckhead on West Paces Ferry Road, Roswell Corners and in Cumberland Mall, among others.    

In addition to competition from luxury hotel spas, competition also includes franchise spas like Massage Envy, Massage Heights and Elements Massage, all with multiple Atlanta area locations, as well as local upstart Natural Body Spa.  With increased competition and and its financial issues, one would think Spa Sydell would focus on exemplary customer service to set itself apart.   

Unfortunately, having looked at their Facebook page, this notion seems yet to be realized. While the page is fairly up to date (the last post was this past Tuesday morning), whoever maintains it seems to neglect comments and questions from would-be customers.   

One Facebook user and would-be customer wrote on November 4th at 4:12PM:    "I've sat on the phone 3x today for a total of over 30 mins trying to make an appt at Park Place. Any ideas?" As best I can tell, there was never a response from anyone at Spa Sydell.    

Another Facebook user wrote on June 17th at 10:39AM: "Trying to book an appt. but your computers are down and no one is answering your phone at Park Place! It is 10:30 AM Friday." Again, there is no evidence that anyone from Spa Sydell ever responded.    

While yes, both would-be customers may have eventually been assisted, the fact that no response is provided publicly looks bad for Spa Sydell and makes it appear as though the comments were ignored.    

It's worth noting also that all of the locations that closed had Yelp ratings of 2.5 stars.  The Park Place location also has a 2.5 star rating while the Cumming and Forum locations both have 3 star ratings.   

One can hope that the company gets its act together soon, but just in case, you might want to go ahead and use any of those big burgundy gift certificates you have lying around.

Target Misses The Mark in Roswell: Store Closing

SuperTarget store to close.

The SuperTarget store on Holcomb Bridge Road in Roswell which anchors the East Village shopping center is closing early next year.  The 182,000 square foot "Roswell East" store which opened in late 2008 is expected to close its now CVS branded pharmacy next month, followed by the rest of the store in mid-January.  

Interestingly, when one calls the Roswell East store, before being given options for departments, the message states that "we are now hiring." 

The SuperTarget concept, which is marketed as a "hypermarket" in that it offers baked goods, deli, meats, grocery, produce in addition to typical Target offerings, was rolled out in 1995.  Since that time, Target has grown the concept, which features stores of at least 175,000 square feet, but with mixed results.  


Industry sources indicate that Target has never been thrilled with the results of many of its SuperTarget stores.  Given their size, SuperTarget stores must do tremendous volume to be profitable.
One reader with whom I spoke in preparing this article lives near the Roswell East store and questioned whether Target might consider relocating to the former Kohl's store nearby.  The Kohl's store, which closed in June along with one at Northlake Mall in Tucker, is nearly 87,000 square feet and is less than a mile north of the current SuperTarget.  Commercial real estate firm Colliers International handles leasing for both centers.  

The East Village center is also home to Marshalls (which relocated from the Plaza at Roswell shopping center, now the Frontgate outlet), Rack Room Shoes, Dollar Tree, Taco Mac, a host of other restaurants and shops, and of course, Mattress Firm.  There is a large parcel to the right of Marshalls, big enough for a 65,000 square foot junior anchor, that was never developed and is now far less attractive in the wake of Target's departure.  

The next closest Target stores for area residents would be on North Point Parkway, which is about 5.5 miles away, and at Holcomb Bridge and Peachtree Parkway, about 5 miles away.  The next closest SuperTarget would be the "Roswell" SuperTarget on Woodstock Road, about eight miles away.  

In my research for this post, I discovered another SuperTarget slated for closure in Indio, California.  Like the Roswell East location, the Indio store is less than ten years old.  The Indio store is slated to close by the end of January but local officials are reportedly hoping to change the retailer's mind.   Indio's Director of Economic Development Carl Morgan has reportedly begun dialogue with Target's Minneapolis corporate office to see if it's possible for the company to reverse its decisionwith incentives from the city.

Earlier this morning, I contacted Steve Stroud, Executive Director Economic & Community Development for Roswell, Inc. to see if he was aware of the closure and or if he might pursue something similar to Indio's initiative.  As of 11:15PM tonight I had not heard back.  


The planned closures in East Roswell and Indio could be just the tip of the iceberg for the retailer who may have plans to close other stores that have not yet been publicized.  

The East Roswell closure follows other SuperTarget store closures in metro Atlanta including stores in Stone Mountain (2010) and Duluth (2014).  Target has also closed stores in Morrow and Lithonia, among others.  Target announced plans last November to close thirteen stores by January 31, 2016, none of which were in Georgia.  

Remaining SuperTarget stores in metro Atlanta include those in Roswell on Woodstock Road, Suwanee/Johns Creek on Peachtree Parkway, Dunwoody off Ashford Dunwoody Road, and Hiram on Jimmy Lee Smith Parkway, among others.

Buckhead Scores Second Sephora

Cosmetics chain opening second Buckhead outpost. 

Sephora, the French cosmetics company owned by LVMH, is planning to open a new store on Peachtree Road at the recently renovated Buckhead Exchange shopping center.  The retailer will occupy suites "B&C" totaling nearly 5,000 square feet.  

Sephora already operates a successful store in Lenox Square and this new store will be in addition to it.  The Sephora in Lenox expanded and relocated to its current approximately 7,500 square foot space in 2007, and is reportedly one of the best performing stores nationally.  

Retail observers with whom I spoke see this new store as a complement to the Lenox Square store. While the two stores are not even 1.5 miles apart, LVMH may be hoping to capture more of the local market at the new store, whereas the Lenox store is a regional draw.  Given the number of potentially popular tenants, limited parking will come at an even greater premium when Sephora opens.  

A building permit filed with the City of Atlanta last month indicates that $675,000 will be spent to convert the former LUNA boutique space to Sephora.  

Sources indicate the new store is expected to open this upcoming April.  


In addition to the Lenox Square and Buckhead Exchange stores, Sephora also has locations in both Perimeter and Cumberland Malls and at Ponce City Market, among others. Sephora also operates smaller format boutiques within a number of Atlanta area JCPenney stores including those in North Point Mall, Town Center at Cobb and Mall of Georgia.  


Sephora competitors ULTA Beauty and Bluemercury (now owned by Macy's) both already have Buckhead locations in Buckhead Station (T.J. Maxx/Nordstrom rack),  and Buckhead Market Place (Whole Foods Market), respectively.  

In Buckhead Exchange, Sephora joins existing tenants Kale Me Crazy, Sculpt House and Storico Fresco and upcoming tenants YEAH! Burger and Cherry Blow Dry Bar, among others.

Field & Stream Teaming Up With Dick's in Kennesaw

Field & Stream entering Atlanta market 

Coraopolis, Pennsylvania-based Field & Stream plans to open its first Atlanta area location next year in Kennesaw.  The new 42,728 square foot store will open in place of the former JCPenney Home Store in Town Center Commons on Ernest Barrett Parkway.  Field & Stream will open adjacent to its larger corporate parent, Dick's Sporting Goods, which occupies an 80,000 square foot space, previously occupied by Galyan's, which was purchased by Dick's in 2004. 

The existing Dick's will be heavily renovated and will add a connecting pathway between the two stores.  Together, the stores will be known as "All-American Sports Center".

All-American Sports Center made its debut last summer at Mobile, Alabama's McGowin Park development. 

A Field & Stream representative indicated current plans are for the new store to be open sometime between late spring and mid-summer next year.  

Field & Stream was launched by Dick's in 2013 as a competitor to Cabela's. Like Cabela's (which was purchased last month by another rival, Bass Pro Shops),  Field & Stream focuses on hunting, fishing, camping, and related outdoor recreation merchandise.   The first Field & Stream opened on August 16, 2013 in Cranberry Township, Pennsylvania, at the site of the former Dick's location in Cranberry (Dick's had moved to a newer location nearby in Cranberry Township in 2012).

Cabela's has a location about nine miles north on I-75 in Acworth.  REI, which is also a competitor of Field & Stream, has a location across Barrett Parkway in the Barrett Pavilion shopping center.

Caribou Coffee Gets Canned, Baby Braithwaite to Deliver Next Year in Paces Ferry Plaza

Coffee shop to close amidst redevelopment plans 

The Caribou Coffee on Northside Parkway at West Paces Ferry Road is expected to close next month.  The coffee shop without a drive-thru, is among the chain's best performers, and occupies a 2,250 square foot corner space in Paces Ferry Plaza.

The coffee shop is being displaced for two reasons and both have to do with the upcoming 365 by Whole Foods Market, which I revealed in August would be coming to the center in 2018.  While none of the information contained in this post was officially confirmed by anyone at Regency Centers, the property's owner, well placed real estate sources, as well as city permits confirm much of the plan is in place.    

The freestanding portion of the center that houses Caribou Coffee along with Glyn Weakley Interiors, Bean Head Toys and Alterations Express is reportedly being demolished to make way for the 365 by Whole Foods Market.  The neighboring and abandoned Taco Bell has reportedly been purchased by Regency (as I'd predicted would happen) and will also be demolished.  A vacant portion of the center adjacent to Woo Skincare & Cosmetics is also reportedly destined for demolition.

Caribou Coffee is reportedly expecting to close the store sometime between the week of Christmas and the first of the year.  The coffee shop was undoubtedly not offered new space in the center if for no other reason than for 365's lease likely includes restrictions on coffee offerings since they are surely to offer it themselves.   

Caribou Coffee closed their popular location on Roswell Road in Sandy Springs last December but remains open on Peachtree Road in Buckhead.  Caribou also has new locations coming to midtown, Tucker and Toco Hills, all co-branded with Einstein Bros. Bagels as "Coffee & Bagels".  While I'm sure Caribou would love to relocate to another space in the West Paces area rather than close entirely, that may be rather difficult given they would surely love to also have a drive-thru.

Glyn Weakley is reportedly hoping to secure similarly sized new space either in the center or nearby while Bean Head Toys is hoping for a larger space that will likely not be found in the current center or in its later configuration.  The alterations business is small so it will be easier for them to find internal or nearby space.    

Baby braithwaite is joining the center and will occupy a 3,333 square foot space in a portion of what was previously The Flying Biscuit Cafe (As I reported last month, Flying Biscuit is relocating to Howell Mill Village).  Baby braithwaite first opened in 2005 at Westside Provisions. In 2013, the shop moved to 102 West Paces Ferry adjacent to the St. Regis Hotel.  In January, the shop plans to open in its new home as their current space, along with the rest of the center, is due to be redeveloped.

Baby braithwaite sells premium baby products and will seek to capture some of the business left by Gretchen's, a similar enterprise, which closed in the nearby West Paces shopping center late last month after 64 years in business.  

Sources within the center indicate that Smith Ace Hardware and Pero's Pizza are the only inline tenants that will definitely remain in the center (Freestanding restaurants Blue Ridge Grill and Houston's are both expected to remain where they are).  Ace is due to relocate a few spaces to their right, at the end of the center, and should reopen early next year. Pero's is likely to remain in their same space.   

It's still unclear what the configuration of the center will look like once the 365 opens but recent permits filed with the City of Atlanta give shed some light on the plan.   

A "Commercial Demolition" permit filed last month for the following:  

"Partial demo of existing retail building (4829SF), demo of retail/rest building (7250SF) and total demo of 2267 SF rest building TOTAL 14,346 SF" 

This work is estimated to cost $237,730.

A separate "Commercial Land Development" permit was also filed last month for:  

"Land disturbance for the construction of new grocery building and addition to existing retail building New Building to have 2 levels of parking and pedestrian tunnel" 

This work is estimated to cost $1,577,000.

An "Impact Fees" permit indicates the new grocery store will be 29,740 square feet, in line with the 29,720 square foot store a Whole Foods representative confirmed would open in the center.    

City of Atlanta property records indicate that the overall property is 4.82 acres while recent permits filed by Regency suggest the property is 6.6 acres.  This difference is due at least in part to the fact that the roughly one acre Taco Bell property was not yet included in the parcel. Perhaps Regency purchased even more land, from the adjacent Chevron for instance, to create enough room for the 365 store.

Slice Cut From Brookhaven Dining Options

Slice of Brookhaven has closed 

Slice of Brookhaven, originally Pizza Rock and later Pizza Shack, closed last Friday after about three years in business.  The restaurant was located in a freestanding building on Caldwell Road just off Dresden Drive, behind Savi Provisions.   

The restaurant announced their closure this past Friday evening with the following message on their Facebook page:  

"First and foremost, thank you for your support of Slice of Brookhaven over the last 3 years. It's time for a new operator and a new concept. The Dresden pizza options have become quite plentiful, and the new operator will certainly bring another option that is not currently offered in the neighborhood. Again, thank you for your support, and we are excited about the new restaurant option. Sincerely, Slice of Brookhaven Owners and Operators"

Strangely, this was the first message the restaurant posted to their Facebook page since they promoted "Jucao UFC Fight Night at Slice of Brookhaven" on September 9th. 

Vero Pizzeria, which opened nearly a year ago on Dresden Drive, a stone's throw from Slice, surely did not impact the existing pizza restaurant in a positive way.  Vero, from established restaurant veteran Michael Arnette, benefits from being the sibling concept of neighboring restaurants, Valenza and Haven.  

A sign posted on Slice's front door claims a "Great New Restaurant Opening Q1 2017." Representatives from both Kaleidoscope Pub and Haven both indicate that their respective groups are not involved in whatever is replacing Slice.   

Brookhaven resident and restaurateur  Scott Serpas has been trying to open a restaurant in Brookhaven for years and had reportedly shown interest in assuming the lease on the Slice space.  Serpas is planning to open a new restaurant in the Dresden Village development and it is believed that if he were to take on the Slice space, it would only be temporary.

Assorted pies from Southern Bakes Pie Company 
Amanda Wilbanks and her husband Alex recently opened their third location of their gourmet pie shop,  Southern Baked Pie Company.   Located in Alpharetta's new The Atwater center across from Avalon, the shop is situated alongside Pieology, Bezoria, Firebirds Wood Fire Grill and Starbucks, among other tenants.   Shortly before the Alpharetta opening, the couple opened in Buckhead Commons, a small strip center across from the old IHOP on Peachtree Road in Buckhead.  The couple's original location, which opened in 2012, is just off Athens Highway on Broad Street in Gainesville, near Brenau University.   Mrs. Wilbanks is a UGA grad and  won the grand prize at UGA’s 2016 "Flavor of Georgia" contest with her caramel pecan pie earlier this year . 

As I hinted at in early June, the former Borders Books & Music at East West Commons in Austell is destined for demolition.  The 25,000 square foot freestanding space been sitting vacant since the media retailer closed all of its stores in 2011.  Demolition could begin as soon as this month with plans calling for the construction of two new buildings.  A 4,300 square foot freestanding building would house a Panera Bread while a separate approximately 10,000 square foot building would house as many as four other tenants.   Thus far, Moe's Southwest Grill has committed to a 2,240 square foot space and Vitamin Shop  has committed to a 3,003 square foot space.   A total of 5,265 square feet of space remains available for as many as two adjacent spaces.   

Jacksonville, FL-based Regency Centers has purchased competing firm, New York-based Equity One for about $4.6 billion in a deal that will form an entity with $15.6 billion in market capitalization.  Locally, both firms own a number of popular centers.  Equity One owns three successful Buckhead properties: Buckhead Station, Piedmont Peachtree Crossing and Chastain Square.  Regency owns Paces Ferry Plaza, Buckhead Court, Powers Ferry Square, Brighten Park, Howell Mill Village and Dunwoody Village, among others.  Additionally, both firms have large redevelopment plans in the works at two of their centers in Buckhead.  Regency is adding a new 365 by Whole Foods Market to its Paces Ferry Plaza center while Equity One plans to  completely redevelop its Piedmont Peachtree Crossing center.  


A new location of Amici Pizza is planned for  Atlanta Highway in  Gainesville.  The restaurant will open in the Chicopee Crossing shopping center and is slated to debut early next year.    The locally based restaurant concept has been around for over 20 years with other locations sprinkled around Athens, Covington, Lake Oconee, Madison, Milledgeville, Conyers and Monroe.  The new Gainesville location will reportedly be opened by the same franchisee as the Athens restaurant.  

A new Cracker Barrel is planned for vacant land on Ross Place, just off  I-85, in Lavonia.  

A new store called Sweet River has opened at Atlantic Station near Publix.  The boutique retailer opened in place of K-la, the original tenant, and Sole Shoes & Accessories and Demure, subsequent tenants.  Sweet River carries assorted gifting and clothing items from the likes of Kate Spade and Rifle Paper Co., among others. Owner Tiffany Miller operates similar stores in downtown Woodstock and downtown Covington.  


In addition to its upcoming store at Buckhead Exchange in Buckhead, Sephora is also opening a new location at The Avenue East Cobb in East Cobb.  

Desiree Nathanson has opened her new fitness studio, Interfusion Fitness, at Northeast Plaza on Buford Highway in Brookhaven.  The studio specializes in sports/fitness training, dance fitness, yoga, and barre.


A new Dollar Tree is planned for a former CVS Pharmacy on New Macland Road in Powder Springs.  The freestanding CVS (in a former Revco building) closed earlier this year.  Freestanding former pharmacies are especially popular with dollar store retailers given their premier visibility and simple layout.  A  former Eckerd turned Rite Aid that closed across the street from the upcoming Dollar Tree operates today as a Dollar General.  

Warner Robins will be getting a second Cook Out next year.  The new restaurant will open in place of a former Buffalo's Southwest Cafe on Watson Boulevard that will be demolished to make way for the new restaurant.  The first Cook Out in Warner Robins opened last year on Russell Parkway in a one time Hardee's turned Checkers.  Additional Cook Out locations are planned for Cobb Parkway across from the Big Chicken, in Fort Oglethorpe on Battlefield Parkway and in Winder on West May Street.  A previously announced location on South Cobb Drive at Pat Mell Road that would have replaced a former Krystal seems to be indefinitely on hold.  

ToNeTo Atlanta reader Chris Barton started a Change.org petition earlier today in hopes of persuading Target to keep open their SuperTarget store on Holcomb Bridge Road in Roswell.  News of the stores closure (planned for January 28th, 2017) was broken exclusively by ToNeTo Atlanta last week and has now been viewed by about 10,000 people.  As of 1:20PM today, the petition had only 12 supporters.  

Tiff's Treats to Take Bite of Decatur

Austin, Texas-based Tiff's Treats, a hot cookie and cold milk delivery business, plans to open what will be its fourth Atlanta area location next summer in Decatur.  Tiff's will occupy a small space within Fuqua Development's Decatur Crossing shopping center at the intersection of Scott Boulevard and North Decatur Road.  Tiff's lists their actual address as  2575 Blackmon Dr #110 Decatur, GA 30033.  

The Decatur Crossing development will feature both multi-family and commercial components with Sprouts Farmers Market , Banfield Pet Hospital, Dunkin Donuts, Great Clips, Luxury Nails, Pacific Dental, SunTrust Bank, Verizon Wireless and Zoës Kitchen among the other businesses slated to open in the project.  

Tiff's entered the Atlanta market earlier this year with a location on Old Milton Parkway in Alpharetta before adding a second Atlanta area location on Spring Street in Midtown in August.  A third location is slated to open December 3rd in Sandy Springs.   The Sandy Springs location occupies a portion of the short lived Genghis Grill restaurant in the REI/Goodwill-anchored shopping center on Perimeter Center West.  

Tiff’s Treats was founded in 1999 in an Austin area apartment by then University of Texas students Tiffany Taylor Chen and Leon Chen.   The privately held company has been on a growth spurt of late, fueled in part by a $14 million dollar investment last year, and earlier this month, an additional $11 million investment led by Dallas-based private equity firm CIC Partners.  Atlanta was the chain's first expansion market outside of Texas and company executives have reportedly been rather pleased with the early results of their initial locations.  Additional Tiff's Treats locations are being scouted for metro Atlanta in Buckhead, among other areas.

Sweet! The Dessert Place to "Pop-Up" in Virginia-Highland Next Week

It's baaaaack. Kinda.  Marisa Meddin, the daughter and goddaughter, respectively, of original owners Sheryl Meddin and Bennett Frisch, plans to open a holiday pop-up of the beloved The Dessert Place on North Highland Avenue next week.  Meddin revived the once popular dessert shop of yesteryear earlier this summer as an online enterprise.  The Dessert Place, with its classic cream cheese brownies, will take up residence in the former Pie Shop space, a storefront I predicted last month would be an ideal location for her to test her products in a bricks & mortar format.  

The pop-up will be open Tuesday November 22nd from 4PM until 7PM, and Wednesday November 23rd from noon until 3PM.   

If you are unable to make it into the shop, orders can be placed online via TheDessertPlace.com.    All online orders placed by 11:59 PM on Sunday, November 20th will arrive at your destination by Thanksgiving Day. (No international shipping.)   Limited quantities are also available at Callie's Hot Little Biscuit in Virginia Highland and on a more sporadic basis during most weeks, via UberEATS and Postmates.  

Other Dessert Place favorites like thumbprint cookies, a sugar-like cookie with chopped pecans and a thumbprint of raspberry jam, and “Puffins,” a cakey muffin dipped in butter and rolled in cinnamon sugar, are on Meddin's mind for the future and may be added to the offerings next year.
