Havana Restaurant Shutters Chamblee Sandwich Spot

Cuban eatery retreats to original location.

Havana Restaurant, the popular casual Cuban eatery, has closed its restaurant in the Crossroads Village shopping center on Buford Highway at Clairmont Road in the city of Chamblee.  The restaurant closed after dinner service this past Saturday.  

The original location, known as Havana Sandwich Shop, near the corner of North Druid Hills and Buford Highway in Brookhaven, remains open.  

I spoke to Debbie Benedit, the restaurant's owner, at the North Druid Hills location this past fall.  At the time, Benedit lamented that business was never as good at the Clairmont location as it was at North Druid Hills, and that she had plans to close it.  I was told at the time the restaurant would close "next year" but had no idea it would be so soon after we spoke.  

The Benedit family opened the original Havana Sandwich Shop in 1976.  

Following the death of Eddie Benedit in 2001, his wife Debbie and their son Eddie, Jr. continued to run the family business until a devastating fire closed the restaurant in late 2008.

In late 2009, Havana Sandwich Shop (Havana Restaurant) reopened in a new location within what was then the newly completed Aldi anchored Crossroads Village shopping center.  
With their original location repaired and available for lease in 2015, Debbie and her son reopened in their original home on Buford Highway in July 2015.

Grub Burger Bar Signs on For Sandy Springs Development

College Station, Texas-based Grub Burger Bar plans to open its fourth metro Atlanta location by the end of the year in Sandy Springs.  The new Perimeter area location will open at the corner of Peachtree Dunwoody Road and Hammond Drive in the street level retail of the new Hanover Perimeter apartment complex.  The restaurant will be about 4,000 square feet with a large outdoor patio.  Well placed restaurant sources indicate that a lease for the space was recently signed and that current plans call for a late October/early November opening.  

Aside from local favorites Grindhouse Killer Burgers and Farm Burger, Grub is my favorite "better burger" concept in Atlanta.  Grub makes their burger buns from scratch hourly, and offers a variety of burger proteins: beef, turkey, chicken salmon, tuna and veggie.  The "Jive Turkey" and "Wild Alaskan Salmon" are my personal go-tos  for non-beef options.     

(The Sandy Springs Grub location was the restaurant I referred to in an earlier post as the unspecified upcoming location.) 

Earlier indications were that Southlake, Texas-based Del Frisco's Restaurant Group planned to open a second Atlanta area location of their Del Frisco's Grille at the Sandy Springs project.  New intel suggests this deal failed to materialize.   The first Del Frisco's Grille in metro Atlanta opened in 2012 in the former craft/craftbar space at 3376 Peachtree Road in front of the Mandarin Oriental hotel.  In recent years, Del Frisco's Grille has closed units in West Palm Beach, Florida and Phoenix, Arizona.  

A site plan for the Hanover project indicates the other two remaining spaces are about 5,200 and 7,800 square feet. Local sources indicate that a breakfast/lunch concept is interested in joining the project, but both of the remaining spaces would seem to be too large for such a concept.  

Grub joins "better burger" concept Shake Shack, which opened at Perimeter Mall this past fall, and local favorite Farm Burger, about three miles away in Georgetown shopping center as burger options in the area.  Cheeseburger in Paradise and Five Guys closed in nearby Perimeter Place shopping center in 2012 and 2014 respectively.  A Fuddrucker's restaurant on Perimeter Center Parkway across from Perimeter Mall closed in the spring of 2010 and was subsequently demolished to make way for State Farm's new regional headquarters.  


Grub entered the metro Atlanta market in spring 2014 with a location in Akers Mill Square on Cobb Parkway near Cumberland Mall.  In early 2015, the chain added a second metro location in Brighten Park (fka Loehmann's Plaza) on Briarcliff Road in northeast Atlanta.  A third location opened last spring in The Collection at Forsyth, a large shopping center off exit 3 of GA-400 in Forsyth county.

Walmart Will Close Another Metro Market

Retailer announces closure of Alpharetta store.

For the second consecutive month and third time this year, Bentonville, Arkansas-based Walmart is closing a metro Atlanta Walmart Neighborhood Market store.  

Walmart announced this past Friday that the company plans to close their Neighborhood Market store in Alpharetta Crossing shopping center no later than May 7th.  The 46,000 square foot store at the corner of Haynes Bridge Road and Old Milton Parkway opened in fall 2012.  The store employs about 70 people.  Walmart is trying to find positions in nearby locations for those wishing to remain with the company.  

News of the store's closure was first reported by NorthFulton.com.

"The decision comes after a careful review process, including financial performance and strategic alignment with long-term plans," said Phillip Keane, director of communications for Walmart’s East Coast Division.  

The market’s pharmacy will be open at least through the end of April, Keane said, and staff will work with customers to assist with transferring prescriptions. 

The company operates two Walmart Supercenters in Alpharetta, one at 5200 Windward Parkway, the other at 5455 Atlanta Highway.  Walmart plans to open a new Supercenter  on the north side of Browns Bridge Road (Hwy. 369) just west of GA 400 in Cumming, later this fall.  The store, which was first proposed around 2007, broke ground last year and was previously expected to open next month.

Overall, the company operates more than 200 Walmart stores and Sam’s Clubs in Georgia.

Walmart closed their Neighborhood Market on Highway 92, just west of the Roswell city limits, earlier this month after less than four years in business. The Walmart Neighborhood Market in the Bellemeade shopping center on Powder Springs Road in Marietta closed in February. 

There is speculation the company will continue to close additional Neighborhood Market stores both locally and nationwide in the coming months.

Bits & Bytes


Flippin' Pizza plans to open their first Atlanta area location next week in Roswell.  The pizza franchise will open in a 2,400 square foot space in the Kroger anchored Coleman Village shopping center on Marietta Highway.  Operators

Manita Amin and Tulaib Faizy are opening the new restaurant and reportedly have plans for as many as four more metro locations in the coming years.  Flippin' Pizza was launched in southern California in 2007, and features "New York style" pizzas served in 18" pies or by the slice.  The pizzas are made with "filtered NY-style water." The restaurant will celebrate their grand opening next Thursday April 27 with free slices, sodas, raffles and other giveaways from 3:30-7:30pm.  According to the Flippin' Pizza website, pizzas at the Roswell location will start at abut $16.50 for a basic cheese pizza and go up to about $21 for premium pies. Flippin' Pies also offers 10" gluten free pizzas which start at about $9.50.  Individual slices cost about three bucks. 

A new concept called Bytes Restaurant is coming soon to Spring Street next to Tiff's Treats.  The new restaurant will join the cookie delivery business in the street level retail of Square on Fifth, a new high-rise apartment building near 5th and Spring Streets in Midtown.  The restaurant is being opened by Christian Ruffin and his wife Nacasha.  The Ruffins also own "do at The View" on West Marietta Street as well as One Stop Productions, a local production company. Bytes, like do, will use iPads to streamline ordering.  At do, iPads are used for both ordering and valet, while other technical restaurant elements allow the owners to change the restaurant's decor at the touch of a button.  Permits with the City of Atlanta were filed back in October, but only recently has work visibly commenced in earnest.  Signage at the restaurant promotes Bytes as "Midtown's First iPad Driven Restaurant." Sources say Ruffin hopes to open later this summer/early fall.  

Tower Beer, Wine & Spirits plans to expand its existing Piedmont Road store.  Perhaps perfectly timed for what is surely a slower period at the business in wake of the I-85 bridge collapse, Tower plans to add about 1,500 square feet to the existing building.  A building permit filed with the City of Atlanta indicates the expansion, referred to as "a storage addition," is expected to cost $189,000.     

Last month, struggling department store JCPenney announced plans to close 138 stores, including five in Georgia.  This week, the retailer revealed that tremendous customer response to the closures has led them to delay the liquidation sales.  Originally, JCPenney had planned to begin liquidation sales for most of the affected stores this past Monday, April 17, with the stores closing for good about two months later. Instead, it now plans to start liquidation sales on May 22. The stores are now expected to close July 31.  The Georgia JCPenney stores destined for closure are in Dublin Mall in Dublin, Macon Mall in Macon, Milledgeville Mall in Milledgeville, Gateway Plaza in Thomasville, and Tifton Mall in Tifton. 

Goodwill of North Georgia will celebrate the grand opening of their new Tucker store on Thursday May 11th. The new Goodwill thrift store and donation center opens in a portion of the former Ingles grocery store at the corner of Hugh Howell Road and Lawrenceville Highway at Tucker Station.  

Fellini's Pizza on Peachtree Road is expected to reopen this coming Friday after completing a minor renovation similar to what its westside location recently went through.  

Sephora plans to celebrate the grand opening of its new Buckhead Exchange store this coming Friday, April 21.  

QuikTrip plans to "scrape & rebuild" its existing gas station and convenience store at the corner of Oakbrook Parkway and Indian Trail Road in Norcross.  The new "Gen 3" store will include a larger convenience store, 5,300 square feet versus the current 3,000 square feet, and should open later this year.  

QuikTrip is also relocating their existing location on Buford Highway at North Cliff Valley Way and Buford Highway in Brookhaven.  QT plans to relocate to a larger parcel across the street, currently home to the abandoned Cream Ultra Lounge.  Site work is currently underway with the former club's demolition imminent.  Sources say if all goes well, the new location could open by the end of the year.  

Olive Garden plans to construct a new, nearly 7,000 square foot restaurant in Macon in an out-parcel of The Shoppes at River Crossing, an outdoor lifestyle center owned by GGP. The new restaurant will replace the former Sticky Fingers Smokehouse, which closed in spring 2015.  

A new Golden Corral I first reported on last summer is finally making progress in Gainesville.  Folks closed their popular restaurant on Browns Bridge Road in Gainesville last May with reports surfacing even before it closed that Golden Corral intended to open a new restaurant on the site.  A new, approximately 10,000 square foot Golden Corral restaurant should begin construction soon with the potential to open before the end of the year.  

Cherry Blow Dry Bar plans to open what will be its third metro Atlanta location later this year in Brookhaven.  The new salon will open in the recently completed second phase of Brookleigh Marketplace on Durden Drive, just off Johnson Ferry Road.  Cherry Blow Dry Bar will occupy a 1,531 square foot space opposite Marlow's Tavern.  The first Cherry Blow Dry Bar opened last year in the redeveloped Buckhead Exchange at the corner of Grandview Drive and Peachtree Road in Buckhead.  A second location is coming soon to the street level of the new Alta Midtown apartment building at 915 West Peachtree Street.  

On the heels of next Wednesday's planned opening of Sprouts Farmers Market at Tucker Meridian in Tucker, a number of other tenants have now announced their openings. Footwear retailer DSW plans open on Friday, April 28 followed by Dick’s Sporting Goods on May 17.  Hobby Lobby also plans to open in May but has yet to confirm a date.  Ross Dress for Less plans to open June 19.  The openings of the restaurants including Newk's Eatery, Jimmy John's and Coffee & Bagels should occur later this spring/summer.   

A new Planet Smoothie is planned for The Reserve at LaVista Walk apartment building on LaVista Road near Cheshire Bridge Road.  Franchisee TuRhonda S. Freeman filed plans with the City of Atlanta earlier this week to convert the former Eye Choice Optical to the smoothie shop. The permit indicates an estimated $80,000 will be spent to build out the 828 square foot space.  Freeman, an existing Planet Smoothie franchisee, took over the Peachtree Center location downtown in 2013, and reportedly has plans to open additional units.  Freeman hopes to have the Planet Smoothie in The Reserve open in June, but that is likely wishful thinking. The smoothie shop will open next to The Salad Express, an endcap restaurant space that has changed names a number of times in recent years.  Planet Smoothie's opening also marks the return of the Atlanta born brand to the area since its mid 2000s closure in Loehmann's Plaza (now Brighten Park).  According to the Planet Smoothie website, additional locations are "coming soon" to Athens, Fairburn, Dacula and Kennesaw.  

Brace Yourself! Atlanta to Lose Buckhead Mattress Firm

Mattress retailer to shutter Buckhead store. 

Mattress Firm, the Houston, Texas-based mattress retailer, plans to shutter one of its Buckhead area stores later this month.  The Mattress Firm at 2955 Peachtree Road in the Buckhead Walk shopping center is expected to close this Sunday, April 23.  

ToNeTo Atlanta readers may recall that Raja, a once popular Indian eatery, also in Buckhead Walk, closed earlier this month after 37 years in business. 

Both the former Raja space and current Mattress Firm space are actively available for lease.  

The Mattress Firm store, which is approximately 4,400 square feet, was previously branded as "Mattress Xpress," but was one of five stores in Georgia, and 30 overall, to be re-branded in late 2012, following the company's acquisition by Mattress Firm.  

I contacted Mattress Firm's corporate office to ask whether additional stores would be closed locally, and was provided the following statement.  

“We will not be announcing specific store closings, but will be evaluating each store on a case-by-case basis,” said Casey Zuber, VP of Communications.   

Despite this, Mattress Firm has been closing converted Mattress Xpress stores, including one in the 6000 block of Roswell Road, in Sandy Springs.  

If you are currently in the market for a mattress and fear you will no longer have a nearby option, fret not.  Mattress Firm operates over 99 locations on Peachtree in the Atlanta area, and 120 in Georgia, including three less than two feet miles from the closing store:  

3158 Peachtree Road, .5 miles away in Peachtree Plaza
3275 Peachtree Road, .7 miles away in Buckhead Square
2625 Peachtree Road, 1.8 miles away in Buckhead Crossing shopping center

As a company, Mattress Firm operates over 3,600 stores in every state but Wyoming. Atlanta's 99 stores make it one of the retailer's top ten markets nationwide.  I was unable to get a clear answer as to why Mattress Firm has has no representation in Wyoming.  

Mattress Firm was founded in 1986 by college friends Steve Fendrich, Harry Roberts and Paul Stork. 

Steve Fendrich later became a consultant, then CEO of Sleep Country USA, which was later sold to Simmons Bedding. In 2008, Simmons promoted him to president and COO. In 2010, Fendrich rejoined Mattress Firm and was named Chief Strategy Officer, and became Vice President, Mergers and Acquisitions in 2014.  According to Zuber, Fendrich "is no longer involved with the company." Today, Fendrich resides in Buckhead with his wife Lisa.  

Fortune magazine ran a rather informative story on Fendrich and his friends' rags to riches story on the creation of Mattress Firm in 2015.  To get a sense for just how big Mattress Firm is, read this

South African firm Steinhoff International acquired Mattress Firm last fall in a deal valued at nearly $4 billion.  Steinhoff paid $64 a share, roughly a 115% premium over the prior day's closing price.

Ann Taylor Bids Adieu to Atlantic Station

Women's retailer to shutter at Atlantic Station.

Retailer Ann Taylor plans to shutter its Atlantic Station store tomorrow.  The store, located on 18th Street, was one of the project's original tenants and opened in 2005.  A store associate indicated that the store is having no "liquidation sale," and is instead transferring merchandise to other local stores.   

A cryptic email was reportedly recently sent to Ann Taylor customers encouraging them to shop the chain's Lenox Square store in the future.  Although the email did not explicitly state that the Atlantic Station store was closing, I have since independently verified its closure.  

LOFT, a division of Ann Taylor owner Ann Inc., also has a store in Atlantic Station that will remain open.  

A representative from Atlantic Station provided me the following statement regarding the Ann Taylor closure.

"The departure by Ann Taylor was facilitated by Atlantic Station as part of our overall retail strategy to constantly seek opportunities to improve our guests’ shopping experience. The exit of Ann Taylor will allow the highly popular Z Gallerie to relocate and update their store. Z Gallerie's selection of chic, modern furniture and accessories has attracted shoppers to Atlantic Station since they originally opened, and we are excited they have decided to renew and relocate. The new store, which will be located near West Elm, will provide maximum convenience for our guests seeking home furnishings and décor. Furthermore, this change will serve as a catalyst for new and expanded shopping, dining and entertainment options throughout Atlantic Station."

In recent years, Ann Taylor has also closed stores at Perimeter Mall in Dunwoody and Vinings Jubilee in Vinings. 

At least one [former] customer is not pleased about about the retailer's recent Atlanta area store closures.  

Following these closures, Ann Taylor's sole intown presence will be at Lenox Square.  Ann Taylor also operates stores in the Avenues East and West Cobb, North Point Mall in Alpharetta, Mall of Georgia in Buford, and a "Factory" store at The Outlet Shoppes at Atlanta in Woodstock.  

In addition to Ann Taylor, bankrupt retailer American Apparel is also expected to close both its Atlantic Station an Little 5 Points stores this weekend.  The retailer closed its Atlanta flagship store at The Shops Around Lenox in Buckhead this past December.

Golden Buddha Bows Out of Smyrna, Juicy Crab Coming Soon

Popular Chinese eatery quietly shutters. 

Lee's Golden Buddha #7, a Smyrna area mainstay for decades, quietly closed about two weeks ago.  The restaurant, located on Cobb Parkway in The Promenade shopping center, was part of a group of Atlanta area restaurants by the same name.  Although there were a number of owners of the separate locations, Golden Buddha became synonymous with authentic Mandarin and Szechuan in Atlanta.  

Locals I spoke to seemed to suggest there was no advance warning of the closure, but that the Buddha's business may have been hurt by the recent opening of Chow King Grill & Buffet in the same center.  

Following the Smyrna closure, there are still Golden Buddha restaurants on Clairmont Road near Toco Hills, on Roswell Road in north Buckhead, on Buford Drive in Buford, on Mundy Mill Road in Oakwood, and on Jonesboro Road in Morrow.  Golden Buddha #6 was located on Buford Highway in Duluth and today operates as "Golden Wok." Golden Buddha previously closed their downtown location near the CNN Center, which today operates as Hudson Grille. 


The Juicy Crab, a Duluth based restaurant, is opening in place of both the Smyrna Golden Buddha restaurant and the Georgia Home Theater next door, which relocated elsewhere on Cobb Parkway.  

The Juicy Crab, which bills itself as a Cajun seafood eatery, made its debut on Pleasant Hill Road near Gwinnett Place Mall in late 2015.  Since then, the restaurant has expanded to include locations in Conyers, Augusta and Jacksonville, Florida. 

The Juicy Crab Smyrna is expected to open "in a few months."

The Times They Are a Changin' at Toco Hills: New Development Under Way

New development moving forward. 

A little over a year after I indicated that plans were underway to redevelop a prime parcel at Toco Hill, work has finally begun.  The 1.4 acre parcel directly in front of the Kroger on LaVista Road was cleared of trees on this past Thursday and Friday, while the old home on the property had been demolished years ago.  

The new center, tentatively called "Shops at LaVista," is to include 12,500 square feet of retail space over three suites. This is up from the 11,000 square foot total that was quoted to me last year by the property's developer, Sandy Springs-based Crim & Associates.  Additionally, the earlier plans included a drive-thru for one tenant, something that has since been eliminated.  

The property and the home that once stood there was for many years the Arnall residence.  The Shepherd family never controlled that parcel, and as such, are not involved in this project.  To that end, there will no access from the new center to the Kroger portion of the center.  The only way to access the center will be from a dual entrance/exit on LaVista Road.  
The three suites will be 7,500, 3,200, and 1,800 square feet, respectively, and will reportedly be all retail.  Although I was unable to get confirmation of any of the tenants, sources say all three leases have been executed and that none of them will be Mattress Firm.  Given the sizes, wireless carriers and chain dental offices are possible tenants for the smaller suites.

Crim describes the property on its website as being special:

"Crim Development is building an 11,000 a 12,500 square foot retail building on the last undeveloped site in the Toco Hills Shopping Center. The site on Lavista Road in front of Kroger has been pursued by retails and developers for 50 years. Issues that prevented development of the site have been cleared through court order."

The redevelopment of the property meant clear-cutting the parcel of many mature trees of which only a few remain. It is unclear if the developer has plans to include the remaining mature trees in their redevelopment plans, but I, for one, hope they do.  

A site plan for the project indicates the new building will include 59 new parking spaces.  

The Toco Hills parcel is the third previously undeveloped parcel in the area to be redeveloped, or with a planned redevelopment, in the past couple of years.  

The 11.5 acre Grand Slam Golf & Baseball facility on North Druid Hills Road closed earlier this month and will soon be cleared for a new townhome development.  

Another townhome development is currently underway on Briarcliff Road between Fisher Trail and Clairmont Road. This project represents the development of a nearly seven acre, previously wooded parcel.

Plans call for the Crim project to be completed in October.

RaceTrac Seeking Larger Slice of Intown Market

RaceTrac planning new location in Atlanta.

Atlanta based RaceTrac plans to move and expand its Bolton Road convenience store and gas station to a larger space nearby. RaceTrac plans to relocate basically across the street from its current location to a parcel previously occupied by Bark Avenue Pet Resort.


The property is located near the intersection of Adams Drive, Marietta Boulevard and Bolton Road.  Adams Drive was made a dead end at the intersection a few years ago so the site's primary access would likely be via Bolton Road.  

According to city records, the new site is about 1.78 acres, whereas the current pie-shaped site is about 1.24 acres. 

The city records also indicate that the existing RaceTrac convenience store is just over 3,500 square feet and was built in 1950.  The new RaceTrac will reportedly have a 5,500 square foot convenience store.  

According to a RaceTrac spokesperson, the company plans to sell the current site once the new location opens.  While the spokesperson could not comment on its future use, local sources indicate that McDonald's has expressed interest.  It's worth noting that a former McDonald's was recently demolished adjacent to the upcoming Edens project at Moores Mill Road and Marietta Boulevard.  

Plans call for the new RaceTrac to have 18 fueling positions, two less than the current store.  The added convenience store space will allow for RaceTrac to offer a wider variety of items such as Swirl World frozen yogurt,expanded coffee and WiFi. 

RaceTrac is also building a new location in Brookhaven at the corner of Clairmont Road and Dresden Drive.  The property was recently cleared, and construction is expected to start in the second quarter of this year, with plans to open late this fall.  


As I reported last month, RaceTrac is also planning a new location in East Cobb.  In addition to the planned new openings, RaceTrac continues to invest in significant renovations of existing locations.  


According to a RaceTrac spokesperson, plans are still being finalized for the Bolton Road location  with construction likely to start in the third quarter of 2018, leading to an early 2019 opening.   

A short distance away, Tulsa, Oklahoma based QuikTrip is finally working on their controversial Howell Mill Road location.

Pollo Tropical Pulls Back Again, Closes 30 Units:Three in Georgia

Chicken chain to close three more metro units.

Fiesta Restaurant Group Inc., the Dallas, Texas-based owner of the Pollo Tropical and Taco Cabana restaurant chains, announced earlier today that they will be closing 30 more Pollo Tropical restaurants.  As many as five of the closing Pollo Tropical units may be converted to the Taco Cabana concept, the company said. 

Fiesta has gone through a number of changes in recent months, most notably was longtime CEO Tim Taft retiring this past September.  The company’s board subsequently pulled pack on their previously announced plan to separate its two concepts. Richard Stockinger, former CEO and president of Benihana Inc., was named CEO of Fiesta this past February.

In metro Atlanta the restaurant closures include the following locations:
10900 Haynes Bridge Road in Alpharetta 
1510 Market Place Boulevard in Cumming
5815 State Bridge Road in Johns Creek

According to a representative from the restaurant, all restaurants announced to be closing were effectively closed after dinner service this past Sunday.

The closures of the Cumming and North Point locations are not shocking to me considering I personally had bad experiences at both locations within the past few months. Staffing, among other issues, is one area that has plagued the chain in their entry into new markets such as Atlanta.    

Although I was unable to get any indication of the company's plans, I think it's highly unlikely that any of the Atlanta area restaurants will be converted to the Taco Cabana brand.  

Atlanta's only Taco Cabana restaurant was reportedly operated by a "rogue franchisee," and closed in 2013.  

As I reported in 2015, the company converted its short-lived "experimental concept" Cabana Grill on Scenic Highway in Snellville to Pollo Tropical.  

This past October, the company shuttered 10 of its then 209 Pollo Tropical restaurants, mostly in its recent expansion market of Texas.  The closures, part of the company's "portfolio review," meant the closure of one metro Atlanta location on Johnson Ferry Road in East Cobb.  The East Cobb closure, like many of the others, was a new location, having barely been open a year. Sources indicate that the East Cobb location, advertised by The Shopping Center Group as a  "State of the Art Restaurant Building," has received a fair amount of interest but is also premium priced given its newness and location.  

The 30 additional closures announce today are mostly in recently built-out markets.  Fiesta will close all Pollo Tropical locations in Dallas-Fort Worth and Austin, Texas, and Nashville, Tennessee.  

In addition to the three Atlanta closures, Pollo Tropical shuttered three units in Nashville, three in Houston, three in Austin, five in San Antonio and thirteen in Dallas-Fort Worth.  Two of the now shuttered Dallas-Fort Worth restaurants opened just this past September.  

Fiesta said it would continue to operate 19 Pollo Tropical restaurants outside its original market of Florida, including 13 units in Atlanta and six locations in south Texas.

A handful of Pollo Tropical restaurants operated in Atlanta in the late 90s under a franchisee, but closed in short order due to disappointing sales. The company re-entered the Atlanta market in 2011 under corporate control, with a location in Lawrenceville.  A short time after Pollo Tropical's return, El Pollo Loco, another quick-serve chicken chain, left the market entirely.  Launched as a franchise market in 2007, the Costa Mesa, California-based chain had assumed control of the restaurants in 2009, and immediately closed half the units locally.  By late 2011, all had closed with chains like Hardee's, Bojangles' and Del Taco, among others, taking over their former locations.

Westside Market Coming to East to Toco Hills

Westside Market, a popular local home décor store, will soon open a second location.  Adding to their existing flagship location on Ellsworth Industrial Avenue will be a new location at Toco Hills shopping center.  

Westside Market at Toco Hills is expected to occupy most of the former Department of Labor space and is expected to open in the fall.  As first reported by Tomorrow's News Today - Atlanta, the DOL relocated to Decatur last month.   At 14,000 square feet, the new store will be far smaller than its original location, which measures 85,000 square feet.    

"Where New Meets Old" is Westside Market's tagline, as it features an always changing variety of furniture, rugs, antiques, vintage items, lighting and art.  The Ellsworth location, which owner Abe Molla opened in early 2013, reportedly features nearly 100 individual merchants, whereas the Toco Hills location, given its size, will most likely feature a smaller, more curated assortment.  

I was unsuccessful in reaching Molla by phone today to confirm whether the store would adopt a new name for its new location.  Sources, however, indicate that the store will retain its Westside moniker.  About four weeks ago, Molla posted to his LinkedIn that he was opening a second location and in search of a qualified store manager.  

In some ways, Westside Market is similar to Kudzu (with locations in Decatur and Sandy Springs) and Paris on Ponce, on Ponce de Leon Avenue, adjacent to the Atlanta BeltLine.  

Edens, the Columbia, South Carolina-based real estate firm, signed a 35 year ground lease on Toco Hills in late 2015, and has since forced out or not offered lease renewals to a number of longstanding tenants.  Among the recent closures at Toco Hills are Shoe Center, Famous Pub, Petite Auberge, Young Chefs Academy, The Georgia Department of Labor and Toco Hills Coin Laundry. The Nearly New Shop is slated to close this coming Saturday, April 30th.  

Petite Auberge "merged" with nearby French restaurant Violette and has since reopened as "Petite Violette." Young Chefs Academy "moved" to Howell Mill Road.  

Spiller Park Coffee, a full-service café from Dale Donchey and partner Chef Hugh Acheson, is expected to open later this year in a portion of the former Shoe Center space.  The Local Pizzaiolo, a new restaurant that will serve authentic Neapolitan pizza, is also expected to open later this summer in the former Toco Hills Coin Laundry.  Hudson Grille, a local sports bar, expects to open in early September in the former Famous Pub.  

As I reported last week, Crim & Associates is in the process of building a new, three suite, 12,500 square foot center, the "Shops at LaVista" in the front of the Kroger at Toco Hills.  This post, like many that I have written about the area, has been viewed and shared thousands of times and has been met with mixed emotions.  

Surprisingly, despite the Edens website including lines such as "We understand our responsibility to help build and support the communities we serve," the firm continues to ignore Tomorrow's News Today - Atlanta, a local news source with deep roots in the Toco Hills community, when announcing new leases.

The Local Pizzaiolo Heading to Antico's Backyard

Pizza chain to open first location on Westside

The Local Pizzaiolo, a new fast casual pizza restaurant that I announced last month would launch in Atlanta, has inked a fourth lease.

The owners of The Local Pizzaiolo have leased the 2,700 square foot former Bellwoods Social House on the Westside. The restaurant, located near the intersection of Howell Mill and Marietta Street, has been a few different concepts over the years with Bellwoods having opened in 2014 and closed late last month.  

In addition to the single level restaurant space and patio, The Local Pizzaiolo will also share a 1,000 square foot rooftop deck with neighbor 5 Seasons Brewery & Restaurant.

The fact that this lease, unlike the other three previously signed in metro Atlanta by the pizza group, is of a second generation restaurant space, should enable the group to open sooner.  Originally the the restaurant at Toco Hills shopping center was going to be the group's first, but now the Westside restaurant could open first.  

Although Allison Hill, CEO of The Local Pizzaiolo, was unavailable to provide an update on the expected openings, prior conversations lead me to believe that the Westside location will open late this summer followed by Toco Hills a short time later.  All timetables are subject to change as The Local Pizzaiolo, like so many other businesses in Atlanta, often find themselves at the mercy of those issuing permits and performing inspections.  

Hill, who spent over six years in various marketing roles with The Coca-Cola Company, will undoubtedly hope that her friends and former colleagues from Coca-Cola's nearby North Avenue headquarters patronize the restaurant.  

Last month, Hill spoke exclusively to ToNeTo Atlanta about The Local Pizzaiolo which she envisions as a step above fast casual: "fast premium," serving sit-down quality pizza in a quick-serve setting. The restaurant will feature ordering from kiosks or from the counter, and will also feature a small marketplace where customers can purchase ingredients such as olive oil, tomatoes and truffle honey.  

The Local Pizzaiolo will feature 11 inch Neapolitan pizza pies and assorted appetizers, salads, craft cocktails, wine, beer and desserts.  A source familiar with the group's plans indicated it could easily be described as "quick serve Antico," referencing the popular Neapolitan pizzeria that got its start near Atlanta's Home Park neighborhood. 


The Westside Local Pizzaiolo puts it basically one mile from the original Antico Pizza, located on Hemphill Avenue near Georgia Tech.  

Late this year or early next year, Local Pizzaiolo will open its third location at Modera Sandy Springs on Roswell Road.  A fourth location is planned for next summer at the upcoming Fuqua Development project, Madison Yards, on Memorial Drive in Reynoldstown.   

Steve Josovitz of The Shumacher Group represented both The Local Pizzaiolo and Bellwoods in this transaction and the pizza group's three other Atlanta leases.  Irving Jacobson, also of The Shumacher Group, represented The Local Pizzaiolo in both this and the other three Atlanta area leases.

The new Macy's Backstage at Cumberland Mall
Macy's Backstage, the new "off-price" offering from Macy's, opened its first Atlanta area location this past Friday at Gwinnett Place Mall in Duluth. The store is located on the second floor of the existing Macy's store. Other Backstage stores are planned for The Mall at Stonecrest, Cumberland Mall, Mall of Georgia, and Town Center at Cobb, among others.  Although I was unable to obtain definitive planned openings, a Macy's representative at Cumberland Mall indicated that their Backstage store is expected to open this coming Friday April 28th.  

Regions Bank has signed on for the new 365 by Whole Foods Market anchored North Decatur Square shopping center near Decatur.  The bank will have both a branch and a standalone drive thru.  

Buckhead Pizza Co. has closed its location at the Cobb Galleria.  The restaurant reportedly closed about two weeks ago.  Previous closures have included locations in Cumming and Buford. The last remaining restaurant in the chain is in Buckhead, at the Realm condo building.  

Blue Agave Grill on Etris Road in Roswell has seemingly shut its doors for good.  A ToNeTo Atlanta reader reports that a sign on the restaurant's front door indicates that Blue Agave would be "closed on Easter and all Mondays forward." The restaurant's website has been taken down and their phone directs you to a recorded message from Verizon that the number is not in service. 

Sprouts Farmers Market opened their 15th Atlanta area location earlier today at the new Tucker Meridian shopping center in Tucker.  The Phoenix-based chain plans to open their next Atlanta location June 28th in Woodstock.  I am unaware of any additional stores the company has committed to in metro Atlanta.  Since entering the Atlanta market in 2014, Sprouts has opened stores from Peachtree City to Snellville and Peachtree Corners to Morningside.  


Women's retailer Bebe plans to close all of its roughly 170 stores nationwide as it shifts its focus exclusively to online sales.  All retail stores are expected to close by the end of May.  In metro Atlanta, Bebe has three locations: Lenox Square in Buckhead, Town Center at Cobb in Kennesaw and Mall of Georgia in Buford.  


Chick-fil-A will celebrate the grand opening of their new restaurant on Cascade Road in southwest Atlanta tomorrow morning at 6AM.  

Pike Nurseries plans to build a new 10,000 square foot store along with an approximately 40,000 square foot greenhouse in Milton.  The new store, which sits on about five acres, will be located near the intersection of Alpharetta Highway and Bethany Bend Road. Currently Pike has 15 stores in Georgia and two in Charlotte, North Carolina. 

Taco Mac plans to open a new freestanding restaurant in the South Point development in McDonough next month.  

The new approximately 6,300 square foot restaurant is the first new restaurant for the Atlanta-based company in two years.  The restaurant will sport a brand new prototype. "The industrial chic-inspired design includes features that reflect the brand’s roots – sports and beer – and include elements like an exterior wall made from beer kegs and reclaimed barn wood finishes." The location will also feature 72 HDTVs. Established in 1979, Taco Mac now has 20 locations throughout Georgia, Tennessee, and North Carolina.  

Parkside District, a new restaurant opening soon on Duluth Highway in Lawrenceville,still plans to open later this summer despite suffering significant structural damage from a car that crashed into the building this past Sunday.  "This road bump won't keep us from launching in the Summer and we will make sure our grand opening will be a "smash."

Kaiser's Chophouse, the new steakhouse from Chef Peter Kaiser and Chef Kevin Rathbun, plans to open this coming Tuesday, May 2, in Sandy Springs.

Ann Taylor has closed its Mall of Georgia store.   The store closed within the past few days and comes on the heels of the retailer's closure at Atlantic Station.  At Mall of Georgia, local retailer Brooklynn's plans to open in its place later this summer. No tenant has been announced as a replacement at the former Ann Taylor in Atlantic Station . As I noted in an earlier post, Ann Taylor has closed locations in both Vinings and Perimeter Mall in recent years.  

Dunwoody Residents No Longer Have an Applebee's to Ignore

Casual eatery quietly shutters

Applebee's, the neighborhood eatery you went to when you couldn't drive and had few dining options, has closed its Dunwoody restaurant.  The freestanding Applebee's restaurant was located in an outparcel of the SuperTarget anchored Perimeter Place shopping center, closest to Michael's (former Loehmann's). 

The 5,300 square foot restaurant opened around 2007 so its recent closure, reportedly within the last couple of weeks, may have marked the end of a ten year lease.  

The first Applebee's opened on Memorial Drive in Decatur in 1980, although today the restaurant is part of  DineEquity and is based in Glendale, California. 

Applebee's closed its North DeKalb Mall and Sandy Springs restaurants in 2013. The restaurant also closed locations in Suwanee and Marietta in recent years and in Statesboro earlier this year.  

The chain no longer has any restaurants ITP but does have locations in Decatur, Smyrna, Lithia Springs, Jonesboro and Tucker, among others.  

Julia Stewart, Chairman and CEO of DineEquity, resigned from the company effective March 1st after over 16 years with the company.  Stewart is credited with the 2007 merger that brought IHOP and Applebee's together.  The merger was originally met with optimism and growth prospects but both chains, like many others in the casual dining industry, have struggled in recent years.  

This past March, DineEquity announced it saw system-wide comparable sales drops at both IHOP (.1%) and Applebee's (5%).  The company subsequently announced plans to close 40-60 Applebee's and nearly 20 IHOP restaurants.    

Over the years, Applebee's has many times lowered prices and refreshed its logo in addition to hiring comedian endorsers like Wanda Sykes and Jason Sudeikis to counter tremendous competition from various fast casual eateries.

Kit & Ace Goes Bust, Closes All Stores Outside of Canada

Upstart rethinks retail strategy.

Kit & Ace, the luxury retailer launched in 2014 by Shannon Wilson, wife of lululemon athletica founder Chip Wilson, and their son J.J. Wilson, announced yesterday it has closed all U.S. stores as it focuses on the Canadian market and e-commerce.    

The Wilsons described Kit & Ace as "athleisure," offering  "technical luxury." Kit & Ace tried to take market share from lululemon, as well as brands like James Perse and VINCE. The problem was that many consumers balked at the prices at Kit & Ace where simple t-shirts could run nearly $90.  

“We recognize the traditional world of bricks and mortar retailing is changing, which is why we’re shifting strategies,” Wilson said in a statement. “We believe in the business model for Kit and Ace. Going forward, we will be a stronger company."

The brand had been on my private DeathWatch for months with many in the industry doubting the brand would last much longer.  In a previous drafted post, I counted 33 U.S. stores, all of which have now closed.  The company also shuttered stores in the U.K. and Australia.  

Kit & Ace closed their "pop-up" shop at Ponce City Market last April ahead of their store opening at The Shops Buckhead Atlanta in May.  

Sources say the store never opened today and that there was no clearance sale.

First Freestanding Chick-fil-A to be Demolished and Rebuilt

The Chick-fil-A restaurant on North Druid Hills Road at Briarcliff Road is expected to close in July.  The restaurant, the first freestanding ever with the Chick-fil-A brand, opened on April 16 1986.  The restaurant will be demolished and rebuilt with plans to reopen in November. "Both of the mentioned dates are not definitive." 

Although the restaurant has been renovated many times in its 31 year history, the decision was made to start from scratch and rebuild.

I'd heard about these plans for months but only recently have they been firmed up to the point where employees have been informed and the permitting process has begun.

In collaboration with the local operator, Greg Mapoles, and Chick-fil-A's real estate team, I was able to confirm a few facts relating to the new restaurant.  

The new Chick-fil-A will be the same size as the current restaurant and will have an inside playground.  

While the restaurant will be the same size, there have been many advancements in restaurant design in the past 30 years, so the new restaurant should be more efficient in every possible way.  

Last month, Chick-fil-A closed their Dwarf House restaurant in Newnan.  Like the North Druid Hills restaurant, the Newnan Dwarf House was older, (built in 1993), and is being replaced with a new restaurant.  During the time the restaurant is being rebuilt, a temporary Chick-fil-A, constructed of five shipping containers, was assembled on the restaurant's property to both provide food to customers (about 2/3 of the menu) and also retain the jobs of the restaurant's 100 employees.  The Newnan location is expected to reopen later this summer as "Truett's Chick-fil-A restaurant."

While  “No, there will not be a pop up container for the North Druid Hills location," employees who do wish to keep working will be offered temporary jobs at other nearby locations and or with corporate. 

Chick-fil-A repesentatives indicated that it was too early to discuss what, if any, special celebrations may take place to commemorate the historic restaurant's reopening.  Based on the openings of other Atlanta area Chick-fil-A restaurants that have been rebuilt (Windy Hill, and soon, Akers Mill), I would expect the restaurant to offer some variation of the First 100 promotion.  

The Akers Mill Chick-fil-A will celebrate its reopening with the First 100 promotion next month.  The restaurant will a provide year's worth of free food (52 #1 meals) to the first 100 adults who stay at the restaurant for a full day in advance of the planned May 11th opening. In addition to the North Druid Hills, Windy Hill and Akers Mill rebuilds, other Chick-fil-A rebuilds are expected in Douglasville and Sandy Springs.  Both locations are drive-thru only, and will reportedly remain that way after being rebuilt.  The Sandy Springs location is in the 8400 block of Roswell Road, while the Douglasville location is in the 5800 block of Fairburn Road.  Both rebuilds are expected to take place later this year.  

There are a number of other Chick-fil-A restaurants in metro Atlanta built around the same time as North Druid Hills and shortly after, that could also be rebuilt.  

These locations include restaurants in Douglasville, Tucker, Chamblee, Doraville, Duluth (2), Smyrna, East Cobb, Marietta and Lilburn, among  others.

Play Ball! SunTrust Park and The Battery Atlanta Are Open!

Braves new home welcomes host of new shops and restaurants.

The Battery Atlanta, the 350,000 square foot mixed-use component of SunTrust Park, the new Cobb county home of the Atlanta Braves, is open for business, albeit with only a portion of its lineup.

Yard House, the popular beer-centric restaurant from Orlando-based Darden restaurants, opened their second Atlanta area location at The Battery, while Atlanta's Antico Pizza Napoletana opened its third local outpost.

First & Third - Hot Dog and Sausage Shack, a new restaurant from Top Chef judge Hugh Acheson, is also open, as is the Terrapin Taproom featuring Fox Bros. Bar-B-Q.  Gourmet ice cream shop Häagen-Dazs is also open.  

Live! at The Battery, the center's "anchor," features three concepts over two floors and 40,000 square feet.  Sports & Social, a trendy sports bar with a 30 foot LED TV, opened last week and will be followed by the chef driven Todd English Tavern today.  English, who calls New York City  home today, grew up in Sandy Springs and actually was in the stands for Hank Aaron's record breaking 715th homer at Fulton County Stadium in 1974.  The third concept, PBR Atlanta, is a cowboy bar, branded by the Professional Bull Riders Association.  PBR is expected to open Friday May 12th and features "a large dance floor and stage, Coors- and Banquet-branded lounges and bars, outdoor balconies with fire pits and multiple bars." Essential to any good cowboy bar is of course, a mechanical bull, which PBR will have.  The bull, named "Druw," is named for Atlanta Braves Hall of Famer Andruw Jones.  Jones will be on hand to celebrate Cinqo de Mayo at the bar, and will ride his namesake bull for the first time.  May 12th will mark the bar's official grand opening where Athens native and country star Colt Ford will host a free concert in the outdoor Plaza, just outside of Live!. 


A handful of retailers have opened at The Battery thus far including Tomahawk Harley-Davidson and Baseballism, a baseball centric retail concept, a Mizuno Experience Center, where customers can "experience" all that Mizuno has to offer.  

Future retail openings include boutiques DressUp and Sugarboo & Co, along with local sunglass retailer Select Shades, which opened its first ever location earlier this year in Inman Quarter in Inman Park.  BURN by Rocky Patel, an upscale cigar lounge, is also expected to open in the project.  

Upcoming restaurant openings include CRÚ Food & Wine Bar, Goldberg's Bagel Company & Deli, C. Ellet's, a new steakhouse from Linton Hopkins, Feed Fried Chicken & Such, a new chicken joint from chef Marc Taft, Punch Bowl Social, a Painted Pin-like bowling, restaurant and entertainment venue, Wahlburgers, from Marky Mark Wahlberg and family, The El Felix, from Chef Ford Fry and Sweet Pete's, a candy store.  

The Coca-Cola Roxy Theatre is also open at The Battery and will host hometown rapper T.I. on June 18th.  

A 264 room Omni Hotel is also expected to join the project but has been delayed a number of times.  Originally expected to open in time for opening day, the hotel's current timeline is for an "early 2018" debut.  

A number of other tenants have been mentioned as "possible" or "interested" at The Battery, but I have thus far been unable to get confirmations of anyone new. 

Among the possible new tenants are a grocer, a movie theater, an Xfinity store (which given Comcast's involvement seems in the project seems super likely,) and "experiential retailers." 


Speaking earlier this week at SunTrust Park to an event hosted by the Jewish Federation of Greater Atlanta, Jeremy Strife, a veteran of Simon Property Group and current General Manager of The Battery, said he and the Braves are always "pivoting" as it relates to their retail strategy.  Earlier merchandising plans seemed to show what I would consider to be an aspirational list of retailers ranging from Williams Sonoma to Lilly Pulitzer, and everyone in-between.  Given the confirmed roster and what Strife referred to as a "spongey" retail market, its likely that there will be a lot less retail than plans may have originally reflected.  

By no means do I see this as a negative thing, as at the end of the day, the project seems best suited as a regional entertainment destination vs. a regional mall.

Grand Lux Cafe Planning Peachtree Premiere at Phipps Plaza

New to market eatery to open at Phipps Plaza

Simon Property Group, the Indianapolis based owner of both Lenox Square and Phipps Plaza, among other malls, revealed in an 8-K filing yesterday that it plans to add a Grand Lux Cafe to Phipps Plaza.   

The new restaurant would occupy the current Frontgate retail space with Frontgate shifting to a larger space nearby in the Nordstrom wing.  Although the Grand Lux space was most recently occupied by Frontgate, the second level space was home to The Peasant Uptown, a popular local restaurant, for many years.  The Peasant Uptown closed in the early 2000s. 

The current Frontgate space is about 10,600 square feet with Grand Lux believed to be leasing about 75% of the space.  The restaurant will also reportedly have a patio overlooking Peachtree Road.  

Representatives from Phipps Plaza and from Grand Lux's Los Angeles based PR firm were unavailable for comment on the exact size of the restaurant. 

Grand Lux Cafe, as I've written about before, was launched in 1998 at The Venetian in Las Vegas.  The restaurant is owned by The Cheesecake Factory and is an upscale version of its parent company in many ways, similar to the relationship between Gap and its upscale sibling brand, Banana Republic.  
In 2011, The Cheesecake Factory "toned down" Grand Lux Cafe, making it look more like its namesake restaurants after it failed to continue to draw in the crowds it expected.  The Company also reduced the size of the Grand Lux concept.  Grand Lux opened the first of its leaner restaurants in Cherry Hill, New Jersey during the summer of 2012.  The Cherry Hill restaurant measures about 8,700 square feet, down from the typical 11,000 square foot locations of years past.  

Grand Lux 2.0 was also designed with "decor less formal and fancy," so as not to intimidate the average suburban family who wanders in after a trip to the mall on a weekday night, explained Cheesecake's Chief Executive David Overton.  Grand Lux also reduced menu prices by about $2, putting it more in line with its flagship parent brand.  

There was talk in early 2013 that Grand Lux might open at Lenox Square.  Eventually The Cheesecake Factory relocated to Lenox Square from a standalone building on Peachtree Road, about a mile and a half south of Lenox Square.  

2013 proved to be a challenging year for Grand Lux with the company closing three units: Park Meadows Mall near Denver, Scottsdale Fashion Square near Phoenix, and at the Beverly Center in Los Angeles.  

Today, Grand Lux Cafe operates a total of thirteen restaurants throughout seven states.  The most recent Grand Lux openings were at King of Prussia in King of Prussia, Pennsylvania in 2015 and The Domain in Austin, Texas this past November.  

Grand Lux operates a total of five restaurants at Simon owned properties: King of Prussia in King of Prussia, PA, Roosevelt Field in Garden City, NY, Sawgrass Mills in Sunrise, FL,  The Domain in Austin, TX and Town Center at Boca Raton in Boca Raton, FL.  


The Cheesecake Factory has locations in both King of Prussia and Sawgrass Mills, while they also operate locations nearby to both the Grand Lux locations in Boca Raton and Roosevelt Field. 


Phipps Plaza previously revealed that the new, 19,615 square foot Frontgate store is expected to open this fall.  The 8-K indicated that Grand Lux won't open until May of next year.  

In addition to Grand Lux, Phipps Plaza is expected to welcome Daniel Reed's Public Kitchen & Bar this coming September and Ecco sometime next year

Two Restaurants Just Closed in East Cobb, One After Less Than Six Months in Business

Two closures hit East Cobb 

ToNeTo Atlanta tipsters confirm that two East Cobb restaurants, Uncle Maddio's Pizza and Sage Social Kitchen & Bar, have both closed.  Although I was unable to confirm exact closure dates, it's believed that both closed within the past few days.  

Uncle Maddio's Pizza was located in a freestanding outparcel of the Providence Square shopping center on Roswell Road and according to its Facebook page, has "temporarily closed." Temporary closures have been a popular tactic by the struggling Atlanta based pizza franchise to save face in wake of a number of recent closures.  Despite claiming the closure is only temporary, the restaurant's 3,000 square foot space is actively being marketed for lease by the center's leasing company, The Shopping Center Group.  

The restaurant opened during the summer of 2013 and was one of many the company opened between 2012 and 2014. 

It's been a rough few months for the East Cobb franchise. The location failed their health inspection in March with a score of 61/U, telling the AJC at the time that one of their infractions (a dent in back door that could let pests in) was the result of a recent break-in that has since been replaced.  

By my count, the chain has closed 21 restaurants with 38 still in operation.  Most recently, franchised locations in Omaha and Birmingham closed with the latter claiming it too was closed only "temporarily." 

Sage Social Kitchen and Bar has closed as well with restaurant representatives reportedly telling would-be customers that they are "moving" to a new location in Marietta.   Amazingly, Sage has not even been open six months. The restaurant opened this past November in a restaurant space previously home to Chequers and Houlihan's before that in the Merchants Festival shopping center near Johnson Ferry and Roswell Roads.  

The location Sage is "moving" to is the previously announced new location at the former Houston's on Windy Hill and Powers Ferry Roads in Marietta, not far from SunTrust Park.  Infinite Dining Group, the parent company of both Sage locations as well as a few other restaurants sprinkled around Dunwoody and Alpharetta, also previously announced plans to open a new location in the former Morton's Steakhouse in Buckhead.  

As I reported last month, the owners of Infinite Dining Group are said to be having "financing issues" which could explain both their short stint in East Cobb and delayed opening in Buckhead.  

A restaurant source indicated to me this week that the Marietta location is expected to open in "no more than a month" whereas the Buckhead location is still "months out."

Reality Bites! Benzino's Crab Trap Sleeps With the Fishes in Midtown

Restaurant has short life in Midtown 

Benzino's Crab Trap, which opened this past November in Midtown, has closed. The restaurant reportedly closed a few days ago. Benzino's, named for record producer Raymond “Benzino” Scott, opened in place of Hi-Five Diner. Previously, Hi-Five Diner replaced Villain's, both of which were owned by Alex Brounstein of Grindhouse Killer Burgers.

To say the concept seemed half-baked might be the understatement of the year.  Benzino, who frequently appeared on the VH1 reality show  Love & Hip Hop: Atlanta, should have stayed out of the kitchen.  The Boston native "loves to cook seafood" and as snow crabs are big in Boston, apparently figured he'd open a restaurant with that dish as their specialty.  

The first Benzino's Crab Trap opened on Delk Road in Marietta in July of 2015.  The restaurant's opening was attended by a number of high profile celebrities including Honey Boo Boo and her parents, Mama June and Sugar Bear, of the TLC reality show “Here Comes Honey Boo Boo.” 

The Marietta location abruptly closed this past August.

With a total of 46 reviews, the Marietta location had a cumulative 3 star rating on Yelp.com with some reviewers claiming they drove 30+ minutes and even traveled from California only to be disappointed by the restaurant.  

The Midtown location had only received 20 reviews in its short life, but they weren't much better.  Overall, the restaurant had a 2.5 star rating with a few opening line reviews below:

"A Hot Ghetto Mess!"

"This was spectacularly bad"

"I'm sorry to say that this was a dreadful experience."

"Upon walking in it was quite disturbing."

"This was a disappointment."

"If I could give this restaurant no stars, I would!"

"Service was awful!"

Local sources indicate there have been a number of operators that have expressed interest in taking over the space, but that no lease has been signed.  The roughly 2,000 square foot restaurant space is located at the corner of 8th and Peachtree Streets, offering great visibility but extremely limited parking.
