Su's Chinese Cuisine at Ansley Square was shut down last week by The Fulton County Department of Health and Wellness Environmental Health Services.  The restaurant, located around the corner from Ansley Mall on Piedmont Avenue, has a track record of seesaw health scores: they fail miserably, then improve, then fail again the next time. This past August 10th, they scored 57, then two weeks later on August 26th, they scored 93. A sign posted on the restaurant's front door reads: "We're closed for remodeling. Sorry for the inconvenience." 

ToNeTo Atlanta readers indicate that this is at least the third time the restaurant has been forced to close due to health code violations.  A Yelp.com user who left the restaurant a one star review on April 13th indicates the restaurant's "sanitation score" was a 36. Overall, Su's has a three star rating on Yelp.  While the restaurant remains closed to patrons, local sources indicate the restaurant removed the notice in their window from the health department and continues to make deliveries, seemingly making use of the kitchen, seemingly circumventing the closure.

Sweet Charlie's, a new Thai-style rolled ice cream franchise which recently opened its first Atlanta area location in Buckhead, has another location in the works.  The next location, slated forMcDonough, is not being opened by the Buckhead franchisee.

Online retailer eBay recently informed sellers it will be shutting down its half.com subsidiary August 31.  Half.com, like the early days of Amazon.com, was a marketplace for CDs, DVDs, books, video games and other media.  The move to close the business comes just over six months after the online retailer significantly hiked fees associated with selling on the platform, a move many saw as an indication that the end was near.  Half.com was started in 1999 by entrepreneurs Josh Kopelman and Sunny Balijepalli.  In 2000, eBay purchased the company for roughly $350 million, and integrating its flagship features (feedback ratings, user management system etc. ) into half.com.  In 2004, eBay announced it would close Half.com but ended up changing its mind and keeping it open.  This latest announcement, which came to sellers in an email late last week, is likely the result of eBay realizing they can't win against Amazon in the media marketplace.      

New to market eatery Babalu Tapas & Tacos plans to open this coming Monday, June 26 at the ALTA Midtown apartment complex.  Babalu, located at the corner of  West Peachtree Street and Peachtree Plaza, offers a menu of assorted tapas and tacos, as well as a full bar.  The are already comparisons being made between Babalu, named after the signature song of the fictional television character Ricky Ricardo, played by Desi Arnaz, in the television comedy series I Love Lucy, and Bartaco, which has three Atlanta area locations.  It's worth noting that while the menus are similar, Babalu was actually launched in Jackson, Mississippi in 2010,  the same year, but miles away from, Bartaco's launch in Port Chester, New York. Babalu, part of Jackson-based Eat Here Brands, has opened an office in Roswell which I see as laying the groundwork for further metro and regional expansion. When asked about the restaurant's expansion efforts, a company spokesperson said  “We are planning Atlanta expansion and are actively looking at sites.”  

The Wendy's on Spring Road near Cobb Parkway has been demolished and will soon be rebuilt in the brand's latest design.  

Barkers Red Hots closed yesterday, ahead of their planned closure this coming Friday.  The restaurant posted to their facebook page yesterday saying "Due to the overwhelming demand we have run through our inventory faster than expected." 

Red Lobster restaurants on Candler Road in Decatur and on Highway 78 West in Snellville are both expected to undergo interior and exterior renovations in the coming weeks.  

Chicken Salad Chick plans to open its first intown location next week in Buckhead.  The restaurant, located in the Roswell-Wieuca shopping center on Roswell Road, is slated to open next Tuesday, June 26 at 10:30AM.  

Blue Coast Burrito, based in the Nashville suburb of Brentwood, Tennessee,  is expanding to Georgia with a franchised location in the Berkeley Park retail center on Northside Drive, just off I-75.  The west coast-style quick-serve burrito joint will open in 2,308 square foot space, previously home to Rising Roll Gourmet.  Rising Roll, a locally based sandwich shop, closed early last year and relocated to the Wells Fargo Tower in Atlantic Station soon after.  An estimated $145,000 will be spent to convert/build-out the space according to a building permit on file with the City of Atlanta.  Launched in 2003, Blue Coast currently has its largest presence in Tennessee (17 locations existing/upcoming), but also has single units in Alabama and Arkansas.  Blue Coast, like other burrito eateries, offers assorted build your own burritos, tacos and salads.  One thing that separates Blue Coast is that they offer their signature “Baja Style” fish as an offering in both tacos and burritos.  The Atlanta franchise is being opened by Kathi Proctor, previously a training consultant at Chick-fil-A, and her husband Michael Proctor, who according to his LinkedIn profile, is a Senior Analyst Order Management System at The Home Depot.  Given Kathi comes from a Chick-fil-A background, one would hope the restaurant has better luck in Atlanta than Chattanooga based Mojo Burrito had.  Mojo, which closed in late 2014 after less a year in business, suffered not only from limited brand awareness, but also from a "nervous nellie" owner/manager.  Plans call for Blue Coast Atlanta to open in the fall.

A new Dairy Queen Grill & Chill eatery is planned for 900 North US 29 in Athens near the new Kroger Marketplace store.  The approximately 2,600 square foot freestanding restaurant should begin construction soon.    

A new Nothing Bundt Cakes is coming to former Radio Shack on Scenic Highway in Snellville. The 2,400 square foot space will be completely renovated to house the new bakery and should open later this fall.     

Weddington Way, a growing e-commerce company specializing in the wedding industry, plans to open just its fourth shop-in-shop physical location in Atlanta.  The store, located within the Banana Republic at Lenox Square, is slated to open this Saturday, June 24.  "The Weddington Way showroom brings to life this personalized online approach with a physical location, allowing brides and their bridesmaids hands-on access to Weddington Way’s expansive collection of on-trend, high-quality bridesmaid dresses (all under $200!) and seamless shopping experience."Weddington Way was founded in 2012 by Stanford MBA graduate Ilana Stern with the goal of  "connecting bridal parties digitally, and making the bridesmaids dress shopping experience simple, fun and collaborative." The Atlanta opening marks the fourth Weddington Way shop-in-shop to open in a Banana Republic with other locations in San Francisco, Dallas, and Chicago, and future openings slated for New York, Los Angeles and Seattle by late July 2017.  Gap Inc., parent company of Gap, Banana Republic, Old Navy and Athleta, purchased Weddington Way this past December for an undisclosed amount.  

Tiff's Treats plans to open its next Atlanta area location Saturday July 29th in the Sprouts Farmers Market-anchored Decatur Crossing shopping center.  The new location, the 5th in Georgia and 31st overall for the Austin Texas-based company, follows the opening earlier this month near Cumberland Mall.  I can now announce that a planned Buckhead location at which I hinted last month, has been confirmed.   The Buckhead Tiff's location will be in the ground floor retail of the new 350 unit Hanover Buckhead Village apartment complex adjacent to The Buckhead Theatre.  Sources say plans call for the Buckhead location to open "early 2018." 

Chick-fil-A will celebrate the opening of a new location in Gainesville on July 27th.  The new restaurant, the second company run store in Gainesville, is located at 1917 NE Jesse Jewell Parkway, close to the recently opened Kroger Marketplace. 

Harry's Pizzeria Plots Phipps Plaza Premiere

Miami Florida based Harry's Pizzeria plans to open its first Atlanta area location at Phipps Plaza in Buckhead.  The restaurant, which according to permits filed with the City of Atlanta will be 2,531 square feet, will occupy suite 1096B. 

According to the Phipps Plaza site plan, suite 1096B is the space previously occupied by Yebo Restaurant & Bar. Before Yebo, Latitude Food & Drink occupied the space and before that, it was The Grape, a wine bar.  The space is quite small, but provides great visibility from Peachtree Road and also the possibility of offering outdoor dining, which Harry's plans to do.  

Harry's, which calls themselves a "Neighborhood American Pizzeria," features Neapolitan style pizza, served in six slice, eleven inch pies.

Created by Chef Michael Schwartz, Harry’s Pizzeria is named for Schwartz's son Harry and is part of Miami-based The Genuine Hospitality Group. Schwartz, who was named best chef in the South by the James Beard Foundation in 2010, opened the first Harry's in 2011 in Miami's Design District.  A second location followed in Coconut Grove, also in Miami, in 2015.  Last month, a third location opened in Downtown Dadeland, another Miami area development.  

The Phipps Plaza location, while small at 2,531 square feet, is actually considerably bigger than the full-service restaurant's Coconut Grove (1,800 square feet) restaurant and Downtown Dadeland  (2,100 square feet) locations.   The Phipps Plaza location will also feature additional seating via a rebuilt patio area. 

Pizzas at Harry's range in price from $13 (Margherita) to $17 (short rib) with gluten free crust available for $2 more.  The restaurant also offers additional side, salad and entree options as well as panna cotta for dessert.

A report in Miami's Community Newspapers last month at the time of the Downtown Dadeland opening, hinted at the Georgia expansion but did not give a location or timeline.  

“Opening in Downtown Dadeland is not only exciting in enabling us to reach more people with the better pizza they crave, but it’s a milestone for our Company as well as we embark on a multi-year expansion project,” says Sunil Bhatt, CEO Harry’s Holdings, LLC. “Starting that process with multiple South Florida locations will provide us with the foundation we need as we move north in Florida, in to Georgia and beyond over the coming years”.

Sources say the restaurant is exploring the possibility of a different name under which to open the Phipps Plaza and perhaps other locations.  While calls to The Genuine Group were met with "no comment," it's not a bad idea to create a more identifiable and  "brandable" name for the restaurant as it plots its growth outside of south Florida. 

In Atlanta for instance, Harry's Pizza & Subs has been in business on Powers Ferry Road near SunTrust Park since 2004. Owner Rich Oxman named the restaurant after his father when he dropped the Mellow Mushroom franchise he had operated under since originally opening in 1989.  Earlier this week I spoke to Oxman who said he was aware of the new Harry's coming  to Phipps and said he welcomes them to town, but has no plans to change his name.  

This past November, Harry's revealed plans to enter the Cleveland, Ohio market with a restaurant in Cleveland's upscale Shaker Heights community.  The restaurant, planned for the Van Aken district of historic Shaker Heights,  is expected to open in 2018.  

Earlier this year, it was revealed that another Harry's Pizzeria is planned for Aventura Mall, also in the Miami area.  The restaurant would open as part of the mall's massive  three-level, 315,000 square-foot expansion wing designed by renowned architect Carlos Zapata.  Aventura Mall, tied for the sixth most productive mall in America in 2016 according to CNBC, raked in a whopping $1,595 per square foot.  While Lenox Square and Phipps Plaza both do very well, neither is in the top ten nationally.  Simon Property Group, owner of Phipps and Lenox, is also part owner of Aventura, and handles the Florida mall's leasing, which could explain why both malls are getting a Harry's.

Harry's at Phipps Plaza will be joined by Savannah's Daniel Reed's Public House which is currently under construction and expects to open late this fall.  Daniel Reed's occupies about half of the former Twist space.  Twist, part of the Here to Serve restaurant group, closed along with the entire group in late 2015.  The other half of the Twist space is actively being marketed to other restaurant concepts.  

In addition to Harry's and Daniel Reed's, Phipps Plaza is expected to welcome a new Grand Lux Cafe restaurant next year as well as a freestanding Ecco restaurant.  

As ToNeTo Atlanta reported in April, Grand Lux plans to open on the second floor of Phipps Plaza in place of Frontgate, in a space occupied for many year by The Peasant Uptown.  Grand Lux, which is owned by The Cheesecake Factory, is essentially an upscale version of its corporate parent.  

Ecco, described on their website as a "Seasonal European Mediterranean Restaurant," continues to operate their original and popular restaurant on 7th Street in midtown, but also has a location in the international terminal of Hartsfield-Jackson Atlanta International Airport.  The Phipps Plaza location should open by next summer.  

Over the past couple of years, pizza has been a popular food at nearby Lenox Square too.  In late 2015, California Pizza Kitchen (CPK) reopened in the mall after a multi-month renovation that saw basically every part of the restaurant upgraded and modernized.  In April 2016, Rise Pies, a quick serve pizza offering, opened in the mall's "fashion cafe," aka, the food court.  Struggling fast food pizza operator Sbarro previously operated locations in both the Lenox Square and Phipps Plaza food courts, but each has since closed.  

Sources say Harry's (or whatever it ends up being called) expects to open in late 2017 or early 2018.

Chuy's Chooses Alpharetta For New Restaurant

Austin, Texas-based Chuy's plans to open a fourth metro Atlanta location next year. The Tex-Mex joint entered the Atlanta market in the fall of 2011 with a location in Dunwoody and added a second location in Kennesaw in early 2014.  A third location debuted this past February in Akers Mill Square near Cumberland Mall.

The new Chuy's is planned for Liberty Village, a new mixed use center at the northwest corner of Old Milton and Westside Parkways, near Avalon in Alpharetta.  

Chuy's will occupy building 300, a roughly 6,500 square foot

restaurant with an approximately 750 square foot patio.  The overall 21 acre project is also expected to include a few retailers, a bank, and both commercial and residential opportunities.  

Chuy's, which went public during the summer of 2012, ended 2016 with 80 restaurants.  Despite two straight quarters of declining comparable restaurant sales, Chuy's is targeting a total of  12-14 new restaurants this year, of which five have already opened.

Real estate sources say Chuy's is actively looking at other sites around metro Atlanta, one of which is believed to be in Peachtree Corners.  

Company CFO Jon Howie still sees tremendous growth for the company, with the potential for as many as 380 restaurants nationwide.  

Speaking recently at an investment conference, Howie indicated that as long "as the company can keep finding attractive sites and quality managers to run new stores, there's no reason to hit the brakes on store growth." 

While I'm not directly involved in the restaurant industry, many  contacts who are would say that both quality managers and prime sites are both in short supply, at least in metro Atlanta.  

Construction of the Alpharetta Chuy's is expected to begin in August with the restaurant slated to open in "mid-November."

[UPDATE] Metro Diner Makes a Quick Exit in Roswell: Closed After 8 Months

Florida-based Metro Diner, which opened their first metro Atlanta location this past fall in Roswell, has closed.  The restaurant, which replaced Coldbrew's Sports Bar & Grill (which closed last April) occupied an end-cap location in the "880 Holcomb" center on Holcomb Bridge Road.


Metro Diner, not to be confused with Metro Cafe Diner (with locations in downtown Atlanta and Stone Mountain), is a growing chain that started in Jacksonville, Florida.  Since the Roswell opening, Metro Diner opened at the new Tanger Outlets in Pooler (near Savannah) and has locations coming soon to Macon, Augusta, and Columbus.  Sources say that that Macon restaurant is expected to open in mid-July, followed by Augusta in early September and Columbus "towards the end of the year."  A location previously planned for Athens has been abandoned. 

My friends at Scoop OTPbroke news of the restaurant's sudden closure earlier today.  A Metro Diner spokesperson said of the closure "We love the Roswell area, especially the Roswell Residents. Unfortunately, this was a business decision that had to be made. We are doing our best to help all our team members transition." 

Metro Diner Roswell opened late this past October and closed this past Sunday.  There was no reason provided for the closure but the location was likely at least partly to blame.  

A new Metro Diner is expected to open in the Birmingham suburb of Hoover later this fall.  The new restaurant will open in Inverness Plaza, at the corner of Valleydale Road and US Highway 280.  Metro Diner will open in place of a shuttered Steak & Shake. Steak & Shake, like Roswell's Metro Diner, had a previous cameo appearance in Hoover, having opened in the plaza in June 2014, and closing this past December.

Father-and-sons founders John Sr., Mark and John Jr. Davoli purchased the original Metro Diner in 2000 (it first opened in 1992).  In 2010, the restaurant was featured on Food Network's "Diners, Drive-Ins and Dives."  Soon after, the restaurant went from $900,000 in annual sales to nearly $2 million annually.  Slowly, the restaurant grew, corporate locations first, and then franchising.  

The Davolis subsequently brought in ConSul Hospitality Partners to aid in the restaurant's growth. The group  consists of Hugh Connerty, the original franchise partner of Outback Steakhouse and former CEO of Outback Steakhouse International, along with Outback founder Chris Sullivan and Carl Sahlsten, former president of Carrabba’s Italian Grill.  The trio purchased a 50% stake in the business in 2014, and exercised their option to purchase the remaining 50% the following year.

Struggling Macy's is doubling down on its new outlet division Macy's Backstage, with plans to add even more stores to the as yet unproven concept.  The first three Macy's Backstages in metro Atlanta opened earlier this spring inside full-price Macy's stores at Gwinnett Place Mall, Cumberland Mall and Town Center at Cobb.  More recently, Macy's Backstage stores were added to The Mall at Stonecrest in Lithonia and Southlake Mall in Morrow.  Most recently, Macy's announced that it will add a Macy's Backstage store to Northlake Mall in Tucker.  The store is expected to open in mid-to-late August. The opening of a Backstage at Northlake furthers the idea that Macy's is invested in the mall with no plans to close when the mall is revamped in the coming months/years.  Macy's Backstage, which the company has created in an effort to take on the likes of T.J. Maxx and Marshalls, is also meant to drive more traffic to the main line Macy's store.
Chicken Salad Chick opened its newest location at Roswell-Wieuca shopping center in North Buckhead yesterday morning.  The restaurant, the seventh for local franchise group Origin Development Group and 71st overall for the Auburn based chain, opened in place of what was most recently 521 Kitchen & Que, a locally owned barbecue eatery.  This marks the first in-town location for Chicken Salad Chick, with plans already underway to add others in the metro in the coming months and years. 

Lila, a women's clothing boutique at TOWN Brookhaven, is having a "Going out of business sale" with plans to close for good.  Lila is the the second boutique to close in the troubled center this year, and at least the third overall.  Collage boutique closed its location inTOWN Brookhaven this past March, while Edyn boutique closed its store during the summer of 2015. Lila is expected to close in TOWN Brookhaven within the new few days.  Lila boutique on North Highland Avenue will remain open with the company also planning to launch a new online store July 1

New to market men's retailers Hammer Made and UNTUCKit both recently opened on the upper level of Lenox Square in Buckhead.

Habitat for Humanity plans to open a new store at Shenandoah Plaza in Newnan.  The new store will open between Dollar General and Big Lots in a center also home to a Goodwill.  Shenandoah Plaza is located on Bullsboro Drive, a little less than a mile from Ashley Park.  

The QuikTrip at Shepherds Lane and Briarcliff Road is slated to close by the end of July, at which point it will be demolished and rebuilt. The QT property will grow slightly in size to accommodate the new, building.   The adjacent property, once home to Atlanta's CBS affiliate, and before that the Shepherd family residence, will be reduced in size to accommodate the expanded QT.  The new QT, which will be the Tulsa, Oklahoma based company's "Gen 3" design, will feature a wider assortment of prepared and ready-to-eat foods as well as an enhanced variety of beverages.  The new QT should open late this fall.  Another QT is also expected to open this fall on Howell Mill Road on the Westside.  While QT continues to develop new sites and enlarge existing ones in metro Atlanta, the company today revealed plans to enter the Austin/San Antonio market with the first location slated to debut next summer.  

Bowl Lab, a new concept I first revealed would be opening in Vinings last month, is sponsoring a Facebook post this week indicating that they plan to open next week.  The new concept, which will offer meat, acai and poke bowls, is opening in the former 1,455 square foot Subway in Vinings Slope near Vinings Jubilee.

"After many years," Rooms 1-2-3, the knock-off Rooms To Go at The Prado in Sandy Springs, is going out of business. The furniture and mattress retailer opened in the former Staples at the Prado in late 2015.  The Sandy Springs store, referred to by the company as its "superstore," is about 20,000 square feet.  Its opening followed the "express" store in Acworth which is located in a freestanding former CVS Pharmacy which is also closing.  Both stores are expected to close in September, but perhaps sooner, if all merchandise is sold.  Sources say that Staples still holds the lease for The Prado location and that as of now, no replacement tenant has been found.  If Rooms 1-2-3 does close in/around September, this space would be an idea location for Spirit Halloween or another similar store.  

Cheeky restaurant & bar at The Forum in Norcross has been listed for lease by Atlanta based The Shumacher Group.  The listing indicates that Cheeky is re-negotiating its lease to $10,000 per month and states landlord is "onboard."  "Lease term has almost ten years remaining on initial term with 2-5 year options."  "Lease with no key money required other then reimbursement of Landlord security deposit to Seller of $15,000." Last year, Cheeky closed its location at the Avenue East Cobb, after which Tin Lizzy's opened in its place.  About the same time, Cheeky opened a new location at Gateway, a new mixed-use center on Roswell Road in Sandy Springs.  

This week, Gatorade released a new ad with the tagline "Make Defeat Your Fuel."  The ad, which features numerous Gatorade endorsers including Michael Jordan, Serena Williams and Peyton and Eli Manning, culminates with Atlanta Falcons quarterback Matt Ryan.  The spot is about bouncing back from adversity and disappointment and Ryan and the Falcons' collapse in Super Bowl LI is about as disappointing as it gets for Atlanta sports fans.  I'm far more a baseball than football fan, and far more a Powerade than Gatorade fan, but this ad is worth a watch. 

Rize Pizza's Rapid Growth Continues With Planned Dunwoody Restaurant

Rize Artisan Pizza, a new Delaware-based pizza chain that opened their first ever location this past fall in Poncey Highland and added a second location shortly afterwards in Sandy Springs, is already planning a third unit.  The new Rize is planned for a new freestanding building in Dunwoody Village.

Sandy Springs-based Crim Development is redeveloping a former gas station at the corner of Mount Vernon and Chamblee Dunwoody Road in the heart of Dunwoody Village. Crim had previously planned to construct a 5,900 square foot building, possibly with two tenants, but will instead construct a 4,000 square foot single tenant property.  

Crim refers to the planned 5,900 4,000 square foot retail building on its website as "one of the most prominent corners in Dunwoody."

Crim also assisted in the development and retail leasing of the new Square One apartments at Hammond Drive and Roswell Road in Sandy Springs. Square One is home to the Sandy Springs Rize location.  While Crim is also developing a 12,500 square foot strip center at Toco Hills, I have thus far heard no indication as to whether Rize may have interest in it, too. 

The property has been cleared and sources suggest that construction should begin in earnest soon. The City of Dunwoody has issued an "active development permit," but has not yet issued a building permit.   Additionally, while I could get no confirmation from Rize on their planned opening, sources suggest the restaurant could open as soon as November, pending build-out and permitting.  

A City of Dunwoody spokesperson responded to a neighbor's question on the popular hyper-local site Nextdoor, stating that Youngstown, Ohio-based Rise Pies would be opening in the space which I have proven to be untrue.  The two pizza shops, although similar in name, operate different models, with Rise Pies focusing on inline mall and outlet-based locations, while Rize Artisan Pizza focuses on larger, endcap and freestanding restaurants outside of malls and shopping centers.  

When it opens, Rize will join a suddenly crowded pizza market in Dunwoody Village, with mainstay Mellow Mushroom holding court not far away.  Novo Cucina, from restaurateur Riccardo Ullio, opened in a onetime Pizza Hut in Dunwoody Hall shopping center in 2015.  Most recently, local pizza joint Vintage Pizzeria opened its third area location in The Shops of Dunwoody shopping center last month.  

While there is no doubt that Rize is light years ahead of Uncle Maddio's Pizza in quality and variety, Uncle Maddio's does operate a location, their corporate store actually, not far from Dunwoody Village in Perimeter Village

Interestingly, in my preparation for this post, I discovered that Rize Artisan Holdings LLC, the parent company of Rize Artisan Pizza, is actually based in Delaware, not Georgia, as I'd thought and reported previously.  Additionally, according to the Georgia Secretary of State, Rize is not in compliance, having not filed its annual registration, jeopardizing their ability to transact business in the state of Georgia.  On June 15th, the Secretary of State's office informed Rize of the issue that if left unresolved would lead to the  "revocation of this entity’s certificate of authority to transact business in the State of Georgia."  Rize has 60 days from the issuance of the notice to abate the issue. 

Rize has reportedly invested heavily in an app that really just enables customers to order and pay for food and offers little else in the way of functionality.  The restaurant has also invested in an iPad-driven ordering system that in my experience can lead to ordering delays rather than efficiencies.  

The food at Rize is not bad but I truly believe they may be doing too much too soon and focusing on the wrong things as they try to scale.

Sycamore Partners Attaches Itself to Staples for Nearly $7 Billion

Private equity firm Sycamore Partners plans to acquire Staples for $10.25 cash per share, a 12% premium over its share price on Tuesday, before reports surfaced that the transaction was close to be being completed. The deal, the largest ever for New York-based Sycamore Partners, is valued at about $6.9 billion.   


"The Sycamore Partners’ team shares Staples’ entrepreneurial spirit and long-term vision,” said Shira Goodman, CEO and president of Staples. “This transaction will enable us to drive greater value for our customers and immense opportunity for our business.”  

The transaction is expected to close no later than this upcoming December.  

In May 2016, Staples abandoned its efforts to acquire rival retailer Office Depot for about $6.3 billion amid Federal Trade Commission antitrust concerns.  Office Depot merged with then rival OfficeMax in 2013.  

Staples operates just over 1,500 stores in the United States and Canada. The retailer has closed 300 stores since 2011 and plans to close another 70 before the end of the year. Locally, Staples stores have closed in Sandy Springs, Snellville, Buckhead, Milton and Roswell, while Staples reduced the size of its Midtown store, allowing for neighbor Whole Foods Market to expand and open a quick serve Brazilian eatery called The Roast.      

In 2015 Sycamore purchased Charlotte, NC-based department store Belk for nearly $3 billion.  Other Sycamore Partners' investments include Coldwater Creek, Hot Topic, Nine West Holdings, Talbots, Stuart Weitzman, Jones New York and Dollar Express.

[VIDEO] Locally Filmed "A Bad Moms Christmas" Releases First Trailer and It's Hilarious

A Bad Moms Christmas, which started filming last month, has already "wrapped," and has a trailer out!

The comedy, which is the sequel to the 2016 film Bad Moms, was filmed locally in metro Atlanta. (Bad Moms was filmed in New Orleans.)  "Best friends Amy (Mila Kunis), Kiki (Kristen Bell) and Carla (Kathryn Hahn) deal with more stress during the holidays when their respective mothers come to visit."



Although the trailer is not even two minutes long, I spotted scenes filmed in Lenox Square and Phipps Plaza in Buckhead, as well in Charming Charlie's at Cumberland Mall.  Another scene featured prominently in the trailer was filmed at The Spa at Mandarin Oriental Atlanta, according to sources close to the production.   Although I did not see it in the trailer, the film also shot at Sky Zone, a popular kids trampoline park in Newnan.

Budgeted at only $20 million, the first Bad Moms film grossed just shy of $184 million at the box office.  While I'm getting a little tired of remakes and sequels, A Bad Moms Christmas looks good enough to best its predecessor at the box office. 

I was lucky enough to stumble across the filming at Cumberland Mall during which time Mila Kunis was filming. I also ran into Jay Hernandez, who plays Kunis' love interest, taking a break from filming, out to dinner in midtown.  While I'm not a mom, and not even married, I found Bad Moms quite enjoyable and am looking forward to this installment. 

A Bad Moms Christmas is due to be released November 3rd.  

SoulCycle and Flower Child Looking to Join The Shops Around Lenox

The Shops Around Lenox has reportedly inked deals with three new tenants including two first-to-market businesses.  
In the coming months, women's apparel retailer South Moon Under will open in the center along with SoulCycle, an indoor cycle fitness facility and Flower Child, a new concept from the creator of True Food Kitchen.

Based in Annapolis, Maryland, South Moon Under started as a small surf shack in Ocean City, Maryland in the summer of 1968.  In the years since, the company has evolved into an upscale casual chain with 25 east coast locations (and counting) plus an online boutique. The chain's first Atlanta area store opened this past April at Ponce City Market.  The South Moon Under at The Shops Around Lenox will occupy a portion of the former Roche Bobois furniture store and is expected to open in early September.  CorePower Yoga occupies about 5,300 square feet of the the 10,800 former Roche Bobois space, with South Moon Under expected to take another 3,300 square feet.  The remaining roughly 2,200 square foot space could be ideal for a coffee shop, something business owners in the center and patrons alike have both said is sorely needed. 

SoulCycle, the New York based cycle studio, plans to enter the Atlanta market with a facility at The Shops Around Lenox.  SoulCycle is expected to occupy a portion of the former American Apparel space in the center of the complex. I have heard talk of SoulCycle coming to Buckhead for months, if not years, but talk has heated up in recent weeks.  "SoulCycle Buckhead Atlanta LLC" was registered with the Georgia Secretary of State's office in late April.  Referred to as the original indoor cycle fitness studio, the first SoulCycle opened in New York in 2006.  The company was acquired by Equinox Fitness in 2011.  Rival cycle studio Flywheel was launched by SoulCycle co-founder Ruth Zuckerman in 2010. 
Flywheel entered the Atlanta market in 2011 with a location on West Paces Ferry Road. In the years since, the chain has grown locally to include locations in midtown and Alpharetta.  The Buckhead studio, which insiders say was the second most profitable unit in the entire company, relocated last May to The Shops Buckhead Atlanta. 
SoulCycle seemingly tested the waters in new markets last year with their "SoulCycle x Target" roadshow that made a stop at 200 Peachtree downtown.  While clearly the company has the "street cred" and brand recognition to compete,  the Buckhead market has been the epicenter of cycle studio openings.   Almasphere on Piedmont Road near Kyma, and CycleBar at Terminus have both opened over the past year or so.  CYC which was located inside The Forum Athletic Club at Lenox Square, closed this April and has been replaced by in-house cycle classes.

Flower Child, a quick-service healthy eatery from Sam Fox, creator of True Food Kitchen, is expected to open in a portion of the former American Apparel retail space.  Flower Child made its debut in Phoenix, Arizona in 2014.  In the years since, the concept has been expanded in Arizona and also to new markets in California and Texas. The menu features assorted salads, vegetable and grain plates and house-made wraps. Flower Child also features assorted teas and  lemonades which have natural sweeteners such as cane sugar and honey. Dairy and gluten-free desserts include cookies, olive oil cake, raw bars, brown rice crispy treats and granola bars.  Ingredients are organic, sustainable and GMO-free.    Upbeet, which YEAH! Burger's co-founder Erik Maier opened earlier this month on the Westside, is in some ways similar to Flower Child.  I visited Flower Child in Phoenix last year and was impressed with the concept and see it doing well here. 

Given that both SoulCycle and Flower Child usually occupy about 3,200 to 4,200 square foot spaces and the former American Apparel space is only about 6,400 square feet, they may open smaller than normal locations, or be located elsewhere in the center.

Tisha Maley, who spent 24 years with Simon Property Group and handled leasing for Lenox Square and Phipps Plaza, is responsible for leasing The Shops Around Lenox. Following her departure from Simon in 2013, Maley started The Maley Company, a retail real estate advisory, and assisted Jamestown in leasing Ponce City Market.  Maley later moved back to Buckhead to lead the leasing efforts at The Shops Around Lenox.  Maley was responsible for the lease that brought True Food Kitchen to Lenox Square and was surely able to leverage that relationship when leasing at The Shops Around Lenox.  Interestingly, True Food Kitchen had actually considered opening at The Shops Around Lenox before signing on to open at Lenox Square.  

Michelle Lawrence of MVO Marketing who handles media & marketing for The Shops Around Lenox told me by phone earlier this week that South Moon Under is expected to open this fall.  Lawrence said that she could not confirm that Flower Child or SoulCycle had signed on to open in the center.  Calls to Tisha Maley were unreturned. 

Given that work has not not even started on either SoulCycle or Flower Child, I'd say it's fair to assume neither opens until early next year.

Bits & Bites [Atlanta Commercial Real Estate News]

 Wahlburgers plans to open their first Atlanta area location next week at The Battery Atlanta at SunTrust Park. The restaurant, an independently owned franchise of the Massachusetts based restaurant started by the Wahlberg family, is the first of potentially six planned for the greater metro Atlanta area. As of today, the restaurant is planning to open Thursday, July 6th. I sure hope Mark Wahlberg can spare some time is his "Unlimited" schedule and make an appearance at the restaurant. 

Field & Stream plans to open their new Kennesaw store on August 8th next to Dick's Sporting Goods on Barrett Parkway.  The two stores when next to each other are known as the "All-American Sports Center." I first broke news of the planned opening this past November.  Field & Stream opens in place of a former JCPenney Home store. 

Cold Stone Creamery has been added to the tenant roster at the upcoming 365 by Whole Foods Market anchored North Decatur Square shopping center in Decatur.  

A new Krystal restaurant is coming soon to Senoia Road in Fairburn. The new freestanding restaurant will be one of the chain's next generation "clocktower" designs. The new look debuted at the rebuilt Krystal on Cobb Parkway in Marietta this past March. A second location sporting the new design opened in Phenix City, Alabama in May. The new Fairburn Krystal opens alongside relatively new locations of Hardee's, Starbucks, Marco's Pizza, Taco Bell, and Bojangles' among others. Krystal moved its headquarters from Chattanooga to Dunwoody in 2013.  

Culver's has at least two more locations in the immediate Georgia pipeline in addition to plans for at least two others in metro Atlanta. In late August or early September, Culver's will open a new restaurant on Highway 81 West in McDonough. Early next year, Culver's is expected to open a new restaurant at the Tanger Outlets in Pooler, near Savannah. Two other Culver's are planned for the northern suburbs of metro Atlanta

Women's boutique L.A. Greenhas signed on to open at the renovated Andrews Square in Buckhead. The first L.A. Greenopened in Starkville, Mississippi  in 2011. Boutique founderLauren Ann Cooper recently started franchising the business with the first franchised location having opened last month in Inlet Beach, Florida by a mother-daughter duo, Sandy and Haley Gilbreath. In September 2017, the second franchise, L.A. Green Buckhead, will open in Atlanta, Georgia by McKenzie Jones. The Buckhead store will be nearly 1,800 square feet and will reportedly feature only women's clothing and accessories.  

A new restaurant called Mr. Crab is coming soon to Shops at Heritage Place in Tucker. The new restaurant, which refers to itself as "A Taste of Florida," will feature shrimp, fish, oysters, crab, and crawfish.  Mr. Crab joins newly opened Magnolia Room Cafeteria in the Hugh Howell Road shopping center. 

Smashburger restaurants in Alpharetta and Kennesaw are for sale as "keep or convert" by The Shumacher Group. The restaurants are located on Windward Parkway in Alpharetta and on Ernest Barrett Parkwayin Kennesaw.  Each unit is roughly 2,400 square feet and is being offered for $150,000. 

The former Wendy's restaurant on South Cobb Drive just off I-285 was demolished Friday morning after sitting vacant for over a year.  In its place, a new Wendy's will be built that will sport the chain's new, more modern aesthetic and logo.  

Atlanta based healthy eatery Kale Me Crazy opened their first out of state location this past Thursday at Waverly Place in Cary, North Carolina.  Kale Me Crazy, started in 2013 by Yogli Mogli founder Roi Shlomo, currently has nine locations in Atlanta including shops in Inman Park, Decatur, Midtown Brookhaven, Roswell, Virginia Highland, Sandy Springs, Buckhead, and East Cobb. New Atlanta area locations are planned for Larkin on Memorial in "East Atlanta" and the Village Green shopping center on Dallas Highway in West Cobb. The Village Green location will be the first site that puts both Yogli Mogli and Kale Me Crazy in the same shopping center. 

The Just Brakes on North Druid Hills Road at I-85 has been rebranded as Pep Boys.    

Nam Dae Mun, an international farmer's market, is now open on South Cobb Drive in Smyrna. The store officially opened June 30th but is celebrating with Grand Opening specials through July 4th. The new store is the Atlanta based chain's eighth overall and second in Smyrna. Nam Dae Mun opens in place of Publix which "moved" to a new store at Spring and Atlanta Roads in the new Jonquil development this past December 

[UPDATE] Chick-fil-A North Druid Hills to Close in August

This past April, I revealed that the freestanding Chick-fil-A on North Druid Hills and Brarcliff Roads, the first ever freestanding Chick-fil-A, would be closing to be rebuilt. The news was met with shock and surprisewith many wondering when exactly it would close and when it would reopen. 

Originally, I was told the restaurant would close July 7th and would reopen in "about five months."New informationI received earlier this week indicates the project's timetable has been slightly delayed.   

The closing date is not confirmed and is now projected for "early August."

The following statement provided a little more clarity regarding the project and what it will entail:

"Chick-fil-A at North Druid Hills is projected to close later this summer. It will be torn down and replaced with a new Chick-fil-A restaurant that features the chain’s newest interior design, increases capacity and will create an even more remarkable experience for our guests. The restaurant was the first stand-alone Chick-fil-A restaurant for the chain when it opened in 1986 and has been operated by Franchise Owner Greg Mapoles since 1989.When it re-opens approximately five months after closing, the new restaurant will feature a kitchen, dining room and drive-thru service updated to not only handle current capacities but for future growth. The restaurant will continue to be open 6 a.m. - 10 p.m. upon reopening."   

Given the delay, Chick-fil-A North Druid Hills will now be open for Cow Appreciation Day, scheduled for Tuesday, July 11th.  Anyone wearing anything "cow-like" will receive one complimentary entree.  

We are so thankful for the millions of guests we have served over the last 30-plus years here at North Druid Hills,” said Greg Mapoles, franchise owner. “Their loyalty has created the opportunity to rebuild an even better restaurant to serve them. We encourage them to visit other Atlanta-area Chick-fil-A locations while we rebuild, and look forward to welcoming them back to our brand new restaurant later this year."  

The next closest Chick-fil-A to the North Druid Hills restaurant is about three miles away near the Lindbergh MARTA station at Piedmont Road and Sidney Marcus Boulevard.  A second drive-thru only Chick-fil-A restaurant is located about four miles way on North Druid Hills Road near North DeKalb Mall.  

If you work nearby and find a few miles too far to drive for lunch, Zoës Kitchen and Grub Burger Bar in Brighten Park and Willy's Mexicana Grill in Villages at Druid Hills are some of my favorite lunch options in the area.

Burger 21 a Bust in Buckhead

Quick serve burger chain Burger 21 has closed its restaurant in Chastain Square in north Buckhead. The roughly 3,100 square foot burger joint opened in the Publix-anchored center on Roswell Road in late July of 2015 and closed this past Friday, June 30th. As I reported this past December, the restaurant was not meeting expectations and had been for sale with local restaurant brokerage, The Shumacher Group.  According to Steve Josovitz of The Shumacher Group, the listing has been off their site "for a while."

The Burger 21 website indicates that the Buckhead restaurant is "temporarily closed," but unlike the Snellville location, which may actually reopen in the coming months after a renovation and new ownership, the Buckhead location is likely not to reopen, according to sources close to the center.  

Burger 21 on Scenic Highway in Snellville closed last August after less than 90 days in business. The franchise owners of the Kennesaw restaurant, which opened this past February, plan to reopen the Snellville restaurant in the coming months. Work to renovate the interior of the restaurant has already started and new signage reflecting the brand's new look has been added to the exterior. The Kennesaw and Snellville Burger 21 restaurants, as well as another in Buford near the Mall of Georgia, are all owned by the same franchise group.  

When Burger 21 opened in Buckhead, it replaced Chopstix, later "Scenario" to the left of Publix. Even before it opened, I questioned the viability of another "better burger" joint in north Buckhead where Cheeseburger Bobby's and FLIP, among others, already exist. As I am a nearby resident, I'd love to see a noodle place like Doc Chey's Noodle House open or another Asian eatery of some kind as that is something the area seems to be lacking. There is seemingly an oversupply of Mexican, pizza, and burger joints in the area, so the addition of another would likely not be the best idea.

HUFF Furniture "Restructuring" to Compete in Modern Retail Market

Buckhead's HUFF Furniture is currently having what it is calling an everything must go "Restructuring Sale."  The sale, which started this past Friday, offers discounts of up to 70% off all merchandise. 
Opened by Jim Huff in 1956, the contemporary furniture and design store is located in the 3100 block of Peachtree Road, just south of Piedmont Road. Today Huff Furniture is run by Jimmy Huff and his wife Julie.

Huff's custom furniture has been especially popular with the hip hop community with 50 Cent, Lil Wayne, Ne-Yo, Missy Elliott, Lil Jon, Ludacris, Bird Man, and Nikki Minaj among those who have reportedly patronized the store.  

While Huff no doubt has a client base, it's undoubtedly been impacted by the changes in the retail world. 

The retailer posted the following message to its website announcing the sale.

"After diligent research and analysis we have decided to RESTRUCTURE our BUSINESS! We are thrilled to   announce that we will be remodeling our showroom, adding a new Lifestyle Division, and developing new  strategies to compete in today’s market. To accomplish our goal, we must  drastically reduce  our entire current inventory with never before seen savings!  EVERY PIECE OF FINE FURNITURE will be MARKED DOWN to clear our showroom floor! We are very excited and pleased to be moving forward in this manner, as we will be EVEN  BETTER THAN BEFORE."

While the store claims they are not closing, a complete inventory liquidation seems like a pretty drastic move to make.

A few weeks ago I noticed that the HUFF Furniture property at 3178 Peachtree Road was listed on The Shopping Center Group's website as being available for sale/lease.  The listing does not indicate a price, but describes the property as 6,000 square feet with "50 linear feet of frontage on Peachtree Road."  The property sits on roughly a quarter of an acre. 

"Franklin-Huff, LLC" owns the property and store owner Jimmy Huff reiterated to me today that "we [Huff Furniture] own the building and are not going anywhere." 

Huff told me the current sale is slated to last until July 23rd, but stressed the importance of coming in as soon as possible are quantities are limited and that "once it's gone, it's gone." 

Plans call for the "new and improved" Huff Furniture to debut sometime next month.  

Huff offers bedroom, living room, dining room, and outdoor furniture as well as art, accessories, and lighting.

[EXCLUSIVE] Perennial Properties Planning Peachtree Apartment Project

Atlanta based Perennial Properties plans to construct a new 12-story, 256 unit apartment complex in Brookwood Hills.  The project would be located at 1781 and 1789 Peachtreee Street, parcels that Perennial purchased in 2014 and 2015 respectively.  The two parcels total just over two acres and are currently occupied by a pair of low-rise office buildings.

The roughly 245,000 square foot project would feature apartments built on top of a four-story parking deck.  The project would also include about 6,500 square feet of street level restaurant space and a nearly 10,000 square foot second floor "office space." 

According to Fulton county records, Perennial purchased 1781 Peachtree Street (1.06 acres) for $2.8 million in 2014. In 2014 Perennial purchased  1789 Peachtree Street (.096 acres) for $4.35 million.  According to McGinnity, the company is "only using 60% of what is allowable" for the combined parcel.

I began researching this project earlier this year, and in the months since, little has changed at the subject property until recently.  This week, I noticed a "Variance/Special Exception Appeal." The appeal, slated to be heard before the NPU (Neighborhood Planning Unit)-E on August 3rd,  "seeks a special exception (SEP) from zoning regulations to reduce the off-street loading requirements from 6 loading spaces to 4 loading spaces to erect a new mixed-use development."

Jay McGinnity, Vice President of Perennial Properties, indicated that the property already has "commercial zoning 3" that allows for multi-family development.  

If all goes well, Perennial plans to start site work early next year with plans to complete the project in late 2019. 

Just south of the Perennial project, Morningstar Storage expanded and renovated an existing office building into a a nearly 700 unit self-storage facility last year.

Perennial Properties, whose tagline is "Elevating the in-town living experience," already owns and operates a number of in-town residential projects.   

Perennial Properties in-town projects include The Brady on the Westside, Telephone Factory Lofts and 755 North in Poncey-Highland, Highland Walk apartments in the Old Fourth Ward, N. Highland Street apartments in Inman Park, Monroe Place apartments in midtown, Highland View apartments in Virginia Highland, and Myrtle Street apartments in midtown.  

The Byron, a new project, is expected to open by the middle of next month on Peachtree Street at Linden Avenue.  The project, located just south of the former Pleasant Peasant restaurant and across the street from Emory University Hospital Midtown, is on the cusp of the midtown and downtown corridors.  

Perennial Properties is also planning to redevelop a property they already own.  Oak Knoll, an approximately 3.4 acre "garden style" apartment complex on Piedmont Avenue built in 1951, is due to be replaced by a new apartment complex. The existing complex which includes 58 units will be replaced by a 98 unit complex.  Perennial first proposed building a 180 unit complex on the property over two years ago but after facing significant community push-back, worked with NPU-F and community members to come to a compromise on the development.  McGinnity indicated that the company had "over 60 meetings" with the NPU to come to terms on a mutually agreeable development that reportedly has councilman Wan's blessing as well as that of the Design Review Committee (DRC) and the majority of the neighborhood.  

Plans call for the current Oak Knoll property to start to clear out in October with plans to open the new development sometime next summer/early fall.

[UPDATE] Bowl Lab to Open Tuesday, Grand Opening Planned For Thursday

Bowl Lab, a new quick-serve Hawaiian Poké and Brazilian Açaí bowl concept that ToNeTo Atlantawas first to announce as coming soon this past May, will open its first location this  Thursday in Vinings.  Located in the Vinings Main Retail Centre on Vinings Slope, the new 1,455 square foot eatery opens in place of a former Subway restaurant.

Bowl Lab features a number of different meals in a bowl such as poke, acai and meat bowls.  The restaurant joins a growing number of concepts opening or coming soon to metro Atlanta that feature poke and acai bowls.  

Atlanta based Kale Me Crazy, which started in Inman Park in 2013 and focused on smoothies, juices and acai bowls, has since expanded both its store count and menu offerings to  include poke.  Kale Me Crazy currently has nine locations in Atlanta including Inman Park, Decatur, Midtown Brookhaven, Roswell, Virginia Highland, Sandy Springs, Buckhead, and East Cobb.  New Atlanta area locations are planned for Larkin on Memorial in "East Atlanta," and the Village Green shopping center on Dallas Highway in West Cobb. As I noted earlier this month, Kale Me Crazy opened their first out of state location in Cary, North Carolina late last month. 

Poké Perfect, with U.S. headquarters in Atlanta, opened their first domestic location this past May in downtown Decatur.  A second location is planned for the Westside Provision District in a few weeks will be followed by a third location near Krog Street Market late this year or early next year.  


A number of other poke joints exist around Atlanta including Fish Bowl Poké on Broad Street downtown, Budi's Sushi on Decatur Street near Sweet Auburn, and Poké Bar with a location in Sandy Springs and one coming soon to the Edgewood Retail District.  


Acai bowls are also offered at a number of places around Atlanta including Veda Juice on Peachtree Hills Avenue near the Lindbergh MARTA station, Vitality Bowls, a national franchise with locations in midtown and Peachtree City, and at Upbeet, the new eatery on the Westside from the creators of YEAH! Burger.

Bowl Lab recently launched its full website - it previously just had a splash page - and it's rather nice.  The menu is broken down into sections similar to an earlier iteration of the now defunct Chipotle Mexican Grill concept ShopHouse Southeast Asian Kitchen.     

In recent weeks, Bowl Lab has been advertising heavily on a variety of social media platforms including Instagram and Facebook.     

Korean entrepreneur Steve Taek Jee, is the restaurateur behind Bowl Lab.   

According to the Bowl Lab website, additional locations are planned for  Marietta, Kennesaw, Sandy Springs, Midtown and Buckhead.  The company also has plans for "five additional locations."  It's unclear what the timeline is for any of the additional openings and or if leases have been signed on any of them.       

In celebration of the Grand Opening in Vinings, Bowl Lab is offering all patrons "Buy one, get one free bowls" all day Thursday from 11AM until 9PM.  A "soft" opening is scheduled for Tuesday and Wednesday for lunch only from 11AM to 3PM.

[OPENING ALERT] 4 Rivers Smokehouse to Debut This Saturday, July 15th in Atlanta

4 Rivers Smokehouse, the highly anticipated barbecue joint from chef John Rivers, will officially open their first Atlanta area restaurant this Saturday, July 15th.  The restaurant,  located in the old fire station No. 16 on Marietta Street, took longer to expected to complete, due in part, I'm told, to the efforts made to preserve the historic structure.

ToNeTo Atlanta was first to break news last year of the restaurant's planned opening in Atlanta, and my post about the opening became one of the most read and shared in my site's nearly ten year history.  While barbecue is not new to Atlanta, 4 Rivers apparently has a tremendous following.

"4 Rivers Smokehouse features a regionally-diverse menu, with flavors and styles drawn from the Southeast, Mid-West, Atlantic and even West Coast regions. Guests are welcomed into a fast casual, urban rustic setting, complete with a carving station with cut-to-order proteins, followed by a selection of over 16 “Homestyle Sides,” all made fresh daily in-house. Traditional Smokehouse offerings range from the signature 30-day-aged Smoked Angus Brisket, St. Louis Ribs, Southern Pulled Pork and Smoked Chicken & Turkey to Burnt Ends, Tri-Tip and a Brontosaurus Beef Rib."     

"Among the smokehouse’s “Signature Stackers,” favorites include the Messy Pig, a heaping combination of Southern Pulled Pork, coleslaw, pickles and jalapeños, the Smokehouse Cuban, BBQ Street Tacos and the Texas Destroyer—aged brisket topped with onion rings, jalapeños and melted provolone cheese. Sixteen mix-and-match “Homestyle Sides” include 4R BBQ Beans, Collards and Smoked Jalapeños, as well as vegetarian-friendly offerings like John’s Potato Salad, Texas Cornbread and Baked Cheese Grits. The Atlanta Smokehouse will span roughly 5,300 square feet with 166 indoor/outdoor seats.   

4 Rivers Smokehouse was established in Winter Park, Florida in 2009 by founder & CEO John Rivers.  The restaurant company currently has 13 locations across Florida.  A restaurant representative tells me the company has no immediate plans for additional stores in Georgia, but that could very well change in the future.  

In 2015, Rivers indicated that he was in "lease negotiations" for two sites in Atlanta: Midtown and Buckhead.  It is believed that this is the "midtown" location previously referenced, and that the Buckhead location fell through. 4Rivers  was reportedly in talks to take over the former H. Harper Station on Memorial Drive in Reynoldstown, but that deal never came to fruition. Michael Lennox of Ladybird Grove & Mess Hall has leased the space instead, and plans to open Golden Eagle "a workingman’s tavern," and Muchacho, a casual "West Coast-style hangout" in the coming months.

SIMON Says Sayonara to SIMON Rewards

Indianapolis-based Simon Property Group (NYSE: SPG) announced Monday afternoon that it was ending its roughly three year old rewards program, Simon Rewards.  The program, which was only available at select Simon-owned centers, rewarded customers with points that could be entered into multi-market contests, and provided opportunities to win offers/coupons instantly by "checking in" to local malls.  


In Atlanta, Simon Rewards was available at both Lenox Square and Phipps Plaza in Buckhead as well as Mall of Georgia in Buford.

Simon MallPerks, an earlier program, rewarded shoppers with points that could in turn be redeemed for coupons and gift certificates to participating retailers and restaurants.   The MallPerks program was launched in 1995 and discontinued in early 2001. When it ended, MallPerks reportedly had 2.3 million members.  

While I enjoyed Simon Rewards overall, winning "prizes" like a Regal Crown Club card when I was at Mall of Georgia were rather disappointing.  (If you're unfamiliar, Regal Crown Club is essentially a Kroger Plus card in that it's already free to anyone.)

A statement sent to existing Simon Rewards members said in part...

"While Simon Rewards has given us the opportunity to reward loyal mall shoppers like you, we will be transitioning to a new and improved rewards program."

"Simon Rewards will end on August 13, 2017. No new points may be accumulated as of today [July 10th], and you will have until August 13, 2017 to redeem your available points." 
  
In addition to the three malls in Atlanta, Simon Rewards was also available at Gurnee Mills, Orland Square Mall and Woodfield Mall in Illinois, Roosevelt Field, Smith Haven Mall, The Westchester and The Shops at Walt Whitman in New York and Ross Park Mall and South Hills Village Mall in Pennsylvania.  

Simon Rewards is being phased out in favor of Simon Insider. The new program will be available at 20 properties, including Lenox Square, Phipps Plaza and Mall of Georgia, as well as many but not all of the properties from the prior program.  North Carolina will join Georgia with three properties including SouthPark [Mall], Concord Mills and Charlotte Premium Outlets, the only "Premium Outlet" property participating.  


Interestingly, in researching this post, I discovered that Simon had in fact been running both programs simultaneously with the "Insider" program already in effect at both SouthPark and Concord Mills, among other properties, while we in Atlanta were apparently testing the "Rewards" program.    

Simon Insider is similar to Simon Rewards but with one clear difference in that it requires members to link their credit or debit cards to their account to enjoy the benefits of the  program, a stipulation that was optional during Simon Rewards. 

"Just provide your email and enter the credit or debit cards you already use to shop, and you’ll start enjoying the benefits of Simon Insider immediately. Your progress and exclusive offers will be emailed to you.

Almost every purchase at participating centers counts towards your next reward. There are no coupons to print or codes to remember. Just shop with your registered cards and get rewarded back on your card automatically.

When you earn a cash reward, it can be automatically applied to your next eligible purchase at the center in which it was earned. 

In addition to cash rewards, VIP access to our Reserved Parking spaces is awarded to members that spend $1,000 or more in a month."

Simon Insider is operated on the Spring platform, a loyalty reward service that in addition to having partnered with Simon, has deals with Taubman, Starwood Retail Partners, Macerich and PRIET. (Spring reportedly handled the backend for Simon Rewards)  In collaboration with the mall operators, Spring also has partnerships with VISA, MasterCard and American Express.  

American Express also has a similar partnership itself called "Plenti" that allows customers to earn points that can in turn be redeemed for credit towards purchases. In addition to Plenti, American Express also has an "offers" section on its app where cardholders can "claim offers" from select merchants offering anything from x-many points to x-many dollars off of an x-dollar purchase.  

Interestingly, even deal site Groupon is getting on on the "linked card" craze.  Groupon teamed up with Visa to launch the new rewards platform called "Groupon Card Linked Offers". "There is no 50% discount nor a 50% revenue share like our previous business model.  It is very similar to Spring Rewards or American Express Offers, as the discounts are very small (20-30% cash back) and they link automatically with a Visa card (no vouchers or redemption)." 

While the platform leverages transaction data to understand consumer shopping behavior, mobile is the channel that allows us to reach shoppers in real-time to present targeted content and incentives,” said Jonathan Dyke, co-founder of Spring in an interview with RetailDIVE.  

Our data shows that the mall-wide loyalty programs are driving higher average spend and more frequent return visits. We’ve seen that shoppers participating in the program spend up to 96 percent more when redeeming an incentive and return to the mall 2.5 times faster.”

Lush, purveyor of fresh handmade cosmetics, is coming back to Lenox Square after closing at the mall in 2011.  Previously located on the mall's main level near Bloomingdale's, the new store will be near Lovesac, and will occupy the former Bachrach store. The store, estimated to be about 2,400 square feet, will be on par with the company's other two Atlanta area shops in Perimeter Mall in Dunwoody and Mall of Georgia in Buford.  Both the Perimeter Mall and Mall of Georgia stores reopened earlier this year in significantly larger spaces than they'd previously occupied.  The Lenox Square store, which opened in 2008, was less than 1,000 square feet but was complemented by a shop-in-shop on the main floor of Macy's which as of now is still open.



Lovesac is also returning to Lenox Square just a few short months after closing at the Buckhead mall.  Lovesac, which opened at Lenox Square in 2009 and closed this past March, plans to reopen in a similarly sized space, a couple of doors down from their former store.  UNTUCKit, a new men's store, has opened in the former Lovesac space, while Lovesac will occupy the current G-Star RAW space, as G-Star RAW will relocate to a portion of the former Oakley store. The new Lovesac will be about 700 square feet, about 300 square feet smaller than their previous store.  The company continues to operate a store at Mall of Georgia in Buford.  

Also at Lenox Square, and strangely less than a week before announcing they were filing for Chapter 11 bankruptcy on July 5th, premium denim retailer True Religion filed plans with the City of Atlanta to spend an estimated $40,000 on upgrades.  The permit, filed June 29th,  references "interior alteration and lighting upgrades" to their existing 1,220 square foot store in the mall's "Luxury Wing." 

Struggling company Sears Holdings, owner of retailers Sears and Kmart, announced plans to shutter another 43 stores, their third store closure announcement since the beginning of the year.  This latest round of closures will include 35 Kmart stores and 8 Sears locations.  There are no metro Atlanta stores included in the latest announcement, but there are two in Georgia: Kmart stores in Douglas in south Georgia and Columbus in west Georgia.   The complete list of store closures can be found here

Children’s clothing retailer Gymboree confirmed the stores it plans to close as part of their restructuring efforts following their Chapter 11 bankruptcy filing last month.  The retailer said at the time it may close as many as 450 locations, but the list released yesterday indicates that they currently plan to close 350 stores.  The San Francisco-based retailer started liquidation sales at the affected stores yesterday.  Gymboree will close a total of six stores in Georgia, three of which are in metro Atlanta.  The stores slated for closure in Georgia are at Town Center at Cobb in Kennesaw, Gwinnett Place Mall in Duluth, Cumberland Mall near Smyrna, Peachtree Mall in Columbus, The Avenue Peachtree City in Peachtree City and Oglethorpe Mall in  Savannah.  I called a number of local stores all of whom indicated the sales include 40% all regular price items and 50% all clearance merchandise.  The goal of the closures the company said, is a "right size store base." 

Buckhead's Sophie's Uptown has been listed for sale. The popular bakery which has been in business for about ten years is up for grabs due to owner David York's planned relocation out of state.  The 2,200 square foot shop is located just off Peachtree Road on Pharr Road, and is open for breakfast and lunch and also offers assorted bakery items. Sophie's Uptown donates 25% of their sales to local animal rescue and adoption organizations and their charitable involvement has helped them thrive in an otherwise off the beaten path location.  The sales listing by local firm The Shumacher Group notes the rent is $6,000 per month (all in) and that the business is for sale for only $99,000.  The new owner is invited to "keep or convert" with York willing to "assist buyer during transition." 

MACCosmetics has opened their third Atlanta area store, this one on the first level of Cumberland Mall at center court. The cosmetics company, a division of juggernaut Estee Lauder, has existing stores at Perimeter Mall in Dunwoody and at Ponce City Market in Atlanta.  The company also operates shop-in-shop locations in various Belk, Dillard's, Macy's and Nordstrom stores around Atlanta.  

Previously online-only mens apparelretailer Chubbies, plans to open a new store at The Battery Atlanta, in the coming months.  The store, the second in metro Atlanta, will, like its first at Ponce City Market, be a temporary store with the option to become permanent based on the store's success.  The store should open "in a few months." 

Atlanta based Roark Capital Group announced earlier this week it has purchased  Jim 'N Nick's Bar-B-Q.  The purchase of the 37-unit BBQ chain gives the Atlanta-based, private-equity group its 20th restaurant brand.   Terms of the deal were not disclosed.  Jim ‘N Nick’s is a full-service brand that specializes in barbecue and “Southern-inspired cuisine.”  Jim ‘N Nick’s was founded in 1985 in Birmingham, Alabama by the father-son team of Jim and Nick Pihakis.  Jim ‘N Nick’s has locations in seven states, including Alabama, Colorado, Florida, Georgia, North and South Carolina and Tennessee.  The restaurant operates seven locations in Georgia including their restaurant on Scenic Highway in Snellville which opened last summer. Jim ‘N Nick’s joins a growing list of restaurant brands owned by Roark including Arby's, Miller' Ale House, Hardee's, Moe's Southwest Grill, Corner Bakery, Jimmy John's and McAllister's Deli, among others.  

Serena & Lily plans to open their their first brick-and-mortar store in the Southeast at the Westside Provisions District later this fall. The 2,700 square-foot design shop will take the space previously occupied by Star Provisions. Founded in 2003 and headquartered in Sausalito, CaliforniaSerena & Lily features a selection of signature bedding, original textiles, wallpaper, rug collections and a curated assortment of furniture, lighting and décor. The Westside shop will be the company's sixth location, joining existing stores in San Francisco, East Hampton, Los Angeles, Westport, CT, and Newport Beach.  

[UPDATE] Kroger Marketplace Embry Village in Doubt, Others Delayed Indefinitely

Cincinnati-based Kroger, which industry experts indicate controls just under one third of the metro Atlanta grocery market, is doubling down on some of its most successful locations. This effort includes enhancements to both its North Decatur Square and Toco Hill stores in-town, as well as other OTP stores like those on Buford Drive and Riverside Parkway in Lawrenceville, among others.  

The Kroger Toco Hill is receiving updated décor, referred to by Kroger as "Neighborhood Décor." According to Felix B. Turner, Public Relations Manager at Kroger Atlanta, the enhancements are mostly to the prepared foods area.  It's unclear what exactly "Neighborhood Décor" means, but perhaps it will be similar to the neighborhood-centric elements of the renovated Ansley Mall store where nearby communities are represented in art and in words throughout the store.

Turner stated:

"We are making modifications to the deli that include a sushi island as well as adding a new sandwich station, new Bowls and burrito station and chicken and BBQ station and a new salad bar. We are also adding a hot chicken station in the Kosher deli."  

Turner indicated that the work at Toco Hill, which is already under way, should be completed by mid-October 2017. Kroger Toco Hill was my first job in 2002, and I'm quite sure this is at least the third renovation of the store since then.

Kroger's North Decatur Square store, which the company reopened in an expanded footprint in late 2015, will also receive a few updates.  Most notably, the North Decatur store will receive a beer & wine bar (known to some as Kro-bar). The bar will be the fourth in the Atlanta market after Kroger's Glenwood, Lindbergh, and Cartersville stores.  Cartersville is the only one of the four stores that is actually a "Kroger Marketplace" store.  The North Decatur store, which real estate sources tell me is performing extremely well, will also receive a "Pan Asian meal option as well as additional single-serve beverages." Turner indicates that work should be completed by mid-October 2017.

Interestingly, the company's planned Embry Village Marketplace store that ToNeTo Atlanta exclusively reported last year and which led to the closure of the beloved S&S Cafeteria, is likely not happening as planned.  

The store, located on Chamblee Tucker Road, currently measures about 57,000 square feet but was to swell to just over 113,000 square feet and in the process become a "Marketplace store." 

Kroger Marketplace is a large-format Kroger store introduced in Columbus, Ohio in 2004 and to the Atlanta area in Carrollton in 2013.  In Carrollton, the company renovated and expanded in phases a 70s era"Greenhouse" Kroger.  

Kroger Marketplace stores, about double the size of typical Kroger stores, offer a wider selection of prepared foods, as well as many non-traditional grocery items.  The Carrollton store, for instance, offers apparel, jewelry, kitchen and bath products, toys, and outdoor furniture.   

On my visits to the Carrollton Marketplace store, I often found that it was clothing and toys, two Marketplace additions, that were frequently on clearance, leading me to believe the market for such items in Kroger might not be as great as the company had hoped.  

A recent radio ad campaign by rival grocer Trader Joe's does not name names, but references this trend by saying, "We’ve noticed that a lot of places selling groceries also sell a bunch of other stuff. Like lawn furniture, patio umbrellas, and T-shirts."  This would seem to be a jab at Kroger and its large format stores in comparison to Trader Joe's and their traditionally limited 10-15,000 square foot stores. 

As of December 2016, Kroger's Atlanta division operated ten Marketplace stores in Athens, Carrollton, Cartersville, Dawsonville, Gainesville, Grovetown, Rincon, Savannah, Warner Robins, and Columbia, SC.

When I contacted Kroger's regional office in April regarding an update on the Embry Village Marketplace store, I was told "construction is scheduled to begin fall of 2017.”

Turner's response late last month when asked about the Marketplace store at Embry Village was far more vague than before, leading me to believe the store has been pushed indefinitely: "The project has considerable costs associated with it and Kroger is re-examining the scope of work accordingly.  No timetable is available at this time."  

Turner stopped short of saying the project was completely off, but it would not be without precedent for the project to be abandoned. 

In recent weeks, Kroger has confirmed that at least four other planned Marketplace stores are no longer moving forward.  

A Kroger Marketplace store planned for Colonial Heights near Richmond, Virginia was officially called off last month. The store, which would have replaced an abandoned courthouse, was first proposed in 2013, but was reportedly slowed by a lawsuit brought by residents concerned about noise the development would have brought.A Kroger spokesperson said in part, "Our company has made a decision to focus our efforts on improving the customer experience at existing stores through renovations and innovative technology."

In Oxford, Mississippi, Kroger announced plans in 2015 to expand their existing 54,000 square foot store into a 123,000 square foot Marketplace store.  In late May, Kroger confirmed they no longer plan to make the store a Marketplace store, but indicated they still plan to "upgrade" the Oxford store.  

Another Marketplace store planned for Charlottesville, Virginia would have meant the relocation of an existing store. Plans called for an existing Kroger store on Hydraulic Road to relocate to Seminole Square Shopping Center in place of former Giant grocery store and other tenants.  The Giant store closed in 2012 with Kroger announcing their intentions in 2015.  After being delayed at least twice, Kroger confirmed this past week that they would not be relocating afterall. Similar to the reasoning provided for the abandoned Colonial Heights store, a Kroger spokesperson indicated that the company is focusing its efforts on improving the customer experience at the existing stores in the Charlottesville area.

Kroger was also planning to open a new Marketplace store in Columbia, South Carolina, but city officials confirmed this week that the grocer is no longer coming. The 113,500 square foot Kroger was to open in place of theCapital City Stadium, which closed in 2014 and had previously been proposed for redevelopment as a Walmart.

In metro Atlanta, there are a number of Marketplace stores that have been proposed in recent years, but few seem to be progressing at this point.  

In Lawrenceville, a Marketplace store was planned for Sugarloaf Parkway & Martins Chapel Road.  Turner indicated that in regard to this store  "No new updates or timetables have been established at this time."

Turner provided the same statement for Marketplace stores planned for Loganville (expansion in place from 75,000 to 125,000 square feet at4753 Atlanta Highway) and Snellville  (relocationto Highway 78 & Rosebud Road with 123,000 square feet planned). Local sources in both Loganville and Snellville indicate their respective stores have been "shelved indefinitely." 

Construction is underway on a new Marketplace store in McDonough at East Lake Parkway and Hwy 155 in the new Union Grove Crossroads shopping center.  The store, which represents the relocation of an early 2000s era Kroger across the street, is expected to be 125,000 square feet.  Turner said of this project, "The Developer [Halpern Enterprises] started site work on its property as well as Kroger’s tract. A timetable for the store has not been established at this time."  Local sources in the McDonough community indicate store officials have told them to expect the new store to open in late 2018 or early 2019.

Kroger's long since planned expansion of their Fountain Oaks store on Roswell Road in Sandy Springs is reportedly again back on track. According to Turner, Kroger is "actively developing a scope of work for a possible remodel.  Plan to commence construction in early 2018 with a late 2018 completion."  If prior plans come to fruition, this store would expand from about 60,000 square feet to 80,000-90,000 square feet.     

Another large format yet not Marketplace store planned for Northside Drive & 17th Street in Atlanta is also progressing.  According to Turner, "Developers have commenced site work and we are carefully evaluating the market to determine the size and scope of Kroger’s investment in the community. No timetable set on completion."  This store is expected to be in addition to, not instead of, the nearby store at Howell Mill Square.

Local real estate firm Sofran Partners, the developer of the planned Marketplace store in Lawrenceville, also lists planned Kroger Marketplace stores in Hinesville, Monroe, and Villa Rica in its pipeline of "current projects."  I attempted to get updates on these stores as well as Marketplace stores planned for Cumming and north Johns Creek, but after over two weeks,  I was unsuccessful in getting any updates on these from Mr. Turner. 

Kroger is seemingly reassessing its expansion and large format store pipeline. Marketplace stores are said to represent a $25-30 million investment per store. 

The grocer recently reported its second straight quarter of declining same-store sales, the worst slump in at least 13 years. One likely culprit, the price of groceries has dropped for 17 straight months, the longest streak in more than 60 years.

Kroger, the biggest U.S. supermarket chain, lost more than $7 billion in market value combined on June 15th and 16th, the biggest two-day loss for the company since December 1999. The 19 percent drop on Thursday the 15th was thanks to a disappointing earnings report. The 9 percent drop the next day was courtesy of Amazon.com Inc.'s announcement that they planned to acquire Whole Foods Market in a deal valued at nearly $14 billion. 

Kroger's Atlanta division has lost a number of key personnel to recent retirements including Jerry Moreton, Vice President The Kroger Co., who retired after nearly 40 years with the company in April, and Glynn Jenkins, Director, Communications & Public Relations Kroger Atlanta Division, who also retired earlier this year after multiple decades of service. 

Bruce Lucia,  President of The Kroger Co.’s Atlanta Division, celebrated 40 years with the grocer in 2015. Lucia, who started his career with Kroger as a courtesy clerk in Atlanta in 1975, was promoted to various positions in the years since, returning to helm the Atlanta division in 2000. 

In 2013 Kroger eliminated their double coupon policy in the Atlanta Division, while earlier this year, they eliminated their senior discount. The grocer has also recently significantly reduced the number of 24-hour locations it operates in metro Atlanta.  The Kroger at the Edgewood Retail District in East Atlanta, one of the company's most profitable stores, and the Kroger Marketplace at Carrollton Crossroads in Carrollton, are among the only Georgia Kroger stores that continue to operate 24/7. Most other Kroger stores, many of which previously operated under 24/7 hours, now operate from 6AM until 1AM.  

It remains unclear what the future will hold for Kroger's Marketplace concept, but with their ClickList mobile ordering platform and the addition of more beer and wine bars, the grocer seems intent on continuing to evolve and stay relevant to grocery shoppers.

Third Henri's Bakery to "Rise" on Atlanta's "Upper Westside"

Henri’s Bakery & Café is moving forward with plans to renovate a onetime church and reopen it as a commissary kitchen and retail operation.  The new Henri's, located at 2310 Coronet Way on Atlanta's burgeoning "Upper Westside," is expected to open later this fall.  The new Henri's will be about 4,200 square feet, about double the size of the planned location at Andrews Square in Buckhead and the existing Sandy Springs outpost at Sandy Springs Plaza on Roswell Road.
Madeline Leonard Henri’s, in business since 1929, moved from what had been their most recent Buckhead home at the corner of Irby Avenue and Cains Hill Place,  just down Cains Hill to the Andrews Square shopping center this past May.  The bakery is in a small 1,000 square foot temporary location until its 2,000 square foot permanent space within the center is completed sometime next month.  The bakery's former home, a 5,500 square foot building, will be redeveloped into a mixed-use project by Alliance Residential Co., a Buckhead-based developer that bought the property a little over a year ago. 

Henri Ficus, a French immigrant, opened the business in Midtown before eventually moving it to Buckhead.  His granddaughter, Madeline Leonard, has run the restaurant since his death in 1974.  Her siblings Suzette DiNardo, Mimi Veerkamp, Michelle Teihaber and Henri Ray Bell co-own the cafe & bakery. The Buckhead location had been on Irby Avenue since 1969 while the Sandy Springs location has been open since 1984.  

Permits filed with the City of Atlanta over the past few months indicate the owners of Henri's will spend at least $250,000 to turn the former place of worship into the kitchen and bakery.  

Henri's is not along in the up-and-coming "Upper Westside" neighborhood. 

Henri's new location will open across the street from Westside Village at Moores Mill, a new 70,000+ square foot mixed use project from Eden Rock Real Estate Partners.  The new project, which is expected to attract retailers and restaurants to the area, as well as be home to a number of townhomes, is expected to be completed during the first half of next year.  

Just west of the new Henri's, Edens completed their new Publix Super Market anchored center this past May. The rebuilt Moores Mill shopping center took about a decade to come to fruition, but sources say Edens is having difficultly leasing space in the center except for committed nail and dry cleaning businesses.  One likely contributing factor in their slow leasing efforts may be the awful odor from the nearby water treatment plan that is surely unappealing to would-be restaurant tenants, among others.  

East of Henri's, H&F Bread Co. opened a new 50,000 square foot facility at 1500 Marietta Boulevard, triple the size of the firms former location on Ellsworth Industrial Boulevard last year. The bakery, which has plans for a push towards national distribution, eventually sees expanding to a 200,000+ square foot facility to meet what it hopes is tremendous demand.  The bakery, which is co-owned by chef Linton Hopkins of Restaurant Eugene, first opened in a small Peachtree Road storefront in 2008, before moving to Ellsworth Industrial Boulevard in 2011.

Bacchanaliaand sibling bakery/cafe Star Provisions, West Midtown mainstays since 1999,  moved to Ellsworth Industrial Boulevard earlier this spring from Howell Mill Road.  Bacchanalia and Star Provisions are less than three miles from the new Henri's.  

There are also plans to add new home and townhome communities to the area in the near term.  Some real estate sources have likened Atlanta's "Upper Westside" to what parts of central and west Brookhaven were 15-20 years ago in terms of availableand economical residential housing opportunities.
