[LEAKED] Phipps Plaza "Scores" Pinstripes Bowling Concept, Food Hall Canned

Redevelopment of the former Belk is well underway at Buckhead's Phipps Plaza and in addition to the previously announced fitness, office and hotel components, a bowling venue will also be part of the project.  Michelle Smart, Vice President of Leasing at Simon Property Group, shared the news Tuesday evening at Davio's at Phipps Plaza, where she was the guest speaker for a YARA (Young Atlanta Retail Alliance) meeting.
Smart, who joined Simon Property Group in 2011 and is responsible for leasing at both Lenox Square and Phipps Plaza, told the crowd of about 40 that a lease was "imminent" with "an approximately 30,000 square foot, two-story entertainment concept" that she described as offering bowling, bocce and "wood-burning pizza."   Though Smart did not divulge the concept's name, the context clues she provided gave a pretty clear picture as to what was coming.

Pinstripes, a bowling venue and restaurant based in Northbrook, Illinois, describes itself as offering "Bistro Bowling and Bocce" and according to its menu,  their pizzas and flatbreads are "baked in our wood-burning pizza oven."

Multiple real estate sources confirmed to ToNeTo Atlanta that Pinstripes is the bowling concept coming to Phipps Plaza.

Launched in 2006, Pinstripes currently has ten centers open with another two listed as coming soon to San Mateo, California and Houston, Texas.  The Atlanta outpost would be the chain's first in the south.

In Atlanta, Pinstripes would compete with locally owned The Painted Pin, which opened in 2014 on Miami Circle near the Lindbergh MARTA Station, as well as their sibling concept, The Painted Duck, which debuted early last year off Howell Mill Road in West Midtown.  National operator Punch Bowl Social also entered the Atlanta market early last year with a multi-level venue at The Battery Atlanta adjacent to SunTrust Park, and there are rumors of Lucky Strike, another national operator, also looking to enter the Atlanta market in the coming years.

In detailing the updates and additions to the mall, the one glaring omission in Smart's talk was the previously announced 30,000 square foot two story food hall.  Although not explicitly mentioned as being eliminated, its size matches up with that of the new "entertainment concept," and the One Phipps Plaza website does not mention it either, but does reference "a unique, curated dining experience."

Multiple sources with knowledge of the deal indicate that the food hall is, in fact, "dead."  

Simon was reportedly unable to come to terms with their targeted food hall operator but its elimination could also be  due to the realization that food halls are fast becoming ubiquitous, with dubious long-term financial returns. 

Smart also shared with the group that Phipps will be adding to and improving the streetscape, hardscape and landscape features surrounding the mall and existing tenants like Nordstrom.

For anyone coming to the event wondering "Do people still shop at Phipps?" Smart was ready for that, too, sharing that annual sales at anchor Saks Fifth Avenue are $100 million.

First announced in November 2017, and now known as One Phipps Plaza, the redevelopment of the former Belk (Parisian) at Phipps Plaza will bring to the luxury center a 150 room Nobu Hotel, 10,000 square foot Nobu restaurant, Life Time Athletic's "Diamond Club," and 300,000 square feet of Class A office space.  New green space for concerts and movie series was also mentioned Tuesday as an element of the redevelopment.

Surprisingly, no one questioned Smart on the potential impact that Jamestown could have on their recently acquired The Shops Buckhead Atlanta development, and also surprisingly, Smart was coy in not naming Tom Ford as an upcoming tenant of the mall, something ToNeTo Atlanta reported in January was "stolen" by Simon from the troubled mixed-use project.

According to Smart, the redevelopment at Phipps Plaza is "on schedule" and is currently expected to deliver in phases from late 2020 through 2021.

[ACTION!] CMX CinéBistro Open in Peachtree Corners, Coming Soon to Halcyon

A new location of CMX CinéBistro opened earlier this month in metro Atlanta and the company is bullish on the market for additional locations.  The new approximately 35,000 square foot CinéBistro which anchors the new Peachtree Corners Town Center development is located along Peachtree Parkway, across the street from The Forum.  The theater, officially located at 5180 Town Center Boulevard,  features six screens, a full bar and premium in-theater dining options.
The Peachtree Corners location is the second in metro Atlanta for the Miami-based operator.  The first in the market opened in Brookhaven as part of TOWN Brookhaven in late 2011.  The Brookhaven location is slightly larger, with seven rather than six screens, and also seating for 758 compared to 588 at Peachtree Corners.

Brookhaven's opening was as a division of Birmingham, Alabama-based Cobb Theatres.  Cobb was purchased in late 2017 by Mexico's Cinemex, and is now run by it's U.S. brand CMX out of Miami. 

Smaller in size and seats is not necessarily a bad thing, especially when you are a premium experience, targeting adult moviegoers.  You see, CinéBistro is a 21 and over theater for all shows beginning after 6 p.m.  Guests three and above will be welcome for all shows prior to 6 p.m., but must be accompanied by an adult over the age of 21.  Compared to typical theaters that seat a few hundred per auditorium, each auditorium in Peachtree Corners offers from 90 to 100 oversized, fully-reclining leather loveseats with footrests.  (The seating at Peachtree Corners is a significant advancement over the seating at Brookhaven.)

At a launch event for the theater, management noted something odd, something you might not consider when going to the movies.  CMX sees themselves as a restaurant that shows movies, rather than a theater than offers food.  This emphasis on food is evident in its offerings, which for the most part, are better and more adventurous than you'd find in a typical dinner-and-a-movie concept.

If iPic, a premium dinner-and-a-movie operator destined for Colony Square, were Neiman Marcus and Studio Movie Grill, with a sprinkling of locations around metro Atlanta were Macy's, CinéBistro would be Nordstrom, not affordable for all, but not so exclusive as to be only be for the elite.

Given theaters are notorious for high prices on basic things like popcorn and soda, to know you can get a quality meal and see a new release is surely to be an appealing combination for those seeking a new date night option.
Entree offerings at CinéBistro's Peachtree Corners location include a Pan Seared Scottish Salmon, Wagyu Skirt Steak, Short Rib Mac & Cheese and our personal favorite, Chicken & Churros, their delicious take on the classic Chicken & Waffles.

The theater also serves brunch on the weekends until 2 pm with such offerings as Steak & Eggs, Bread Pudding French Toast, Egg White Frittata, and Braised Chicken Tostada.  The bar at CinéBistro also features a special Atlanta popsicle, the "King of Prosecco," a cocktail with a King of Pops popsicle in it.

While there is a tremendous focus on the food, each theater features curved screens, Barco 4K laser projectors, RealD XL 3D and a digital 7.1 sound system.  Simply said, these screens are the Rolls Royce of screens.

Although hidden from view as you initially enter the development, the theater is located adjacent to both Farm Burger (which officially opened earlier this week) and the new town green, which will debut later this spring and provide the community a new amenity for gatherings, concerts and other events.
A third Atlanta area CMX CinéBistro location will anchor the new Halcyon development in Forsyth County.  The Halcyon theater, a lease that was signed prior to the Cinemex purchase, will reportedly feature ten screens, slightly larger than the company's current model, but one that will allow it to show more movies simultaneously.

A source with knowledge of the company's plans tells ToNeTo Atlanta that CMX is targeting Fuqua Development's Buford project for an additional CinéBistro location.  The project, on the opposite side of I-85 as The Mall of Georgia, across from Floor & Decor, is a development of a previously wooded 64 acre parcel where the developer plans to add as many as 500 multifamily units as well as a 123 room hotel and more than 330,000 square feet or retail space.  Initial site work on the property could begin as soon as this August with a planned 2020/2021 opening.

[UPDATE] Gwinnett Medical Clinic Checking In to Former Peachtree Corners Ippolito's

Gwinnett Medical plans to open a new clinic in the former Ippolito's Neighborhood Italian restaurant at 5277 Peachtree Parkway in Peachtree Corners.  The popular neighborhood restaurant closed as of Sunday March 16 after twelve years in business.  The restaurant was located in a roughly 5,400 square foot freestanding building just south of The Forum and the new Peachtree Corners Town Center.   
Strangely, a banner on the building indicates "Restaurant Coming Soon," even though the interior has been stripped of basically all restaurant fixtures and infrastructure.  Local sources indicate that the restaurant was unable to come to terms on a new lease and that the medical facility was willing to pay a higher lease rate.  

Following the Peachtree Corners closure, Ippolito's remains in operation in four other Atlanta area communities including Roswell Road in Sandy Springs, Barrett Parkway in Kennesaw, Holcomb Bridge Road in Roswell, and Town Center Avenue in Suwanee.

A message posted to the restaurant's front door indicates that the Peachtree Corners restaurant is reopening in a familiar location.  A new Ippolito's is expected to debut soon in Alpharetta's Windward Commons where it will open in place of Ipp's Pastaria & Bar, a sibling concept that closed in the center last year.  Sources indicate that the new Ippolito's is slated to open in May.  

Separately, a previously announced Ipp's planned for 980 Canton Street in downtown Roswell is reportedly on track to open in July.

[UPDATE] After Just Seven Months, Dallas Biscuit Company Has Closed

Dallas Biscuit Company has quietly closed.  The breakfast eatery, located at 210 Merchants Drive in Dallas, was the reincarnation of Mountain Biscuits, originally located near Kennesaw Mountain. Restaurant operator Debbie Ingram opened the original Mountain Biscuit at 1718 Old 41 Highway at the foot of Kennesaw Mountain in 2009.  In 2016, with business booming, Ingram tripled the size of her then-modest restaurant to accommodate the increase in customers.

In early 2018, ToNeTo Atlanta was first to report on her planned relocation to a former Huddle House in Dallas which she attributed to the rising cost of rent.  The restaurant opened in July and reportedly closed permanently as of February.  In researching for this post, one of the most telling facts about the lack of business at the new restaurant was the lack of Facebook comments or Yelp reviews.  Patrons had been quite vocal leaving positive comments both during the restaurant's existence in Kennesaw and around the time of the closure.  That said, the first Yelp.com comment at the new location was not until November 4, and there is little to no talk of the Dallas location or former Kennesaw patrons making the trek to Dallas on Facebook.  

Given the business not only survived, but thrived, in Kennesaw, it's quite sad to see it close so soon in its new home.  That said, one major reason it likely closed was that its prices, while not terribly high or unreasonable, were perceived as "too high" by many in the Dallas community, according to local ToNeTo Atlanta sources as well as comments on social media.  

One especially telling comment was from Sara B who said "prices seem high !!!!" that was subsequently "liked" by six people. 

The fact of the matter is that while one might consider Dallas "not too far" from Kennesaw, the new restaurant was about 17 miles and 30 minutes away, and offered breakfast food, not something that most people will drive significant distances for.  

Additionally, Dallas is simply not as affluent as Kennesaw, with median annual household income in Kennesaw estimated to be nearly $10,000 higher than in Dallas.   

Basecamp Pancakes & Provisions, a sibling concept from the owners of The Marietta Local on the Marietta Square, opened in place of Mountain Biscuits, and according to locals, is doing well.  


More recently, Red Eyed Mule, another popular Kennesaw area breakfast eatery, was forced to relocate after not being offered a lease renewal at their original Church Street Extension location.  Like Mountain Biscuits, Red Eyed Mule also relocated to a former Huddle House, but a recently renovated and better located one on South Marietta Parkway, not far from the Cobb County Civic Center, Dobbins Air Reserve Base, Lockheed Martin and downtown Marietta among other attractions.

Drybar Midtown opened its third location in metro Atlanta last week in Midtown.  The Irvine, California-based franchise salon has existing locations on West Paces Ferry Road adjacent to the St. Regis Hotel in Buckhead  and Avalon in Alpharetta.   The approximately 2,500 square foot Midtown outpost is located at 60 11th Street and officially opened Friday the 29th.  All three locations are owned by local franchise partners Chris Hadermann and Mike Evertsen of Southern Proper Hospitality Group (Tin Lizzy's, Gypsy Kitchen, The Big Ketch etc.) 

Pure Taqueria is planning  to add new locations in Newnan and Columbus.  The Alpharetta-based restaurant chain plans to open at Ashley Park in Newnan in August and on Veterans Parkway in Columbus later in the year.  The chain has existing locations in Alpharetta, Brookhaven, Duluth, Inman Park, Roswell and Woodstock.

Academy Sports & Outdoors confirmed in March  that it plans to open a new store at Buford Gateway, a new development at the corner of Plunkett Road and Buford Drive (GA Highway 120) in Buford.  The new store is expected to open later this year.  A freestanding Texas Roadhouse Steakhouse opened late last year as part of the project.

Gong Cha, a tea joint, and Kremo, a rolled ice cream shop, are now open at 6135 Roswell Road in Sandy Springs.  The two businesses will also open in adjacent spaces later this summer in Peachtree Corners Town Center in Peachtree Corners.

Fork in the Road is now open in the former Wendy's on LaVista Road near Northlake Mall.  The locally owned restaurant was previously located in the former Ruby Tuesday's/Crescent Moon at the front of Northlake Mall.

Kinnucan's has closed its store at Avalon in Alpharetta.  The store opened as part of the mixed-use project in 2014 and closed earlier this week according to signage at the store.  The Auburn, Alabama-based specialty outfitter opened in Newnan's Ashley Park in 2015 and quietly closed last month.  Also last month, the retailer closed a twelve year old store in Tuscaloosa's Midtown Village.  Kinnucan's closed its store in Atlantic Station early last year, having opened it in 2014.
Local franchises of Jamba Juice in Buckhead and Decatur are currently being marketed for sale by The Shumacher Group.  The eateries, located in Chastain Square and North Decatur Center, opened in late 2015 and early 2016, respectively. The listing indicates that they are being offered as "keep [as juice/smoothie bar] or convert."  The franchise is not included in either sale and the business would need to continue under another brand, franchise or otherwise.  Another Jamba Juice eatery in Alpharetta previously closed, while others in East Cobb and Sandy Springs were previously sold by Shumacher and remain open.  This past fall, Jamba Juice was purchased by Atlanta-based FOCUS Brands, owners of such franchises as Moe's Southwest Grill, Cinnabon and Carvel, among other concepts.

A new Dollar Tree is coming to a one time Pier 1 Imports along Memorial Drive in Stone Mountain.  The new store will open at 6050 Memorial Drive in an out-parcel of Hairston Village shopping center.  Originally built as a Pier 1, the building was most recently home to a Pet Supermarket.  Dollar Tree plans to renovate the roughly 9,000 square foot building and reopen later this year.

Dollar Tree will also open a new store at 12155 Houze Road in Roswell in a freestanding former Rite Aid.

Greater Good BBQ on Howell Mill Road on the Westside is no longer open to the public and is now catering only.

A new location of quick-serve pizza joint Your Pie is planned for The Shops at Belmont near the corner of Windy Hill and Atlanta Roads.  The new location will join F45, a fitness facility, and  Real Subs, a local sandwich shop, in phase two of the development.  Athens-based Your Pie has more than a dozen locations in the greater metro Atlanta area including one of their newest on Chamblee Tucker Road at Embry Village shopping center.

Kuroshio Sushi & Lounge at Midtown Plaza at 950 West Peachtree Street has closed.  The restaurant, which opened in place of similar restaurant Steel in early 2017, closed as of February 23. Kuroshio locations remain open in Cumberland and Kennesaw.  According to signage on the Midtown restaurant's door and social media, the owners were as of February, "in the process" of "moving" to another Midtown location.  Over a month later, however, there is nothing to substantiate the claim.
A new Moe's Southwest Grill is coming to Elijay and it, like a renovated location in Sandy Springs and a new location in Kennesaw, will sport the Atlanta-based brand's latest design concept and logo.  An additional new look Moe's is planned for Colony Square in Midtown where the eatery previously operated a location.

Sweetwater's Coffee & Tea is now open at TOWN Brookhaven.  

After countless delays, the Crazy Cuban Sandwich Shop reopened in late February on 14th Street near Georgia Tech.

New locations of Planet Fitness are coming soon to Dawsonville and Stockbridge.  In Dawsonville, Planet Fitness will open a 16,800 square foot facility in a portion of the former 71,000 square foot Kroger store.  In late 2016 Kroger relocated from Dawson Village to the new Dawson Marketplace shopping center nearby where it opened a nearly 124,000 square foot Marketplace store.  In Stockbridge, Planet Fitness will open in a new 20,000 square foot out-parcel of Freeway Junction shopping center along GA Highway 138.

A new Chase Bank is coming to the former Keba Sandwiches/Yogli Mogli at 1403 Oxford Road in Emory  Village.  The bank reportedly wanted desperately to be in the market and was willing to pay the price to be a stone's throw from Emory University, despite not having the capability of having a drive-thru.

Del Taco is planning to open a new location on GA-85 in Riverdale.  The new approximately 2,400 square foot restaurant will sit on a roughly .60 acre lot and is expected to open in early May.  California-based Del Taco has in recent months opened a number of  new restaurants in Georgia in Hiram, Douglasville, Calhoun, Gainesville and Roswell, and has additional units planned for Fayetteville, Loganville and Conyers.  In both Hiram and Gainesville, Del Taco renovated former Pollo Tropical restaurants.  Sources indicate that it is highly likely that Del Taco will also pursue the shuttered Pollo Tropical on LaVista Road in Tucker as they have sought space in the area for some time.

Tin Drum Asian Kitchen has temporarily closed its North Druid Hills Road restaurant for a limited renovation.  The restaurant, located near the corner of North Druid Hills and Briarcliff Roads in the Village at Druid Hills center, has been closed since February and was expected to reopen March 1, April 1, and is now targeting "mid April."  Another Tin Drum is expected to open late this year in Pooler, a suburb of Savannah, at the Tanger Outlets center.

Ali's Cookies Dunwoody at Perimeter Place has reopened after being closed for a month or so for unspecified reasons.  Although the shop has reopened, it's under abbreviated hours as the business deals with staffing challenges that have made maintaining a standard schedule difficult.

Boutique pet store Pet People is opening a pair of new locations in metro Atlanta, their first in the state.  The new shops are coming to Fountain Oaks shopping center in Sandy Springs and Peachtree Battle shopping center in Buckhead.   Based in the greater Columbus area of Ohio, Pet People most closely competes with  Memphis-based Hollywood Feed which now has 21 stores in Georgia.  The Sandy Springs location opened last month and is 4,447 square feet, and the Peachtree Battle location, which replaces shuttered Japanese eatery Maki Fresh, is 3,390 square feet and is expected to open later this summer.

Clarks has closed its store at Cumberland Mall in Smyrna.  The footwear retailer remains open at Perimeter Mall in Dunwoody, North Point Mall in Alpharetta, Mall of Georgia in Buford and Lenox Square in Buckhead.  Clarks also operates outlets at The Outlet Shoppes at Atlanta in Woodstock, Tanger Outlets in Locus Grove and Commerce and North Georgia Premium Outlets in Dawsonville.

Navy Federal Credit Union is opening a new branch in the former SunTrust Bank at Roswell Road and Cliftwood Drive in Sandy Springs.  SunTrust relocated last year to the site of a former Wendy's at the corner of Johnson Ferry and Roswell Roads.

A new Burlington store is opening at Mansell Crossing on North Point Parkway in Alpharetta.  The new approximately 45,000 square foot store will open in the former Toys R Us space.

CenterState Bank officially made their debut in metro Atlanta last month with the conversion and rebranding of former Charter bank branches.   The acquisition of Charter, which had themselves recently purchased Resurgens, brought Davenport, Florida-based CenterState to Tucker, Decatur, Sandy Springs, Peachtree Corners, Smyrna and Marietta, among other communities.

Pao Pao Ramen and Pao Pao Rolled Ice Cream are now open at Toco Hills.  The twin eateries opened in a shared space near Kale Me Crazy and Spiller Park, all occupying portions of the former Shoe Center store.

Harp Irish Pub has closed at Plaza at Roswell Shopping Center at 1425 Market Boulevard in Roswell.

Adult entertainment venue Onyx has closed temporarily according to signage at the Cheshire Bridge Road business.

Another new player in the "bowl game,"Rush Bowls, recently opened its first ever Atlanta area location along Peachtree Dunwoody Road at Hanover Shoppes at Perimeter Town Center in Sandy Springs.  The new shop opened alongside Grub Burger Bar in the street level retail of the Hanover Perimeter apartment community.

La Fête Chocolat, one of South America's largest high-end chocolate manufacturers, has closed its mini store at Lenox Square in Buckhead. The shop, located in a kiosk-like cube just outside the first floor entrance of Bloomingdale's, opened in late 2016 and closed in February.  Chocolate shops Sugarfina and Godiva remain open in the mall.
Rooms To Go plans to bring its newly created Rooms to Go Outdoor banner to Kennesaw later this summer.  The new store, located at 835 Ernest Barrett Parkway, will open across the street from the brand's namesake store at 964 Ernest Barrett Parkway.  Rooms to Go Outdoor will open in place of Spa Sydell, and according to Cobb County building permits, will occupy about 9,400 square feet and cost about $210,000 to build out.  Seffner, Florida-based Rooms To Go acquired Florida-based Carls Patio last year to launch themselves into the outdoor furniture business.  Existing Carls Pario stores are slated to be rebranded as Rooms To Go Outdoor in the coming months.  Additional Rooms To Go Outdoor stores are likely in metro Atlanta and other existing markets.  ToNeTo Atlanta previously reported that Rooms To Go is spending nearly $2 million renovating their Buckhead store at the corner of Peachtree and Piedmont Roads. 

Popular dim sum restaurant Royal China plans to "soon" relocate from Chamblee Dunwoody Road in Chamblee to Satellite Boulevard in Duluth.  In Duluth, the new Royal China will occupy the former Golfsmith store near Ollie's Bargain Outlet.  We say "soon" as the restaurant has been delayed repeatedly in their relocation for unspecified reasons.

Struggling department store JCPenney plans to close 15 full-line department stores and nine home and furniture stores this year.  The full-line stores are expected to close by July 5, according to a company release.  In Georgia, the moves will lead to the closing of the full-line JCPenney at Glynn Place Mall in Brunswick.  JCPenney has in years past also closed stores at Cumberland Mall near Smyrna and Perimeter Mall in Dunwoody.  Both stores were demolished with the Cumberland property now occupied by a non-mall connected Costco store and fuel center, and the Perimeter store now occupied by a Dillard's as part of the mall.

American Family Care (AFC) Urgent Care has closed at The Prado in Sandy Springs.  Signage on the medical facility's door invites would-be patients to visit other area locations including those in Peachtree Station in Chamblee and in the same building as Piedmont Heathcare on Howell Mill Road on the Westside.  AFC's closure is just the latest in a growing list of failures at the development.  The freestanding building where AFC was located previously lost Barberitos and Yogurt Mountain.  A Bruegger's Bagels planned for the parcel never opened.

According to signage at the restaurant and the corporate website, the Steak & Shake at 2905 Stonecrest Circle near Stonecrest Mall in Lithonia has "temporarily closed."

Local boutique Made Again and mobile device repair shop LifeLine Repairs closed earlier this month at Inman Quarter in Inman Park.  The center has been great for restaurants like Bread & Butterfly, Hampton & Hudson, Char and BeetleCat, but retail has struggled.. The Real Mexican Vittles dba D Boca N Boca, a Mexican street food purveyor, will be opening in a 1,760 square foot freestanding building at 39 Georgia Avenue that will also feature a 880 square foot patio.  The new restaurant joins a growing list of eateries coming to the 83-acre mixed use development.  Owner Helio Bernal, Jr. grew up in his family's Hispanic grocery distribution business El Jarocho, but he branched off on his own in April 2017 with the launch of The Real Mexican Vittles.  Bernal describes his food as "authentic and delicious Mexican bites that take our customers on a trip across the border through our savory experience!"  Steve Josovitz of The Shumacher Group, Inc. represented Bernal in the lease at Summerhill.  A release announcing the completion of the lease refers to D Boca N Boca as "a full-service Mexican Gastro Pub Restaurant and Taqueria with a cutting edge beverage program a stunning outdoor patio in a freestanding brand new buildout in the heart of Summerhill."  The Little Tart Bakeshop opened this past January, and will be followed in May by the opening of Big Sofie, a soft-serve ice cream shop.  Both businesses are owned by Sarah O'Brien who also operates Little Tart locations in Octane Coffee on Memorial Drive in Grant Park and in Krog Street Market.  Wood's Chapel BBQ from the group behind The General Muir, West Egg Cafe and Yalla and Fred's at Krog Street Market, is also opening in the project, as are Hodgepodge Coffee, Halfway Crooks Brewing and Blending, and Little Bear, from Eat Me Speak Me's  Jarrett Steiber.

Regional Bit

REI recently announced plans to open the second of two planned Alabama locations at The Summit in Birmingham.  The new 20,000 square foot store will occupy a portion of the former Toys R Us/Babies R Us in the mixed-use development.  The 56,000 square foot "R" Us Superstore opened in the project in 2011, replacing what had previously been a Bruno's grocery store, which had closed in 2009.  The Birmingham location is slated to open in October preceded by another location, the first in the state, planned for MidCity Huntsville, a new redevelopment of the former Madison Square Mall property in Huntsville.  REI operates five locations in metro Atlanta including those in Alpharetta, Brookhaven, Buford, Sandy Springs and Kennesaw.  

[UPDATE] Summer to Bring Seasons 52 Mall of Georgia Debut

Last June, ToNeTo Atlanta was first to reveal that Seasons 52 planned open a new restaurant at the Mall of Georgia.  We are now pleased to share that the restaurant plans to open Thursday, July 11.  The new Seasons 52 will open on a previously undeveloped out-parcel of mall anchor JCPenney. 
The restaurant, located at 3265 Buford Drive, is currently under construction and is expected to be about 10,000 square feet.  The new location will be the chain's third in Georgia, following locations on Peachtree Road in Buckhead and on an out-parcel of Perimeter Mall in Dunwoody, both of which opened in 2006.  The brand, developed by Orlando-based multi-concept operator Darden, launched in 2003 in Florida, and Atlanta was its first expansion market.

Darden describes the concept: "Seasons 52 is a wine bar & grill that offers fresh, seasonal restaurant dishes served in a casual and sophisticated atmosphere."  The restaurant is known for supporting a healthy lifestyle with smaller portions and healthier entrees and preparations. 


The Mall of Georgia commercial district is already home to two other Darden concepts: LongHorn Steakhouse and Olive Garden.  LongHorn is located on Mall of Georgia Boulevard at Buford Drive with Olive Garden across the street, also on Buford Drive.  Red Lobster, which up until May 2014 was also owned by Darden, is next to Olive Garden. 

In addition to the Buford location, the Seasons 52 website indicates the company plans to open another location later this month in Florida.  The new Florida location, the chain's eleventh in the sunshine state, is coming to The Colonnade Outlets, a luxury expansion of Sawgrass Mills in Sunrise, Florida, and is slated to open April 18.  Sawgrass Mills is, like Mall of Georgia, owned by Simon Property Group.  The upcoming locations will mark the sixth and seventh Simon-owned properties in which Season's 52 operates. 

The other Simon properties in which Season's 52 currently operates are King of Prussia Mall in King of Prussia, PA, Menlo Park Mall  in Edison, NJ, Roosevelt Field in Garden City, NY, St. Johns Town Center in Jacksonville, FL, and The Fashion Mall at Keystone in Simon's headquarters city of Indianapolis, IN.

[UPDATE] Redevelopment of Historic Goodwin Home Property Moving Forward in Brookhaven

"Brookhaven Medical Center II" has broken ground on Peachtree Road in Brookhaven.  The new  three story building, which has been in the works for a number of years,  is being constructed just north of Brookhaven Medical Center where Piedmont Physicians of Brookhaven and Walgreens opened in 2016.  The property was previously home to the historic Solomon Goodwin House, which dated from 1831, and a Subway restaurant. 
Local developer Jay Gipson and his GipCo are redeveloping the property at 3929 Peachtree Road and has hired Transwestern to handle the leasing for it.  In addition to being beside Brookhaven Medical Center, the upcoming development is near the corner of Colonial Drive, just just north of the Kroger-anchored Cherokee Plaza shopping center, and just south of the Total Wine and Stein Mart-anchored Brookhaven Plaza shopping center.  

Brookhaven resident Jay Gipson previously proposed a three tenant redevelopment at Clairmont and Briarcliff Roads that would have brought a new RaceTrac, Wendy's and Express Oil Change to the area.  The proposed development is reportedly not dead, but also not "active."  


The marketing flyer promotes the Brookhaven development as a three story, 50,000 square foot project with "no use restrictions" and a "generous tenant improvement package."  According to sources close to the development, the property is currently 60% pre-leased, with deals "pending" that could bring it to 95% pre-leased within the coming weeks.  

The project is expected to welcome its first tenants in the first half of 2020.  

[UPDATE] Developers Hope to Turn Former Friday's Plaza in Doraville into Apartments

Atlantic Realty Partners in partnership with Kaufman Capital Partners is planning to redevelop the shopping center in Doraville once known as Friday's Plaza.  The firms plan to demolish more than two thirds of the mostly vacant nearly 130,000 square foot shopping center and redevelop it as a multifamily project that planning documents recently filed with the City of Doraville suggest will bring at least 300 apartments to the property.  
Through their subsidiary, Atlantic Residential, Atlanta-based Atlantic Realty Partners has developed a number of multifamily developments in Atlanta and around the county.  Locally, the firm's projects include high-rise apartment buildings Cyan on Peachtree in Buckhead (the redevelopment of Dante's Down The Hatch) and Azure on the Park in Midtown, as well as garden style and mid-rise apartment communities under the "Reserve" branding in Johns Creek, Decatur, Atlanta and near SunTrust Park, as well as the recently completed Lumen Grant Park on Memorial Drive, among others.  

The approximately 13 acre Doraville site sits along Peachtree Industrial Boulevard, bounded by Van Fleet Circle and Tilly  Mill Road, just outside I-285.

The existing shopping center is now just 25% occupied with five tenants.  Approximately 93,000 square feet of the center would be demolished. The remaining 4.8 acres with approximately 37,000 square feet of existing space would remain in place.  Wellpet Humane Animal Hospital, which occupies a 16,650 square foot space, would be the major tenant to remain in place.

Out-parcel establishments Jimmy's Tequila & Carnes, a Mexican steakhouse, and Oasis Goodtime Emporium, an adult entertainment venue, are nearby, but not part of the center and are not expected to close but will likely be affected by the redevelopment around them.  (Prior to Jimmy's, the restaurant was Barnacle's, and before that it was Bennigan's, which like Friday's, was once a popular restaurant chain.)

Property records indicate that the nearly 13 acre shopping center was built in 1985 and sold in 1987 for about $12.8 million.  It was purchased in early 2016 by Kaufman for only $6.5 million.  

Current ownership adopted the name "The Village at Tilly Mill Crossing" in recent years, given that TGI Friday's, long one of the center's most popular attractions, has been closed for about two decades.  (The AMC series Lodge 49 filmed portions of their second season in the former restaurant space in March.)

Another one of the center's more popular attractions was the Six screen movie theater known as the Cineplex Odeon Friday's Plaza Cinema.  The theater opened in 1986 and closed in 2000.  

Kaufman describes the property: "Formerly known as “Friday’s Plaza,” this Doraville, Georgia shopping center is located on Peachtree Industrial Boulevard at Tilly Mill Road just outside the Perimeter (I-285), and has historically served the north metro Atlanta communities.  For decades, this was a successful shopping center but the previous owner lost an anchor tenant and the property spiraled downward.  We purchased this property for less than its previous mortgage and are currently evaluating value creation plans."  

Prior to Kaufman's purchase of the property, local sources indicate that Home Depot was under contract to relocate their store from across the street to shopping center property, but abandoned their plans in 2009 amidst the financial crisis.  

Marketing materials suggest that over 120,000 vehicles drive by the property daily.


Planning documents indicate that current plans are to construct two residential buildings of between three and five stories.  "The proposed redevelopment would have between 305 and 320 dwelling units, comprised of (1) 60%-70% one-bedroom units ranging from 550 to 825 square feet, (2) 20%-30% two-bedroom units ranging from 1025 to 1225 square feet, and (3) 5%-10% three-bedroom units ranging from 1200 to 1450 square feet," the plans say.

[CLOSURE ALERT] Marlow's Tavern Exits Emory Point

Just days after we reported the closure of Francesca's at Emory Point, local restaurant Marlow's Tavern has closed its location in the troubled mixed-use development.  The 2,995 square foot restaurant closed as of March 29.  A message posted to the restaurant's front door reads in part that the closure was to "focus on our future growth."  

Marlow's Tavern, part of Atlanta-based Sterling Hospitality, opened at the mixed-use project in January 2013.  The casual American eatery operates sixteen other locations in Georgia and its closure is likely related more to the overall difficulties of the center in drawing consistent traffic rather than the restaurant itself.  The Emory Point location is the first that the chain, which started in Alpharetta in 2004, has ever closed.  

John C. Metz, Executive Chef/CEO/Co-Founder of Marlow's Tavern, supplied ToNeTo Atlanta the following statement regarding the closure:  

"We have decided to close our Emory Point location in order to focus on our future growth.  All of our dedicated and valued employees will have the opportunity to work at another Marlow’s Tavern. Our people and teams are our top priority. We appreciated serving and are thankful for the support of the nearby businesses, local community and neighbors and hope they will visit one of our other locations soon."   

A new Marlow's Tavern is slated to open Tuesday, April 16 at the new CMX CinéBistro-anchored Peachtree Corners Town Center development along Peachtree Parkway in Peachtree Corners.  

In total, following the Marlow's closure, Emory Point will have fourteen vacant spaces totaling approximately 60,000 square feet. The two phases of Emory Point have about 125,000 square feet of retail space between them.  Marlow's marks the eighth eatery to have closed in the development, the tenth, if you include gourmet olive oil and vinegar boutique Stippaggio and natural foods grocer Earth Fare.

There have been a handful of openings and replacement tenants at the project.  Papi's, a local Caribbean eatery, opened in early 2017 in the former Bonefish, while Boba Theory, a local bubble tea and coffee shop, recently opened in the former Paradise Biryani Pointe.  Popular Ethiopian eatery Desta opened its second location in the former BurgerFi this past December. 


The shopping center is advertising "pop-up," short-term leasing opportunities in an effort to fill vacant space.

Denmark-based BoConcept will close its short-lived Atlanta area store April 30.  The store, in the renovated 309 East Paces building, opened in January 2018 but never seemed to catch on.  The retailer sold furniture and related accessories and rugs.  The store is currently liquidating in-stock merchandise as it prepares to close.  Furniture is 40% off, accessories are 50% off and rugs are 60% off.
A new-to-market cosmetics line plans to open a store at Lenox Square in Buckhead.  Los Angeles-based Morphe plans to open a roughly 4,300 square foot store alongside Sephora on the first floor of Lenox Square.  Planning documents indicate that Morphe will replace BCBGMAXAZRIA, although no closing date has been announced for the clothing retailer.  Sources say that Morphe hopes to open by late this year.  

Zuma Sushi on Highland Avenue in Inman Park has been renamed Umai Sushi .  The eatery is located in the street level of the Highland Walk apartments and previously had a sibling location at Toco Hills, which is today known as Matsuya, a similar Japanese eatery. 

Challenges at The Whitley hotel in Buckhead continue.  Sources tell ToNeTo Atlanta that at least three leaders at the Buckhead hotel quit last week, including the hotel's recently installed General Manager.  The Whitley has struggled to maintain significance in the market following its conversion from The Ritz-Carlton Buckhead to The Whitley in late 2017.

Local healthy cafe Wildleaf is now open at Salesforce Tower (fka Atlanta Plaza) on East Paces Ferry Road in Buckhead.  The new location opened Wednesday and is the second for the Atlanta-based concept.  A third is slated to open later this year at the new Coda project in Midtown. As of Monday April 8, the restaurant will be adding coffee and light breakfast service featuring beans from Atlanta's own East Pole Coffee.  Wildleaf's firm location opened in January 2017 at Terminus 100.

A new children's play place called Jack N' Elle Playhouse will celebrate its grand opening April 13 in the Vista Grove shopping center on LaVista Road near Oak Grove.  Mom and entrepreneur Mona Johnson Sullivan is behind the new business, which she describes as "a boutique play experience and family event venue that encourages mental well-being and physical health."  The approximately 4,000 square foot facility is located in the same center as Napoleon's, a popular neighborhood restaurant, and is located where The Dance Centre at Vista Grove previously operated.

A new Goodwill opened Thursday at Old National Town Center on Old National Highway in College Park.  The Goodwill thrift store and donation center opened in the approximately 30,000 square foot former Ross Dress For Less store in the Walmart-anchored shopping center. 

Buckhead teppanyaki restaurant Katana is being offed for lease by local brokerage firm The Shumacher Group.  Located at 3345 Lenox Road, the restaurant is situated across the street from the JW Marriott Buckhead Hotel as well as the Lenox MARTA Station and Lenox Square.  The freestanding 5,500 square foot restaurant has seating for well over 200, a full bar and an outdoor patio, according to the listing which describes the restaurant as having a "Million Dollar Buildout." The restaurant would come to any new owner with a long-term lease in place.  Rent is $20,800 monthly, but the landlord has reportedly indicated that they would consider a base of $15,000 to $17,000 per month.  "Rental extras" of $5383.33 monthly are in addition to the rent.  $320,000 buys all furniture, fixtures, equipment (FF&E), and rights to lease, but not the restaurant's name.

Da Vinci's Donuts informed customers Thursday that it has closed its location on Chamblee Dunwoody Road in Dunwoody Village.  The approximately 1,600 square foot donut shop, the local chain's first franchised unit, opened in late 2016 and was the third of what is now a four unit chain.  According to the company's website, a new location in Dawsonville is expected to open later this summer.  Current Da Vinci Donuts locations include those in Alpharetta, Sandy Springs, Suwanee and their newest, in a converted container at the front of Lenox Square in Buckhead.

Breakers Korean Barbecue reportedly plans to open their highly anticipated new restaurant at Perimeter Mall April 15.  The new restaurant replaces The Pub, which closed at the front of the Dunwoody mall in early 2018.  

A new Chanel Beauty store is coming soon to Avalon in Alpharetta.  The store, which carries assorted Chanel products like makeup and fragrance, will open near Vineyard Vines in the mixed-use development. The store will not carry clothing, shoes, ready-to-wear, eyewear or other Chanel products.  A site-plan for the "reimagined" Colony Square in Midtown Atlanta indicated a Chanel Beauty could also open there, but of course, so could Apple, Tesla and Eataly if you asked Mark Toro, managing partner of North American Properties, which owns Colony Square and developed Avalon.  


A new restaurant called Fugo Express is coming soon to the short-lived Crafthall Kitchen off Perimeter Center West in Sandy Springs.  Signage at the space indicate the eatery will offer hibachi and poke.  

[EXCLUSIVE] Duluth Trading Company to Open First Georgia Store in Kennesaw

Outdoor and workwear apparel retailer Duluth Trading Company is bringing its first metro Atlanta location to Kennesaw later this year.  The approximately 20,000 square foot store will open beside Aldi in Barrett Place shopping center, on Cobb Place Boulevard just off Barrett ParkwayAldi opened in the center at the end of 2017 and occupies about half of a onetime Sports Authority, but had leased the entire space.  The grocer had been marketing the remaining space for sublease.

Based in Belleville, Wisconsin, Duluth Trading Company was established in 1989 and for the two decades of its existence, functioned primarily as a catalog and ecommerce business.  The company opened their first retail store in late 2010 in the Madison, Wisconsin suburb of Mount Horeb.  By the end of 2019, Duluth Trading Company will operate about 50 locations with plans to open another 15 annually until it reaches 100.  

The publicly traded company (NASDAQ: DLTH) last week announced fourth quarter and fiscal 2018 financial results, noting among other things their 36th consecutive quarter of increased net sales year-over-year.  In addition to to the Kennesaw store, the company plans to open to open at least twelve stores in fiscal 2019 including locations in both Madison and Hoover, Alabama.  

Permits filed with Cobb County indicate the company plans to spend at least $580,000 building out their 18,477 square foot space.  Duluth Trading Company's release indicates the store will actually be 19,685 square feet. Either way, the store will be the largest of the twelve stores the company has announced this year, and will be one of the top five largest the company has opened over the past two years.  

In Brixmor-owned Barrett Place, Duluth Trading Company joins the aforementioned Aldi as well as Best Buy, Office Max, Petsmart, Michaels and The Furniture Mall as anchors of the shopping center.  

Across Barrett Parkway from the shopping center, outdoor apparel and accessories retailer Field & Stream opened in 2017 in place of the former JCPenney Home Store in Town Center Commons.  There, the 42,728 square foot Field & Stream was paired with its larger corporate parent, Dick's Sporting Goods, which occupies an 80,000 square foot space.  

Duluth Trading Company projects their Kennesaw store to open during fiscal Q2 of 2019.

[MEATS!] Arby's Hopes to Return to Tucker

A new Arby's restaurant is being proposed in Tucker marking the the potential return of the roast beef chain to the area after an approximately decade long absence. The new restaurant, part of a four tenant proposal, would be built at the corner of Lynburn Drive and Lawrenceville Highway, bound by  Burns Drive (aka Railroad Avenue), across from Cofer Crossing shopping center.  The parcel in question is currently home to a pair of two-story homes which sit on a combined roughly two acres.  Debra A. Harden and B and A Ventures, LLC are listed in redevelopment documents as the property's current owners.

The Arby's would be built on a roughly .8 acre freestanding out-parcel and would be about 2,900 square feet with a drive-thru.

Specifically, the redevelopment would include the homes at 4260 and 4270 Lawrenceville Highway.  The home at 4260 Lawrenceville Highway was built in 1937, according to DeKalb County records, and is currently zoned R-75.  The home at 4270 Lawrenceville Highway was built in 1950 and is currently zoned C-1.  The two vacant single family homes were most recently home to separate commercial businesses, according to redevelopment documents.

The developer would like both properties rezoned as C-1 to allow the redevelopment to move forward as planned.  The developer, GMC Real Estate Acquisitions, LLC,  has applied to the City of Tucker for a SLUP (Special Land Use Permit) to get the property rezoned.

GMC has enlisted Kathryn Zickert, Smith, Gambrell & Russell, LLP Partner and Chair of the firm’s Zoning, Planning and Land Use Practice, to bring the developer's SLUP proposal to the City of Tucker Community Council.  Zickert is well known in metro Atlanta and has also been involved in the redevelop plans at North DeKalb Mall, among other projects.

The developer's attorneys describe Arby's:
"Arby's serves a variety of sandwich items including its signature roast beef sandwiches, which are not offered at the other nearby drive-thru restaurants.   This will be much appreciated by the surrounding workers and nearby residents and will add to the variety of dining in the City.  It is the Applicant's firm belief that the Arby's restaurant will very successful in the area as it fills a void in the dining options."
In addition to the freestanding Arby's restaurant, the development also calls for the construction of a three tenant separate building that planning documents indicate would include two "retail" tenants and one "restaurant" tenant, and sit on roughly 1.25 acres.  The three suites - 2,500, 2,300 and 3,500 - equal a total of an additional 8,300 square feet.  The one tenant identified on the proposal is My Eyelab, an eyewear retailer, that has been expanding in metro Atlanta and would presumably occupy one of the two retail spaces.

The GMC case is due to be presented to the Community Council at 7 PM on Wednesday April 10.

After closing dozens of Arby's locations around the greater metro Atlanta area over the years, the Atlanta-based fast food chain has in recent years added a number of new locations, and remodeled others.  Among the new Arby's in metro Atlanta area those on State Bridge Road in Johns Creek (in a converted former Pollo Tropical) and on Scenic Highway in Snellville.

In the Tucker vicinity, Arby's previously operated a restaurant at 3897 LaVista Road where it and an adjacent McDonald's were demolished for a updated and enlarged McDonald's.  The Arby's was one of few left in operation to feature a Vegas-like illuminated giant street sign version of the restaurant's famous cowboy hat.  Another Arby's was located in the food court of Northlake Mall.

[EXCLUSIVE] Gio's Chicken Amalfitano to Open at The Battery Atlanta

Gio's Chicken Amalfitano will open its second Atlanta area location later this year.  The new restaurant, coming to The Battery Atlanta at SunTrust Park, will open in place of FEED, another chicken joint, which quietly closed at the end of 2018. Gio's owner Giovanni Di Palma has applied to Cobb County for a beer/wine/liquor pour license according to signage at the restaurant.


Giovanni Di Palma opened his first Gio's Chicken Amalfitano on Hemphill Avenue in Atlanta's Home Park neighborhood in late 2012.  There, alongside Giovanni's original Antico Pizza Napoletana, Gio later opened other concepts that became collectively known as Little Italia.

Gio's offers a variety of chicken entrees, chicken sandwiches and pasta dishes, among other options.  

A representative of the restaurant registered "Gio's Chicken Battery, LLC" with the Georgia Secretary of State's office on March 14.

At The Battery, Gio's Chicken will join an existing location of Antico Pizza Napoletana, one that unlike some concepts in the mixed-use development, has managed to attract patrons on game-days and off-days/during the off-season alike.


In an email to ToNeTo Atlanta, Marc Taft, chef and owner of FEED, cited an "over saturated market," light traffic, as well as portions of The Battery being "undeveloped and unleased," among other issues, as factors that led to his restaurant's closure. 

With the Braves starting out their third season at SunTrust Park well, Gio's could primed for a debut just in time for what we can all hope is a deep post season run!

[UPDATE] Grand Opening Wednesday of 2 Chainz' New Members Only Lounge

Rapper and budding entrepreneur 2 Chainz, aka Tity Boi, (Tauheed Epps by birth), is putting the finishing touches on his second Atlanta area lounge.  This new lounge,"Members Only," will reportedly be just that: exclusively for members of the establishment.  Located at 139 Ralph McGill Boulevard, Member's Only is situated between Downtown Atlanta and Old Fourth Ward.
In addition to being a Grammy award winning artist, 2 Chainz is also the host of Viceland’s “Most Expensivest,”  and this past fall launched a premium marijuana brand and reintroduced his famous "Pink Trap House" as the "Haunted Pink Trap House" in Newnan.

2 Chainz' first lounge, Escobar Restaurant & Tapas, opened in late 2016 on Peters Street in Castleberry Hill.  2 Chainz proudly displayed the perfect 100 health inspection score that Members Only recently received from the Fulton County Health Department on his Instagram page.  One reason 2 Chainz may be especially proud of his recent perfect health score for Members Only is because Escobar famously scored an embarrassingly bad 59 (Unsatisfactory) shortly after opening.

In his latest business venture, 2 Chainz has partnered with "Snoop" to introduce Atlanta to an “Exclusive VIP Lounge for the city’s Socialites and Elite Professionals.”  


As described on the Members Only website: "Designed with the elite professional in mind, the lounge features two bars, intimate seating, and separate areas for the public and membership holders. All of our patrons enjoy special performances by today’s best entertainers, premium cocktails and a carefully crafted menu featuring many vegan options available only at Member’s Only."

Potential members of the restaurant and lounge are enticed with promises of “top class catering, valet parking, a diverse menu which features a variety of vegan options, top-shelf cocktails, and exclusive access to future events and performances.”

Access to the “Members Only” club will reportedly be limited and highly coveted; reservations will be exclusive to individuals with a high socioeconomic status such as artists, celebrities, and CEOs, according to a blog post by KavKapital.  

Those with interest in obtaining membership can review this application page.   There, potential applicants are asked to list any businesses that they own, their website, a section for their social media handles, and if their business and or company could mutually benefit from the club and its members.

The club was expected to open in January, but last week hosted a private birthday party for 2 Chainz' business partner Snoop ahead of what the lounge is now promoting as a Grand Opening on Wednesday April 17.  


The lounge's Instagram profile, which was recently changed from @Members_Only_ATL to @atlmembersonly, indicates its hours are 5 pm until 3 AM, seven days a week.

Metro Atlanta's newest DSW is slated to open Thursday April 11 at Merchant's Walk in East Cobb.  The nearly 15,000 square foot store, which ToNeTo Atlanta first reported on this past October, will open in a portion of the downsized Office Depot in the Kohl's anchored shopping center.  The new store is the third in Cobb County for the off-price retailer joining existing locations in Cobb Place in Kennesaw and Cumberland Mall near Smyrna.
In other Merchant's Walk news, the site-plan for the center indicates that Duck Donuts is coming to the former Gigi's Cupcakes between Mirko and Chipotle.  The fresh-made donut shop is listed as the occupant of the 1,350 square foot space but there is no indication on the site or the Donut shop's website as to when it might open.  Merchant's Walk, like Tuxedo Festival in Buckhead and Toco Hills near Emory, is owned by Edens.  The donut shop is already open in Tuxedo Festival and is reportedly still planning to open in Toco Hills, despite there having been no perceptible work on the site in months.

Readers recently inquired with ToNeTo Atlanta on the status of the previously announcedBell Street Burritos planned for Lawrenceville Highway in Tucker.  ToNeTo Atlanta contacted Bell Street owner Matt Hinton about the upcoming opening.  He indicated that the opening is "about three months away," pending [potential] construction delays.

Hawkers Asian Street Fare is reportedly closer than ever to opening their first Atlanta area location.  The Florida-based chain first announced plans for their restaurant at SPX Alley in Old Fourth Ward in 2017 (their Facebook page was created 10/17/17) and indicated they would open in 2018.  After a planned November opening did not happen, a restaurant representative said they were hoping to open in March (2019) but that it was dependent upon "construction regulations."  Now, with hiring at the restaurant in full forces and the interior starting to look more like an actual restaurant, sources tell ToNeTo Atlanta that the restaurant could open as soon as May.  At SPX Alley along the BeltLine Eastside Trail, Hawkers will join fellow restaurants Guac y Margys, Nina & Rafi, Playa Bowls and soon, a second location of Bennett's Market & Deli, among other neighbors.

Elaine Sterling Institute will be relocating from Sandy Springs to Buckhead.  The school, started by Elaine Sterling in 2008, is currently located on Roswell Road just south of Fountain Oaks shopping center.  It will relocate to the former Herzing University on the lower level of Lenox Square in Buckhead.  The space, which Herzing vacated last year when it relocated to Hurt Plaza Downtown, was originally occupied by a single single movie theater.  The theater, which opened in 1963, was later expanded to a total of six screens, but given the terrible layout and poor sound quality, then owner Regal, which had purchased previous owner United Artists, closed the theater in 2003.  Permits filed with the City of Atlanta indicate that about $440,000 will be spent to renovate the roughly 26,000 square foot space.  The Institute specializes in skincare, nail care and massage therapy.  The Institute also features Spa at ESI, where students perform services at a discount.

OfficeMax is closing its store at Brookwood Marketplace on Peachtree Parkway in Suwanee.  The roughly 20,000 square foot store is a junior anchor in the development anchored by Home Depot and a Super Target.  Coincidentally, the center was sold by Weingarten Realty to "a private individual for an undisclosed sum" last week, at which point the center was advertised as 98% leased, including OfficeMax as a tenant.  The office retailer's parent company, Office Depot, is also closing an Atlanta area store.  The 20,000 square foot Office Depot in Medlock Corners on State Bridge Road at Medlock Bridge Road is also closing.  Both stores are currently offering in-store merchandise at up to 50% off and will close permanently May 18.

A new Del Taco is coming to 1714 Highway 138 SE in Conyers.  The new 2,400 square foot restaurant is being built on the site of a former Ruby Tuesday in an out-parcel of Conyers Village shopping center.

[UPDATE] Permits Filed For Tom Ford at Phipps Plaza

Tom Ford has officially filed for permits with the City of Atlanta to begin buildout of its new store at Phipps Plaza in Buckhead.  ToNeTo Atlanta exclusively broke news of the retailer's planned opening at Phipps Plaza January 16.  The luxury fashion retailer is currently located in The Shops Buckhead Atlanta, but will close there to relocate to Phipps Plaza.  The Tom Ford store at The Shops Buckhead Atlanta opened in February 2016.

Despite earlier indications that the Tom Ford store at Phipps Plaza would be larger than their current Buckhead outpost, permits suggest that the new store will be slightly smaller, instead.  Whereas the current Tom Ford store is about 5,000 square feet, and the new store was expected to be about 8,000 square feet [assuming the former Valentino and former Giorgio Armani], permits suggest that the new store will instead be 4,500 square feet, taking only a portion of the two aforementioned spaces.  

The permits, filed last week, suggest that at least $1 million will be spent to build out the new store. $1.5 million was spent building out the Tom Ford store at The Shops Buckhead Atlanta.  

Sales associates at Tom Ford's current store have acknowledged the relocation, as have other employees of other luxury stores in both The Shops Buckhead Atlanta and Phipps Plaza.  That said, no official announcement has come from either The Shops Buckhead Atlanta or Phipps Plaza regarding the closure and opening or a timetable.  

ToNeTo Atlanta reported March 17 that Ponce City Market owner Jamestown had purchased The Shops Buckhead Atlanta for between $175 and $200 million, but a month later,  no official confirmation/announcement has been made public.  

Despite Saint Laurent's recent opening at Phipps Plaza and subsequent marquee signage along Peachtree Road, there is still a slot open and likely waiting for Tom Ford's arrival at the mall.

[Retail Renewal] Perimeter Mall Attracts Huge Zara, New Restaurants, Hotel and More!

A number of changes are taking place in and around Perimeter Mall in Dunwoody.  Below, Tomorrow's News Today - Atlanta (ToNeTo Atlanta) looks at the history of the suburban mall, its beginnings, recent updates and its future.

Brief History 


Perimeter Mall was developed by The Rouse Company.  It opened in 1971 and was the first mall in metro Atlanta to be located outside of I-285, the fourth mall to open in DeKalb County, after Avondale Mall (originally known as Columbia Mall) in 1964, North DeKalb Mall in 1965, and the Gallery at South DeKalb in 1968. Its initial anchor stores were Rich's and JCPenney, neither of which still exist at the mall today.  [Additional history on the mall can be found here and here.] 

Even though Perimeter has gone though many changes over the years, of those first four DeKalb County malls, Perimeter is by far the strongest mall and best aligned for continued success.  (Avondale Mall was demolished in 2007 and a Walmart Supercenter was built in its place in 2008, while discussions continue about demolishing North DeKalb and replacing it with a Costco, among other tenants.)

A four screen General Cinemas movie theater opened in an outparcel of the mall in 1973.  The theater was located along Ashford Dunwoody Road in an out-parcel of the JCPenney department store.  The theater was closed and demolished in 2000 and is currently excess parking, but is close to where the mall plans to construct two new restaurants.

Despite the struggles [and closures] of other malls, Perimeter's location in the northern suburbs of Atlanta has allowed the mall to consistently reinvent itself and attract new retailers and restaurants to the property.  Perimeter is likely not at the same level in either sales or traffic of Buckhead's Lenox Square, but its mix of suburban shoppers and proximity to a growing number of corporate campuses [Inspire Brands, IHG, State Farm, Krystal, and Insight Global among them], make it an ideal location for the varied levels of restaurants and retailers the mall has and continues to attract.

Initial Perimeter Mall stores included Spencer Gifts, Chess King, The Limited, Lerner Shops, Regenstein's, Tinder Box, The Apartment Store, B. Dalton Bookseller, Franklin Music, Bailey Banks & Biddle Jewelers, Wicks-n-Sticks, Muse's, Size 5-7-9 Shops, Singer Sewing Center, Dress Pavilion, The Horse With the Yellow Umbrella (gourmet cooking utensils), Chick-fil-A and Ollie's Trolley Restaurant.  Of this list, only Chick-fil-A remains in business in the mall today.

In 1977, the first Great American Cookie Company store opened in Perimeter Mall.  Five years later, an additional wing anchored by a Davison's department store was added, giving the mall a "T" shape.  In 1998, the mall was expanded again with the addition of the first Southeast location of Nordstrom.  JCPenney left the mall in 2000 while a 77,000 square foot outdoor promenade opened along the Ashford Dunwoody Road facing side of the mall that year. The new outdoor feature, meant to replicate a streetscape,  brought new locations of The Cheesecake Factory, Maggiano's Little Italy and The Corner Bakery, Garrison's Broiler & Tap and Goldfish, as well as retailers including Chico's and Z Gallerie to the mall.  Today, The Cheesecake Factory and Maggiano's remain in their original spaces, while every other restaurant space has changed, Chico's closed and Z Gallerie closed, later relocating inside the mall and replaced on the outside by Urban Outfitters.

Rouse was sold to General Growth Properties in 2004 in a nearly $13 billion dollar transaction.  In 2005, Dillard's opened a new store on the site of the former JCPenney.  

On January 4, 2012, Bloomingdale's announced that it would close its location in the mall, and on January 5, Davenport, Iowa-based Von Maur announced that it would be taking over the location and open its second Georgia location at the mall.  The new Von Maur opened in November 2012, a year after the first Von Maur in the Atlanta market had opened in Alpharetta's North Point Mall in place of a former Belk store.

In 2014, fast-fashion retailer H&M opened an approximately 26,000 square foot store at the mall, replacing both former retail space and some interior common area space.

Overall, Perimeter Mall is the second largest mall in metro Atlanta by square footage with 1.57 million square feet of total space, including mall owned restaurant out-parcels.  Mall of Georgia in Buford is largest in the area at 1.8 million square feet with Lenox Square in Buckhead third at 1.56 million square feet.

Recent Upgrades and change in ownership 

Today, the mall is once again reinventing itself to keep up with changes in the market.  Mall ownership quietly spent about $30 million on an extensive interior renovation that was completed in late 2017.  The renovation included new flooring throughout the mall, raising common area ceilings three to five feet, new seating, updated lighting, new decor and a new elevator in the Dillard's wing, among other improvements.

Palmetto Moon, a Charleston-based retailer of collegiate and southern lifestyle apparel and accessories, opened a 6,500 square foot store in the mall this past August.  In late 2016, Apple relocated from their existing approximately 4,500 square foot store in the mall to a roughly 10,000 square foot space.  Max's Pizza opened in place of the short-lived Varasano's Pizzeria in early 2018.  Abercrombie & Fitch recently completed a renovation of their store that introduced the brand's new logo to the Dunwoody mall and also saw the addition of a shop-in-shop abercrombie kids store.

Brookfield, which this past August completed its $15 billion takeover of General Growth Properties (GGP), has plans to add a number of new retailers and restaurants to the mall in addition to encouraging existing tenants to renovate and upgrade their spaces.

Bankrupt retailers Gymboree and Payless are both conducting store closing sales at the mall and will most likely be closed by month end.  Charlotte Russe has closed, but will be one of the stores that will reopen in the next few months.

Gong Cha Tea recently opened a kiosk on the second floor of the mall above H&M, while nearby, True Religion, which had reportedly been operating its store as an outlet, closed.

Alex and Ani Perimeter Mall - February 2019 

Jewelry retailer Alex and Ani recently opened in the mall as did relocated outposts of Lush cosmetics, The Body Shop and Swarovski, all of which now feature their respective brands' latest store designs.

Retailer Banana Republic also recently completed a full renovation of its second floor store in the Macy's wing alongside sibling retailer Gap.


Future 

One of the biggest moves being made at the mall is by fast fashion retailer Zara which plans to relocate and expand in the mall.  Currently located in a 10,000 square foot space on the second floor of the Von Maur wing, Zara will swell to 31,000 square feet and will encompass over a half dozen former storefronts on the second floor of the Macy's wing.  A similar enlargement is happening at Zara's other Atlanta area store on the second floor of the Neiman Marcus (luxury) wing at Lenox Square in Buckhead.

While there is existing crossover among the two malls - Brooks Brothers, Abercrombie & Fitch., Gap, Banana Republic, J.Crew, Victoria's Secret, Swarovski, American Eagle Outfitters, Apple, Lush Cosmetics, Madewell, Anthropologie, Urban Outfitters, Alex and Ani, Express and Macy's, among others - opening two stores so large, so close, is a bit puzzling.

Victoria's Secret, one retailer that relocated to accommodate the new Zara, will itself also get a new store within the mall.  Currently in temporary spaces near lululemon, Victoria's Secret and sibling brand Pink will both relocate back to the Macy's wing later this summer in spaces created by the relocations of The Body Shop, LUSH, and Swarovski, among others.



According to well-placed mall sources, the new Victoria's Secret and Pink stores will open June 1 followed by Zara on November 1.

Breakers Korean BBQ, which ToNeTo Atlanta first reported on May 2018, plans to open Monday April 15.  The restaurant, which replaced The Pub at the front of the mall, is the second in Georgia for the growing chain.  The opening at Perimeter Mall was reportedly delayed by restaurant ownership, who were simultaneously working on opening at First Colony Mall in Sugar Land, Texas, another GGP-turned-Brookfield property.  The Breakers at First Colony Mall is expected to open Thursday April 11.  

Hollister, sibling brand of Abercrombie & Fitch that has overtaken its older sibling in popularity, is coming soon to the first floor of the mall in a roughly 5,300 square foot space.  There, in the Macy's wing, the new Hollister will replace Call it Spring, Hanna Andersson, and the former Stride Rite.  The store should open later this fall.

Mandarin Express, a "gourmet Chinese" eatery based in Bloomington, Minnesota, will also enter the mall later this year.  Opening what will be its tenth location in Georgia, Mandarin Express in the Perimeter Mall food court will occupy the former Panera Bread which shuttered this past December after about four years in the mall.  The chain is also opening in Augusta Mall in Augusta and already operates in Cumberland Mall, North Point Mall, Peachtree Mall in Columbus and Oglethorpe Mall in Savannah, all of which are Brookfield Retail Group properties.  The new Mandarin Express is currently slated to open May 1.


Near where the former movie theater was torn down, Brookfield plans to construct a pair of freestanding restaurant buildings where new-to-market California-based restaurant Lazy Dog Restaurant & Bar is apparently in place to lease one.  The buildings, coming to the out-parcel of Dillard's, will be about 9,200 and 12,300 square feet in size.  Lazy Dog will be the smaller of the two, but will have a "dog patio," where patrons are invited to bring their pups to enjoy a meal with their owners.  There is even a limited dog menu with free bowls of water!

Leases are reportedly "pending" for both the other new restaurant building and the former Cowfish space with sources telling ToNeTo Atlanta that all three restaurants will open in 2020.  

Progress on Twelve24 - February 2019 
On the back side of the mall, along Hammond Drive, a new Hyatt Place Hotel is coming behind the 16-story Twelve24 office tower now going up next to the Dunwoody MARTA station, both on former mall property.  New renderings of what the hotel will look like and additional interior and exterior views of the officer tower and a short video envisioning the entire development have been posted to the property's website.   

Trammell Crow Company, which purchased the four acre site,  is working with Concord Hospitality Enterprises to develop the 9 story, 193 room Hyatt Place hotel connected to Twelve24. Hotel guests and Twelve24 tenants will share the elevated outdoor terrace level between the two buildings. The hotel is expected to open in mid-2020.  National staffing company Insight Global plans to relocate from its current headquarters at the Ashford Green building at 4170 Ashford-Dunwoody Road in Brookhaven to the Dunwoody office tower, accounting for 16 percent of the total space.  Twelve24 is due to be completed October 2020.

On February 11, the Dunwoody City Council approved $125,000 to complete the final design for Phase One of the Ashford Dunwoody Road Multi-Purpose Trail.  Phase One's segment runs along the entire front of Perimeter Mall, from Hammond Drive to Perimeter Center West.  Phase Two  (Perimeter Center West to Mount Vernon Road) includes the Ashford Restaurant Park property where owner Branch properties is proposing a 60,000+ square foot redevelopment.

[SMOKED] Buckhead BBQ in the Buckhead Village Has Closed

Buckhead BBQ in the Buckhead Village has closed.  The restaurant, located at 25 Irby Avenue, opened June 1, 2017, according to its Facebook page, and quietly closed within the past few days. Last week the restaurant updated its facebook page to reflect that they are a catering only business.  This tweak was the only "comment" from the restaurant which kept such irregular hours that it was difficult to know when they were open.  No notice regarding the restaurant's closure was made either on location or on its facebook page.  


Edward D. S. Kenimer, III, Managing Partner & Pit Master, and his father and fellow pit master Edward D. Kenimer, Jr. were at the restaurant regularly, when it was open.  The duo's specialty was "East Georgia BBQ."  While the construction around the restaurant and limited parking surely made running a restaurant challenging, the owners did themselves no favors in failing to offer a "brown bag special" or something of the sort to the large captive construction worker population or the growing number of apartment residents in the area.

The Kenimers did not own the land on which their restaurant was located.  Fulton County tax records indicate that the .06 acre site is owned by Mitchell Brannen, Chairman & CEO of real estate firm NAI Brannen Goddard.  Tax records further indicate that the property was purchased by Brannen in 1999 for $100,000.

Prior to Buckhead BBQ's 2017 debut, the building was home to One Star Ranch, another popular barbecue eatery, and before that, Texas State Line, yet another barbecue restaurant.

The small restaurant building, roughly 1,300 square feet according to county records, was built in 1955 and according to locals, has operated as some type of restaurant for much, if not all, of its existence. 

In 2018, Fulton County valued theland on which the restaurant is located at $113,200 and the building itself at $52,500, for a combined value of $165,700.  

As can be seen in the photos, the building was in close quarters to Gentry, a new high-rise apartment building currently under construction.  Work on the upcoming 21 story, 290 unit multifamily development began last year, shortly after work on nearby Hanover Buckhead Village was completed.  The developer reportedly made an offer to purchase the restaurant site, but the parties were unable to come to terms on a purchase price.  

There is no word yet on what may happen to the space, but someone, likely one of the developers of the multiple projects underway, has wasted no time in getting two large power poles installed in front of the restaurant.

[PIZZA PIZZA!] Mellow Mushroom Moving into Former Muss & Turner's, Marking Return to East Cobb

A new Mellow Mushroom pizza restaurant is coming to East Cobb.  The Atlanta-based franchise chain will open in the 5,200 square foot space most recently home to locally owned Muss & Turner's in Woodlawn Square shopping center.  The center, along Johnson Ferry Road, is anchored by The Fresh Market and is also home to Half Price Books, J. Christopher's and Hollywood Feed, among other tenants.  


The new Mellow Mushroom marks the return of the chain to the East Cobb community following the 2015 closure of the Mellow Mushroom at The Fountain at Olde Towne, a mixed use development that was demolished.  The property is now home to Northside Hospital's East Cobb Medical Center. 

The space in which Mellow Mushroom is set to open was home to Muss & Turner's from March 2017 until February 2018.  Before that, the space was home to Common Quarter, a sibling restaurant to Muss & Turner's that operated from 2013 until 2017. 

The East Cobb Mellow Mushroom will reportedly be operated by the same pair of business partners who opened the West Cobb Mellow Mushroom  at Parkside West Cobb.  The 4,991 square foot restaurant opened September 11, 2017 in a center anchored by Sprouts Farmers Market and Marshalls on Dallas Highway.

A source at Woodlawn Square owner Retail Planning Group told ToNeTo Atlanta over the weekend that the lease with Mellow Mushroom was signed earlier this year, but only recently has the restaurant started serious interior work, which is why the "coming soon" signage was installed.  

It's likely too early to speculate on an expected opening date but sources indicate it will hopefully be open by early fall.  

In more immediate news,  the freestanding Chick-fil-A at Woodlawn Square recently announced it is due to reopen Monday April 15 after a nine-month "scrape & rebuild" process.

[ALERT] Texas Convenience Store Operator Buc-ee's Planning Georgia "Invasion"

Convenience store operator Buc-ee's is looking to further expand beyond Texas following its January debut in Alabama and Georgia is in its sights!  Buc-ee's first opened in 1982 in Lake Jackson, a suburb of Houston, and while their original locations were typical of most other operators with a dozen or so fuel pumps and a basic looking convenience store of about 3,000 square feet, their next generation stores are anything but typical.

Buc-ee's, known for its "Texas sized" convenience stores, some of which can be 60,000+ square feet, its immaculate restrooms, and wide variety of products, is a tourist attraction of sorts in Texas, with patrons calling it the "Disney World" of convenience stores. [RaceTrac and QuikTrip convenience stores often measure 4,500-6,000 square feet, whereas typical Kroger stores measure 55,000 square feet.]

After expanding an existing store to 17,000 square feet in Luling, Texas in 2001, the company opened their largest location to date, a 68,000 square foot mega-travel center in New Braunfels, near San Antonio, in 2012.  The store, located off Interstate 35, holds the title of "largest convenience store in the world" and features 120 fuel pumps, 83 toilets, 31 cash registers, 80 fountain dispensers and 4 ICEE machines. It also offers tubing and water gear for enjoying the nearby Guadalupe River.

Make no mistake though, Buc-ee's is NOT a truck stop and 18 wheelers are not welcome at any of the company's locations.  

ToNeTo Atlanta in late 2017 visited the company's then recently opened travel center in Katy, Texas, in the greater Houston area.  The 56,000 square foot store, located near Katy Mills [a large indoor outlet mall], opened in late August 2017 and features a Guinness Book of World Record title holding 255 foot long car wash and about 120 fuel pumps.

In addition to the fuel, Buc-ee's sells a lot of not so typical c-store merchandise.  In addition to plenty of soda and sandwiches, Buc-ee's sells multiple varieties of fudge, "world famous" jerky, sugared nuts, as well as Dippin' Dots ice cream, among other food offerings. 

The store's offerings don't stop at food, however, with plenty of private label "Buc-ee's" branded merchandise [stuffed animal beavers, hats, shirts, stickers etc.] as well as home decor, books, and clothing and accessories from higher end brands like Oakley, Reef, Sanuk, Costa and Toms, among others. 

Buc-ee's, whose tagline is "Clean, friendly and in stock" is perhaps best known for their immaculate restrooms. Arch "Beaver" Aplin, the store's co-founder, is keen on his restrooms being the cleanest and most readily available in the industry.  To that end, restrooms are monitored 24 hours a day, 365 days a year, by uniformed employees whose sole responsibility is to keep them pristine.  Additionally, this past fall, the company partnered with "Tooshlights," a "restroom traffic management system."  In the same way some malls and shopping centers have installed lights to indicate available parking spaces, Tooshlights indicates available restroom stalls, "eliminating the awkward experience of having to peek under stalls to see if they are occupied."

About one third of the chain's 34 open or pending locations have at least 50 fueling stations, with three open locations offering at least 120 fueling stations.

So when could Buc-ee's enter Georgia?  That's not clear, but they are coming. 

On the heels of their opening in Robertsdale, Alabama at the gateway of the the Baldwin Beach Express, Aplin mentioned a long awaited opening in Leeds, in addition to the idea that company is "looking" at sites in the Auburn area. 

Leeds, a city about 30 miles east of Birmingham, will welcome Buc-ee's to a 15 acre parcel near The Outlet Shops at Grand River.  Buc-ee's reportedly purchased the property for $9 million in early 2018. 

Beyond Texas and Alabama, Buc-ee's stores are slated to open in St. Johns County, Daytona Beach, and Fort Myers, Florida. All three were at one point slated for 2019 debuts, but have all been pushed to 2020/2021 openings.  Reports indicate that the company spent some $13.9 million to acquire 35 acres in the northeast quadrant of the I-95/LPGA Boulevard interchange for its planned 120 pump location in Daytona Beach. 

"World domination" is how Texas Monthly described the Buc-ee's expansion effort in a recent cover story, which chronicles the beginnings of the company with Aplin. 

The story describes a map in the corner of Aplin's office with thumbtacks where he sees additional locations beyond Texas. When the reporter commented that it looked like an invasion, Aplin didn't flinch. "It does kind of look like an invasion, doesn't it?" he said.

At least six thumbtacks circle suburbs of Atlanta where Aplin hopes to catch drivers traveling to and from Birmingham, Charlotte, Nashville and other nearby areas of interest.   The thumbtacks on Aplin's map stretched into North Carolina too. 
The Katy Buc-ee's 
The company, which registered "Buc-ee’s Georgia, LLC" February 1 with the Georgia Secretary of State's office, has reportedly hired Atlanta-based The Shopping Center Group to assist in site selection in Georgia.  

One area Buc-ee's is likely to be looking in Georgia is in Locust Grove near the Tanger Outlets, given their preference for being near outlets, and since there are still large parcels available.  Other potential areas could include places like Dalton (en route to Chattanooga or Nashville), Villa Rica (en route to Birmingham) and Lavonia (en route to Charlotte).
This coming October, the National Association of Convenience Stores (NACS) will hold its annual convention at the Georgia World Congress Center.  Buc-ee's, like most major c-store operators, will have representatives at the show and while it's basically impossible that Atlanta will have a Buc-ee's by then, there is reason to believe it won't be too long before Georgians get to experience the Texas-sized c-store first hand.
