[nǐ hǎo] Shanghai Street Food Readies Itself For Summer Debut in Roswell

A new restaurant called Shanghai Street Food & Bar is planning a June debut in Historic Downtown Roswell. The restaurant plans to bring "Chinese-inspired cuisine" to downtown Roswell with a focus on the colorful and eclectic street food scene of China’s largest city.  Shanghai will open at 108 Magnolia Street in place of Krespos Seafood House.  Krespos, a Portuguese eatery which opened in 2014, had been for sale and a transaction closed earlier Tuesday.  

According to Shanghai owner Aaron Smith, “The city of Shanghai is influenced by cultures old and new, of both the East and West. There is no better source of inspiration to create something in the area that’s truly never been done before.”  Leading the culinary effort at the new restaurant is Robbie Pacheco, who most recently served as Executive Chef at Restaurant 356 at the Porsche Experience Center near Hartsfield-Jackson Atlanta International Airport. 

Prior to joining Restaurant 356 last February, Pacheco served as Executive Chef at Bon Appétit Management Company, and before that at Wahoo! Grill in Decatur.  Pacheco also served two years as Chef de Cuisine for Chef Asha Gomez at her now defunct Indian eatery Cardamom Hill in Berkeley Heights.
  
“I’ve always had a love for ethnic cuisine and have many memories eating in New York and Chicago’s Chinatown districts as a young chef. When I saw the opportunity to do a concept in Roswell, modern Chinese street food just made sense to me. It’s edgy, different, yet familiar. I don’t want all the pretentious vibe you might get from fine dining. I want to bring late night Chinatown to Downtown Roswell.”  Pacheco, a graduate of nearby Roswell High School, plans to stay open late Friday and Saturday nights to satisfy what he and Smith see as an unmet demand for late night dining options in the Roswell community.  


“Our goal is to bring you familiar flavors from far away in a setting that feels like home,” says Smith, a restaurant novice himself, but the son of a 20 year restaurant industry veteran.  Smith, who until last month was Vice President of Ecommerce or Atlanta based Edible Arrangements, relocated to metro Atlanta five years ago and now lives in Roswell.  

Among the menu offerings Pacheco and Smith are working on are house-made bao (Asian steamed buns) which they plan to offer with both dinner and dessert fillings.  

In its current configuration, the 1,300 square foot restaurant has seating for 40 guests as well as a ten seat bar and an outdoor patio.  The restaurant is housed in what was for many years the famous Roswell Tea House.

Steve Josovitz of The Shumacher Group, Inc. represented Krespos Seafood House in the sale and guided all parties to closing.

[UNCLE!] Uncle Maddio's Flops, Files For Bankruptcy

Uncle Maddio's Pizza last week filed for Chapter 11 bankruptcy protection.  The Atlanta-based quick serve pizza franchise, via a corporate entity called Integrity Brands, filed on April 13 for reorganization in U.S. Bankruptcy Court in Atlanta.  The bankruptcy filing said the company has estimated assets less than $50,000, and liabilities between $1 million and $10 million.

The chain currently has 28 locations across the U.S., with only a few left operating in metro Atlanta, according to its website. 36 other Uncle Maddio's restaurants have previously closed. The pizza chain was founded in 2009 by CEO Matthew Andrew.  Andrew is one of the founding members and former president of Moe's Southwest Grill.  Moe's, which got its start on Peachtree Road in Buckhead in 2000, was purchased in 2007 by FOCUS Brands, an affiliate of Roark Capital Group, an Atlanta-based private equity firm.  At the time it was purchased, the chain had grown to 360 locations.  Today it has more than 700.

Andrew tried to duplicate the success he had with Moe's but it did not turn out as he planned.  The company's struggles have been well chronicled on this site.  

MOD Pizza, founded in Seattle, Washington in 2008, and Blaze Pizza, founded in Pasadena, California in 2011, have more than 300 and 400 locations, respectively, and are seen as the industry leaders in the quick-serve pizza space.  Despite its Moe's pedigree, Maddio's never reached the level of awareness or location count necessary to become a national player and was quickly seen as a "me too" player in the crowded space, rather than the original "create your own pizza" joint they promoted themselves as.


The company previously operated its original location at Toco Hills shopping center as a corporate store.  That store was eventually sold to a franchisee and later closed, at which point the company moved its corporate store to Dunwoody.  That restaurant closed in late 2017.

Current Uncle Maddio's locations include Northlake Tower Festival in Tucker, Buford Drive near the Mall of Georgia, on the East West Connector in Smyrna, and Cobb Parkway in Acworth, among the company's ten locations in Georgia.

This past October, Uncle Maddio's opened at Concourse T of Hartsfield Jackson Atlanta International Airport in partnership with food service operator Delaware North.  The Hartsfield location may go down as the last location to ever open in Georgia, yet is strangely still listed as "coming soon" on the Uncle Maddio's website.

ToNeTo Atlanta has spoken with a number of current and former Uncle Maddio's franchisees at least two of whom allege the company's executives engaged in deceptive business practices and fraudulent behavior as franchisors of the concept. 

As recently as 2015, Uncle Maddio's claimed it was "on track to have 300 restaurants open in five years with 1,000 units in development."  The company further added "With more than 1,350 Pizza Makers making more than 5,000,000 pizzas a year, Uncle Maddio's Pizza is category leader of the create-your-own, fast casual pizza restaurants."

Uncle Maddio's list of creditors include several people and companies in Atlanta. One of the largest unsecured claims is nearly $178,000 owed to Davis, Pickren, Seydel & Sneed, an Atlanta-based law firm. The firm, through partner Rutherford Seydel II, acquired a minority stake in Uncle Maddio’s Pizza in 2015.  Seydel is a minority owner of the Atlanta Hawks and is also married to Laura Turner Seydel, daughter of CNN founder Ted Turner.

Shortly after Seydel made the investment in Uncle Maddio's, he gave an interview to QSR Magazine, a trade publication covering the Quick Serve Restaurant industry. Speaking of the longevity of the brand:
 
"Seydel also thinks that as the brand continues to expand, its staying power also increases. He concedes that the fast-casual pizza field is crowded, but at 38 units, Uncle Maddio’s is rapidly approaching the 50-unit mark, which Seydel considers the “magic number.” He says that once a brand opens 100 units, the chances of them sliding backwards are greatly reduced."
Interestingly, the company's corporate headquarters - 3575 Piedmont Road, Building 15, Suite 250 -  is not the address listed as "debtor's address" in the bankruptcy filing, but instead an apartment in Camden Paces, a luxury apartment development in the Buckhead Village.

Uncle Maddio's indicates in the filing it has 50-99 creditors.  Among their largest creditors are franchisees, investors, landlords and professional service providers.

The company also owes roughly $24,000 to the Georgia Department of Revenue.

"White Star Shops at FSK Mall," landlord at the Frederick, Maryland location, is owed more than $137,000, while WRI Retail Pool I, LP, likely another landlord, is owed more than $128,000.  


Other creditors include the Attorney General of Georgia, Coca-Cola, Delaware North, Comcast, the Internal Revenue Service, International Franchise Association, Maddio's of Tallahassee, Inc. and Uncle Maddio's Charlotte, among others.  

Scott Goodrich, the brand's former COO who left the company as of September 2017 according to his LinkedIn profile, and Jenelle Brown, who is the company's Vice President of Operations and Training, according to her LinkedIn profile, are also listed as creditors.

[CLOSURE ALERT] Ingles to Shutter Two Georgia Stores

Ingles confirmed earlier this week that it plans to close two Georgia stores by the end of the month.  The stores, both located in Lawrenceville,  are due to close permanently as of April 26.  One store is located at 1050 Grayson Highway and according to real estate resources, is 62,500 square feet and originally opened in 1986.  The other store, at 1154 Lawrenceville Highway, is about 78,000 square feet and opened in 2002, according to real estate resources.  The Lawrenceville Highway store featured a fuel center, unlike the Grayson Highway store.  The Grayson Highway store, however, is owned by Ingles, according to property records.  No immediate plans for the soon to be vacant stores have been made public.

Following the two closures, the Asheville, North Carolina-based grocer will operate 67 stores  in Georgia, making the Peach State their number one market by store count.  The grocer's home state of North Carolina is home to 64 stores.  In total, the grocer operates 188 stores, including 35 in South Carolina, 20 in Tennessee and one each Alabama and Virginia. 

The grocery chain continues to operate dozens of locations in Georgia including stores in Cartersville, Carrollton, Covington, Cumming, Dacula, Dawsonville, Douslasville, Fayetteville, Peachtree Corners, Lilburn, Loganville and Stone Mountain, among others. 


In years past, Ingles has closed at least five other stores in the greater metro Atlanta area:

3530 Highway 20 SE in Conyers which is now a Food Depot 

2546 Powder Springs Road in Austell which was demolished 
4400 Hugh Howell Road in Tucker which is now partially occupied by a Goodwill store 
2700 Lawrenceville-Suwanee Road in Suwanee which is now a Super H Mart
10010 Highway 92 in Woodstock which is now a Stars & Strikes, a bowling facility

[FRESH BAKED] Breadwinner Cafe to Rise at Former Wrights in Dunwoody

The owners of Breadwinner Cafe confirmed earlier today that "the rumors are true," and that they have reached an agreement to open in the former Wright Gourmet in Dunwoody.  Wright, a Dunwoody Village mainstay for 35 years, closed abruptly this past February.  The space is located in Shops of Dunwoody at 5482 Chamblee Duwnoody Road and will be larger than the original Breadwinner at 220 Sandy Springs Circle in Springs Landing.  
Husband and wife business partners Geoff and Katie Melkonian opened the original Breadwinner Cafe in 2010.  The Sandy Springs location is about 2,500 square feet, whereas the new Dunwoody cafe will be about 3,400 square feet.

Breadwinner Cafe features a variety of typical cafe offerings like soups, salads and sandwiches, but is perhaps most well known for their fresh-made breads such as peach, pumpkin, banana and cranberry-orange, among other varieties.  

The Melkonians expanded beyond their Sandy Springs location in 2015 when they opened a similar, but differently named concept, Farm to Ladle, at Ponce City Market.  The couple subsequently opened a second Farm to Ladle at Avalon in Alpharetta in 2016.  

According to the Facebook post announcing the opening, Breadwinner Cafe's owners plan to be open "late summer."

[NEW & NEXT] New Bowl Concept Bolay Could Be Headed to Georgia

A heath-oriented bowl concept currently exclusively in Florida could be headed to Georgia.  Bolay, which launched in South Florida in 2016, currently has ten locations open with more in the pipeline.  The growing restaurant chain was founded by Chris Gannon, who owns the concept with his father Tim Gannon, a co-founder of Outback Steakhouse.
The first Bolay opened in early 2016 in Royal Palm Beach and while early social media posts seemed to indicate expansion to Atlanta was on the immediate horizon, openings in Atlanta, while still planned, are likely "a year or two out at this point," according to a company representative. 

The restaurant is focused on "clean" ingredients and offers a selection of grains, vegetables and meats for customizable bowls or "bols" as the company calls them. Similar in some ways to concepts like Flower Child and Gusto, Bolay features nutrient rich ingredients like Peruvian quinoa, roasted butternut squash, smoky cauliflower and a variety of lean, flavorful meats in its bols. Every bol meal is gluten-free.  

Bolay also features a variety of juices, teas, kombucha, cold brew, craft beers and natural sodas from Stubborn Soda.  

All locations of the quick serve restaurant are corporately owned, with any planned expansion slated to also follow a corporate-owned, rather than franchised, model.  Based on existing Florida area locations, most Bolay restaurants are about 2,500 square feet.

[CLOSURE ALERT] After More Than 35 Years, Burger King Cedes its Throne in Marietta

The Burger King restaurant at 2716 Sandy Plains Road in Marietta has closed.  The freestanding restaurant was located in front of the largely vacant Sprayberry Crossing shopping center and reportedly closed without warning last week.  The Marietta location is at least the second Burger King restaurant to close in metro Atlanta in just the past two months, the first being the closure of the Peachtree Corners restaurant on Holcomb Bridge Road in early March.

Unlike the Burger Kings that closed in Peachtree Corners (and Dunwoody, which closed last year), both of which were operated by GPS Hospitality, one of the largest Burger King franchisees in the country, the Marietta location was operated by G&P Food Management, a far smaller group.   

Cobb County property records indicate that the Marietta Burger King opened in 1983, sits on just under an acre, and is about 2,500 square feet.  The restaurant once had an outdoor play-place, but it was removed more than a decade ago and replaced with outdoor seating.  

The county records further indicate that the restaurant is owned by an affiliate of KJF Partners, Inc.  Based in San Clemente, California, KJF Partners specializes in vacant or under-performing quick-serve restaurant buildings.

ToNeTo Atlanta spoke with Joe Faris, principal at KJF, about his firm's decision to acquire the property. “We were attracted to the Marietta property because of the quality of the community and we’re hopeful that we locate a tenant the community will see as a great addition to their lives."

A property listing from Dart Retail Advisors promoting the restaurant building indicates "The Sandy Plains market neighborhood is ranked among the 15% highest income neighborhoods in America."

Faris indicated his team is "talking" with at least one interested QSR (quick-serve restaurant) but did not reveal who that might be or when a deal might be completed.  

One possible replacement tenant is Starbucks, which currently operates a coffee shop and drive-thru about three miles away at 3631 Sandy Plains Road.  

Starbucks has previously stated that opening locations with drive-thrus is a priority for the company.  That said, former drive-thru equipped restaurants provide plenty of options for the company's growth efforts.  

In 2017, Starbucks opened new locations in a converted former Wendy's on Powers Ferry Road in Sandy Springs and in another former Wendy's on Peachtree Road in south Buckhead.  For a short time, the company also operated a coffee shop from a former Arby's on Spring Street in Midtown where the student housing development The Standard was later built.  

Examples of previous deals executed by Faris and his team include the replacing of a vacant Wendy's with a new Del Taco in Allen Park, Michigan, and the renovation of an under-performing and dated Arby's in Mobile, Alabama with a new Burger King.  The company also executed a lease with Tropical Smoothie Cafe to take over a 1960s era Taco Bell in Fountain Valley, California.  

Faris' website indicates his firm has also done deals with Starbucks, KFC, McDonald's and Long John Silver's, among others.  

Captain D's, which once had dozens of restaurants scattered around metro Atlanta, has in recent years seen a resurgence in the brand, and in franchisees looking to expand the concept.  To that end, a new Captain D's restaurant recently opened in Acworth and another is opening soon in Norcross.  Captain D's, too, could be interested in the vacant Burger King.   

Mr. Faris welcomes community input on what they would most like to see open in place of the former Marietta Burger King.  We at ToNeTo Atlanta encourage our readers to leave comments about what they would like to see open but to please be realistic.  It's incredibly unlikely that concepts like Upbeet, Souper Jenny, or bartaco will be interested in the site.  

As many in the local Sandy Plains area community are acutely aware, the center behind which the Burger King building is located has seen better days.  The Sprayberry Crossing Action facebook page, now 4,500 strong, has energized the community to pressure the center's owners to either improve the property or sell it to someone who will.  Faris too is hopeful that the community has seen the worst of times for the center and that new, more engaged ownership is on the horizon.  

Although a deal is not yet done, local real estate sources indicate that the property is actively being shopped and that there are a number of interested parties.

[ALERT] New R.L. Stine Based Movie to Film at North DeKalb Mall

The status of the planned redevelopment of North DeKalb Mall is still unclear, but there is renewed interest in the mall for a familiar alternative use.  As first reported by our friends at Decaturish, the mall is currently being used as a location for the new feature film Fear Street, a movie adaptation of the popular R.L. Stine book series by the same name.  R.L. Stine's other popular book series, Goosebumps, has already been brought to the big screen with Goosebumps and Goosebumps 2: Haunted Halloween, in 2015 and 2018 respectively, both of which were filmed in Georgia.
Efforts to re-image the mall, while only short-term for Fear Street's filming, have brought and will likely continue to bring increased activity and interest in the "dead mall" in the weeks to come.

Signage at the Lawrenceville Highway facing entrance of the former Macy's indicates that the mall is being rechristened "Stony Hill Mall" for the filming. Inside the mall, which originally opened in 1965, formerly vacant storefronts, of which there are many, have been brought back to life.  Onetime tenant B. Dalton Bookseller is "open for business" once again (although in a different space in the mall from where it once operated.) 

Among the notable storefronts already created for the filming are Gadzooks, Software ETC, Casual Corner, joyce-selby shoes and musicland.



Other stores and restaurants believed to have been created for the filming that may have regional or plot significance are Wheeler Gift, a toy and gift store, Grand St. Deli and Primo's Italian Eatery, food court offerings, and The Tick Tock Tavern, a full service restaurant which occupies space previously home to both Buffalo's Cafe, and before that, KB Toys.

Fear Street, which IMDB refers to as a "murder mystery," is reportedly set in Shadyside, Ohio.  Shadyside, an actual town, is located along the Ohio River and is part of the Wheeling, West Virginia Metropolitan Area.  There is no indication that Stony Hill Mall was ever an actual mall in Shadyside.

Books in the window display at B. Dalton such as John Grisham's The Chamber and Stephen King's Insomnia suggest that the film is set in 1994. 


Shelbia Jackson, Director of the DeKalb Entertainment Commission, told Decaturish that Fear Street is the third production to film at the mall thus far this year.  "Brooklyn,” the production designation for HBO’s Watchmen television series, and Zombieland 2  filmed at North DeKalb Mall earlier this year.

This past May, ToNeTo Atlanta was first to report on the filming of the third season of the hit Netflix series Stranger Things at Gwinnett Place Mall.  Gwinnett Place, another "dead mall," was brought back to life as "Starcourt Mall"for the show's filming and as at North DeKalb now, the series set designers created a dozen or so faux stores for the show's filming.  Starcourt, like Stony Hill, is a fictitious mall created for the filming, which in the case of Stranger Things, was set in 1985.  Season 3 of Stranger Things is expected to debut July 4.  
The first installment of what is expected to be a Fear Street trilogy is slated to be released sometime in 2020.  

The redevelopment of North DeKalb Mall, something we have discussed on this site for about a decade, would have in its latest iteration included about 400 hundred apartments, dozens of town-homes, and a 150 room hotel. There were also plans for new retail space, as well as a 14,500 square foot food hall, and office space.  But, as tends to happen, the project got off track late last year when the mall’s owner, Sterling Organization, was reportedly unable to satisfy all the demands of the county and residents.

Real estate sources close to the situation indicate that the plan is not dead, but is perhaps no closer to happening now than it was two years ago.  

That said, the mall seems to have found a good use for itself, excess parking lot space... and movie and television filming location.

[EXCLUSIVE] Flower Child Heading to the Westside

A new Atlanta area location of Flower Child is expected to open in the coming months on the Westside.  The new restaurant, the Phoenix, Arizona-based concept's third in metro Atlanta, is reportedly planned for the former J.Crew at 1170 Howell Mill Road in the Westside Provisions District.  The 3,200 square foot Westside J.Crew, along with four other metro locations of the troubled retailer, closed last January.

Flower Child entered the Atlanta market this past June with a location at the Shops Around Lenox in Buckhead followed by a second location last October at the new City Springs development in Sandy Springs.

The restaurant, which features a variety of salads, bowls, toasts and other vegetables, among other offerings, was created by serial restaurateur Sam Fox and his Fox Restaurants, who also created True Food Kitchen, with one location at Lenox Square and a second planned for Avalon, and Zinburger, with locations at Lenox Square and in Dunwoody, among other concepts.

The new Westside Flower Child will put it in direct competition with Atlanta upstart, Upbeet, located across the street at 1071 Howell Mill Road.  

Another healthy eatery, New York-based Chopt, is expected to open its third Atlanta area outpost in late July at Ansley Mall in Midtown and joins existing locations at Toco Hills shopping center and at Tuxedo Festival in north Buckhead.

The Cheesecake Factory already owns a stake in Flower Child and has been funding its recent expansion.  The publicly traded restaurant company (NASDAQ: CAKE) reportedly plans to acquire a controlling stake in Flower Child in 2021.  Cheesecake also has a stake in another Fox concept, North Italia, a full-service Italian restaurant.  North Italia was previously expected to join Flower Child in Sandy Springs, but their plans changed, and while the concept is still expected to open in metro Atlanta, the exact location is reportedly still being finalized.

[UPDATE] Silvano Pizza Opening Where BBQ Joint Recently Bailed

A new pizza restaurant will open later this summer in place of a former Buckhead barbecue restaurant.  Marco Betti of Antica Posta has secured a lease on the small building at 25 Irby Avenue in Buckhead Village, to open "Silvano Pizza," a new restaurant named for his father.  Betti has signed what he says is a 15 year lease, and plans to be open in mid-to-late July.

Betti, unlike the Kenimer's before him, who were caterers- turned-restaurateurs and operated Buckhead BBQ for about two years, comes from a restaurant background and has successfully operated Antica Posta on East Paces Ferry Road in Buckhead for twenty years.  


Silvano Pizza promises to continue Betti's Tuscan tradition but in a slightly more casual setting.  Plans call for traditional thin crust Tuscan pizza, but also assorted meat and fish dishes.  The restaurant will likely stay open later on the weekends, perhaps as late as 3 AM, to be a respite for those out drinking and partying at the nearby Buckhead bars.  

With luck, the restaurant's extremely limited parking becomes less of an issue given the increasingly walkable community being created by the recent openings of Hanover Buckhead Village and upcoming openings of The Gentry, adjacent to Silvano's, and The Irby, on the site of the old Henri's Bakery nearby.  When completed and fully leased, the three luxury high rises will bring a combined roughly 1,000 new apartments to the area.

Silvano's joins a growing list of restaurants open or opening in the Buckhead Village including a relocated Cafe Posh which opened earlier this year on the Roswell Road side of Hanover Buckhead Village, and Iberian Pig, the Spanish tapas restaurant from Castellucci Hospitality Group, that is expected to open in the coming weeks, a couple of doors down from Cafe Posh, also at Hanover Buckhead Village.  

In addition, ToNeTo Atlanta reported last January that popular Midtown eatery Woody's CheeseSteaks was setting up shop at 45 Irby Avenue.  While little work was done on the retail-turned-restaurant space for many months, work restarted earlier this year, and the restaurant will supposedly open later this summer.  ToNeTo Atlanta also reported last July that Velvet Taco was opening in the same center as Whole Foods Market, and that is finally progressing as well.  Well placed sources at the Dallas-based taco joint tell ToNeTo Atlanta that plans currently call for a late June opening.

[SMOKIN!] Signage Up For Ford's BBQ on Main Street in Tucker

The owners of Downtown Tucker's The Local No. 7 have now confirmed the location of their next venture.  Ford's BBQ, which made its debut at this past fall's Taste of Tucker, will open at 2331 Main Street, across the street from Local No. 7 at 2316 Main Street.   "Coming Soon" signage announcing the upcoming venture recently went up with sources indicating the hope is to have the restaurant open before the end of the year.


The 1,716 square foot space was for many years home to Chris's Main Street Barber Shop, but has in more recent years sat vacant.


An outdated property listing from real estate website LoopNet indicates the building was built in 1902 and previously operated as a barbershop and a shoe store. The space, which the listing indicates was most recently renovated in 2011, features pine floors, exposed beam ceilings and exposed brick walls, giving it what the listing refers to as a NY Loft like feel.
James Maggard, who along with business partners, own both Local No. 7 and Ford's, previously operated another Main Street eatery, M572, adjacent to Local No. 7.  The restaurant opened in 2015 and closed in 2017.  Peruvian food truck turned restaurant Freakin Incan opened in place of M572 in late 2017.  The Tucker location was the concept's second, joining an existing location in Roswell.

On February 14, Maggard registered both Ford's BBQ, LLC and Ford's Holding Company, LLC, a separate holding company, with the Georgia Secretary of State's office. 

Maggard and his partners also own The Stratford Pub in Avondale Estates, which debuted in early 2018 in place of Palookaville Fine Foods, a business they had purchased and ran before the conversion.  The group also owns Matador Cantina on Mead Road in Decatur.  
The addition of another barbecue option in Tucker will bring a little competition to The Greater Good Barbecue, which opened during the summer of 2012 and is located less than a mile away at 4431 Hugh Howell Road.  

Sources close to Ford's indicate that while the original intention was to be open last fall, the new plan is to be open by this fall.

[RRRR-RENDERINGS] First of its Kind Racetrac to Open in "The Mix" Downtown

A new RaceTrac that ToNeTo Atlanta first got wind of in 2017 is finally officially official and is expected to open this summer.  The new location, unlike any other that the Atlanta based company operates, will be on the ground floor of a mixed-use development, and will only have four fueling stations, eight pumps.  RaceTrac supplied never before seen renderings of the upcoming location exclusively to readers of Tomorrow's News Today- Atlanta.   

The new RaceTrac is opening as part of the new student housing development under construction at the corner of John Wesley Dobbs and Piedmont Avenues in Downtown Atlanta.  The 26 story project, being developed by Atlanta based South City Partners, is expected to bring 235 units with some 650 beds to the site of a former Shell gas station, as well as an old dialysis clinic on a roughly one acre parcel. 

South City Partners describes themselves as "a fully integrated multi-family development company." Launched in 2011, South City was a partner in the Inman Quarter development and has a number of other multifamily projects underway or planned in metro Atlanta including one in Avondale Estates and another in Alpharetta.  

The former downtown Shell, which also had eight pumps, was located at 160 John Wesley Dobbs Avenue.  The dialysis center was located at 120 Piedmont Avenue.  The new development - "The Mix" - will assume the Piedmont address. 

The Mix will feature some rather upscale offerings including a "resort-style" heated saltwater pool and poolside cabanas, 26th floor sky-deck patio, 24/7 fitness center, yoga room & tanning, dog spa & "bark park" as well as a "music room / recording studio." 

The convenience store component of the RaceTrac will be 4,000 square feet and will provide all of the offerings for which RaceTrac is known, including a Swirl World frozen dessert station with up to 10 flavors and 41 toppings and a large coffee area with freshly ground, freshly brewed coffee. Guests can look forward to a clean, well-lit store, starkly different from the Shell station before it.  The store will also have free Wi-Fi and a more shoppable layout to deliver a better guest experience. 

A RaceTrac representative indicated that "this is not the smallest location RaceTrac has built in recent years, but this is the first within a mixed-use development."  The representative further added "This is a unique opportunity for RaceTrac, as it is in a dense, urban area and is our first non-traditional brick and mortar store." 




The store is located across the street from University Commons, a 4.2 acre development of four apartment buildings ranging from eight to 15 stories, housing approximately 2,000 Georgia State University (GSU) students.  Multiple other GSU-run and privately run student housing developments are located nearby as is GSU's main campus.  

A listing from Ackerman & Co., the company handling the retail leasing for the new development, indicates that there are a roughly 1,600 and roughly 2,400 space still available for lease.  

Not far from the South City project, a second gas-less QuikTrip was to open at the corner of Andrew Young International Boulevard and Peachtree Street, but the deal never materialized.  The site, once home to Planet Hollywood, is currently under renovation to open soon as Atlanta's second Wahlburgers restaurant.  The proposed QuikTrip convenience store would have opened in addition to the burger eatery.  The company continues to operate what has proven to be a popular convenience store sans gas location on Peachtree Street in Midtown, which opened in 2016.

RaceTrac representatives indicate that they plan to be open in August and the housing portion reportedly expected to be completed in July with move-ins planned for early August.

[EXCLUSIVE] Under Armour to Pop Up at Lenox Square

A new Under Armour store is expected to open this coming Monday, May 6 at Lenox Square in Buckhead.  The store, located on the mall's second floor near Godiva, is opening in a space that was for a while Brookstone [before their bankruptcy led to the closure of the Lenox store and others], but was most recently a tech store called "Broadcast Hub."  


Sources close to the athletic apparel retailer indicate that the company signed short term (six month) lease to "test the market," and that if the test is successful, the store could become permanent, either in its current location or elsewhere within the mall.  

Kevin Plank launched the Under Armour brand in 1996 and the company's first retail store opened in 2007 at Westfield Annapolis, a mall in Annapolis, Maryland not far from Under Armour's Baltimore headquarters.  The Under Armour store at Lenox Square would be the brand's first "Brand House" [full line store] in the state, but the company already operates five "Factory House" stores in Georgia.  The "Factory House" stores are outlet stores, and current Georgia locations include Tanger Outlet centers in Commerce, Locust Grove and Pooler (near Savannah), as well as at North Georgia Premium Outlets in Dawsonville and The Outlet Shoppes at Atlanta in Woodstock.   


At Lenox Square, Under Armour joins existing athletic apparel retailers such as Nike, which operates a two level, approximately 23,000 square foot store at the front of the mall, and Adidas, which is expected to debut a new, larger store on the first floor near Nike later this month.  Both Reebok and Puma have previously operated stores at Lenox Square in years past.

Last week, Under Armour (NYSE:UAA) reported first-quarter results that topped expectations for earnings and revenue. The company also raised its full-year forecast, noting that international revenue grew 12%.  The positive news continued the company's rally that has seen its shares increase more than 30% this year, outpacing the broader market’s 16% gain.  

ToNeTo Atlanta has visited the Under Armour store in Annapolis and has in the past suggested that an outpost of the retailer would make sense at Lenox Square.  It's nice to see that our foreshadowing is now becoming reality.

[UPDATE] Cake Boss Closes Atlanta Carlo's Bake Shops, One to Rise Again as Krispy Kreme

Carlo's Bake Shop has closed both of their Atlanta area locations. Carlo's Bake Shop is based in Hoboken, New Jersey and is owned by Bartolo "Buddy" Valastro, Jr., star of the popular TLC reality show "Cake Boss."   The two Atlanta area shops - both kiosks - were located on the first floors of Perimeter Mall in Dunwoody and Cumberland Mall near Smyrna.  Both locations closed as of this past Sunday.  In advance of their closures the shops were reportedly offering all on hand baked goods for $1 per item. 
The shop at Perimeter Mall made its debut in April 2017 followed later that September by the shop at Cumberland Mall.  Both malls were then owned by GGP and are today owned by Brookfield Properties Retail. 

Sources close to the mall indicate that Winston-Salem based Krispy Kreme has inked a deal to open in place of Carlo's at Perimeter Mall.  Krispy Kreme, owned by coffee-pastry-sandwich juggernaut JAB Holding Company, previously operated a freestanding location on Buford Highway in Doraville, but has not had a presence in the Dunwoody/Sandy Springs area. 

At Perimeter Mall, Krispy Kreme joins a growing list of treat shops such as Starbucks, Orange  Julius, Auntie Anne's, Ice Sensation, Great American Cookies, Häagen-Dazs, Macaron Queen Lolli & Pops and Godiva Chocolatier.  Most recently, Gong Cha, a bubble tea shop, opened a kiosk on the second floor, while Cinnabon closed its shop in the food court near Chick-fil-A.  

It's not yet known what form the new Krispy Kreme kiosk will take but one likely outcome is the uber-cute "Krispy Kreme Doughnut Box" kiosk.  The format is relatively new to America, the first of which opened stateside at Crabtree Valley Mall in Raleigh last August, but the boxes were first installed in malls and shopping centers in the UK in 2016.

The former Carlo's Bake Shop kiosk at Cumberland Mall has reportedly not yet been leased, but depending on the reception that Krispy Kreme  gets at Perimeter, perhaps they would consider it.

[EXCLUSIVE] The Juicy Crab to open on Howell Mill Road

A new location of The Juicy Crab is planned for Howell Mill Square on Atlanta's Westside.  The new restaurant will open in place of Piccadilly Cafeteria which closed this past June.  Despite earlier plans to divide the roughly 10,000 square foot space into two or more suites, the deal with the owners of The Juicy Crab was reportedly "too juicy" to not execute.  
The Juicy Crab is a full service restaurant known for their flavorful New Orleans inspired menu that features a wide variety of seafood such as shrimp, snow crab legs, crawfish, clams, lobster tail and King crab, among other offerings.  

Based in Duluth, the first Juicy Crab opened in 2015 and quickly expanded to ten locations in Georgia, with half dozen or so more coming soon here and in surrounding states.  In metro Atlanta, the group's newest restaurant debuted last month at Cofer Crossing in Tucker.  The company's other Georgia restaurants include those in Duluth, Conyers, Smyrna, Douglasville, East Point, McDonough, Fayetteville, Augusta and Kennesaw.  

In addition to the Howell Mill restaurant, The Juicy Crab website indicates there are other locations coming to Morrow, Greenville, North Carolina, Columbia, South Carolina, Orlando, Cincinnati, Tuscaloosa and Memphis.  

Although not explicitly stated, it's likely that the recent openings in metro Atlanta and those planned out of state are the result of the company's entry into franchising.

[UPDATE] Retailer Likely Named Apple Just Filed Permits For Lenox Square Flagship

A permit was filed Monday with the City of Atlanta and while it does not explicitly state who it is for, it sounds a lot like the planned expansion/relocation of a certain electronics retailer named for a common fruit that is said to keep the doctor away.  

The permit, named "RETAIL STORE LENOX MALL" is described as  "TENANT IMPROVEMENT OF EXISTING LEASED SPACE FOR NEW RETAIL STORE."  

The permit further describes the space as spanning some 21,381 square feet, in line with what ToNeTo Atlanta reported was Apple's likely expanded footprint.  The current Apple store at Lenox Square is 8,183 square feet.  Other media previously inaccurately reported that the store would be in excess of 28,000 square feet, seemingly assuming that the recently reopened Anthropolgie was in fact not reopening.  
Last weekend, standard SIMON barricades were installed on both the first and second floors of the Buckhead mall around the spaces we previously identified as those included in the expansion.  The barricades make no mention of exactly what's coming, only a vague reference to an "exciting flagship store" coming soon.  

Apple is notoriously secretive about new locations and mall owner Simon is likely restricted from commenting on their relocation/expansion within Lenox Square.  Preliminary work is said to have started weeks ago and given plans for the store's front facade were approved months ago, there is reason to believe the new store could be open late this fall, in time for the holiday shopping season.  
If the Apple store does open as planned, it will do so with new scrutiny on the store experience.  A report Tuesday by Bloomberg entitled "How the Apple Store Lost Its Luster" suggests that "brand building" became more important than serving shoppers.   The report comes on the heels of the firm's Retail Chief Angela Ahrendts' departure from Apple, which was announced in February and effective in April.  

Apple, of course, is not the only store expanding in the mall.  Fast fashion retailer Zara is also expanding its already large store in the mall - currently about 10,000 square feet - to a planned roughly 30,000 square foot flagship that will feature a wider variety of clothing for the family as well as introduce the brand's home line to the Atlanta market. 
In addition to Apple and Zara, permits were filed Tuesday for Capital One Cafe, the financial institution's new  banking + cafe concept.  ToNeTo Atlanta exclusively reported on the bank's planned debut at Lenox Square this past February, but this is the first permit known to have been filed with the City of Atlanta related to work at the space.  As we reported in February, the new Capital One Cafe will open in place of Panera, which closed its location in the mall this past December.

[CLOSURE ALERT] Sugarboo & Co. to Close "Flagship" Store in Brookhaven

Sugarboo & Co. plans to close its store at TOWN Brookhaven in Brookhaven.  The 2,564 square foot store, located alongside Yogurtland and Salon Red in the CineBistro, Costco, Marshalls, Publix and LA Fitness anchored center, opened in 2013 and was the brand's first retail store.  Signage posted to the store's front door indicates it's due to close permanently as of Friday, May 31.

The Atlanta-based company, which also operates a robust wholesale business, will remain open in metro Atlanta at Ponce City Market, The Battery Atlanta, The Collection at Forsyth and at North Point Mall. In addition to Sugarboo's four remaining Atlanta area stores, the company has six stores open and another two coming soon in Florida, Kentucky, Texas, Nevada and California.  

Local artist Rebecca Puig started Sugarboo in 2005.  The retail stores, which Brookhaven was referred to as the "flagship," carried both Puig's original designs on textiles, art and other home decor as well as complementary accessories and decor from other lines and collections.  

The Brookhaven store will reportedly have no liquidation sales in advance of their closure and will instead transfer on hand merchandise to other stores. 

TOWN Brookhaven, widely considered to be one of the most plagued mixed-use developments in metro Atlanta, had in recent months ceded that title to Emory Point, which itself has seen numerous retail and restaurant closures

[Hallo] Dutch Brand Scotch & Soda Secures Small Space at Lenox Square

Scotch and Soda plans to open their first shop in Atlanta with an approximately 1,500 square foot store planned for Lenox Square in Buckhead.  The store, slated to occupy suite 3090 B according to permits filed Thursday with the City of Atlanta, would replace a portion of Mayors is relocating to the former Bulgari in the Luxury Wing of the popular Buckhead mall.  Permits indicate the retailer plans to spend an estimated $250,000 to convert the space.  
Already sold in department stores such as Bloomingdale's and Nordstrom, this new company run store will be the first time Scotch & Soda has a store of their own to showcase the brand's men's and women's apparel and accessories in metro Atlanta.  

Scotch & Soda was reportedly interested in opening a store at the Shops Around Lenox in 2013 but the store never opened.  

An affiliate of Boca Raton based private equity firm Sun Capital Partners acquired Netherlands based Scotch & Soda in 2011.  Sun Capital owns a wide variety of clothing, restaurant and service brands including Rebecca Taylor, Vince, Parker, Boston Market, Bar Louie, Johnny Rockets and Friendly's, among others.  

Rebecca Taylor closed its lone Atlanta area store at Phipps Plaza last month while fellow Sun Capital brands Vince and Johnny Rockets remain in business at the Buckhead mall.  

The new Scotch & Soda store at Lenox Square will be the third full line store for the company within a Simon owned mall and eighth overall within a Simon owned center.  The company currently operates full line stores at Fashion Valley in San Diego and The Galleria in Houston.  Additionally, Scotch & Soda operates outlet stores at Las Vegas North Premium Outlets, San Francisco Premium Outlets, Sawgrass Mills (Sunrise, FL), Woodbury Common Premium Outlets (Central Valley, NY) and Toronto Premium Outlet (Halton Hills, ON).

Scotch & Soda at Lenox Square is likely to open later this fall, in time for the 2019 holiday shopping season.

[Commercial Real Estate News Atlanta] MEGA Bits & Bites

The Walmart at 6435 Bells Ferry Road in Woodstock will soon get a special shop-in-shop.  Build-A-Bear Workshop will open a mini-store in the existing Walmart as part the two company's partnership which began this past fall.  The new shop will carry a new collection called Condo Cubs. The cubs are super-soft smaller versions of the company's famous bears, plus cats, dogs and rabbits, among other animals. The new line, a more value oriented offering, will start at $10 each.  The store will occupy roughly 1,000 square feet at the front of the Walmart.

A new healthy eatery called YOM (YUM + OM) recently opened the first of two planned location in Marietta.  The  restaurant, at 1809 Canton Road in Marietta, is located in Canton Crossings shopping center at the corner of Canton and Sandy Plains Roads.  The eatery features acai bowls, falafel, chicken and steak bowls, avocado toast, assorted soups and "Gorilla Goop" - banana, almond butter, almond milk and cocoa powder blended together, topped with sliced banana, granola, ​cocoa nibs and chai seeds.  A second location previously planned for YOO on the Park, a new apartment high-rise in Midtown, is apparently no longer happening. YOM is also operating a weekend pop-up at the Marietta Farmers Market.

Macy's shop-in-shop Story has opened at both the Macy's at Lenox Square in Buckhead as well as the Macy's at Perimeter Mall in Dunwoody.  Story was launched in December 2011 to provide a new model for experiential retailing.  The shops, most of which average 1,500 square feet, reinvents themselves every four to eight weeks, completely redesigning the interior of the store and its selection of merchandise corresponding to a theme. "The Story at Macy’s experience feels a lot like a real life version of scrolling through Instagram," Story founder and Macy's brand experience officer Rachel Shechtman said in a news release." The opening theme of Story at Macy's is "Color," offering a curated collection of color-coded products from brands like Mac Cosmetics, Crayola, Pinch, Lolli & Pops, Urban Agriculture and Levi's Kids.  Other offerings include the in-store debut of Primary, a previously online-only kidswear brand, as well as gourmet chocolate bars with flavors like coffee and doughnuts, from Los Angeles-based chocolatier Compartes. Color will run through June 26. 

A new fitness facility called Spenga is coming soon to Marietta and Roswell.  The Roswell location, coming to King Plaza on Woodstock Road, will be about 4,800 square feet and is slated to open later this summer.  A specific location of the facility's planned Marietta outpost has not yet been made public. 

Another fitness facility, Shred 415, is also entering the market with a franchise coming to Windward Square on Windward Parkway in Alpharetta.  The Alpharetta outpost of the Chicago-based fitness franchise will be 2,800 square feet.

A new Cook Out is planned for 610 E Highway 53 in Calhoun.  The new burger joint will replace Eastern Buffet across the street from where a relatively new Aspen Dental and Five Guys two tenant development replaced a former Pizza Hut hut, and a new RaceTrac opened in place of a portion of a former strip center.  North Carolina-based Cook Out currently operates nearly 40 locations in Georgia and is approaching ten locations in Alabama with news they will open in place of a shuttered Outback Steakhouse on Lakeshore Parkway in Birmingham.

Walgreens recently completed its re-branding and renovation of the former Rite Aid in Brookhaven's Brookhaven Plaza.  The conversion means there are now two Walgreens basically across the street from each other.  Walgreeens already operates a pharmacy with drive-thru at Colonial Drive and Peachtree Road adjacent to Cherokee Plaza.  Duplication in the area is not new: Kroger and Blockbuster Video each previously operated stores in both Brookhaven Plaza and Cherokee Plaza.

Rebecca Taylor has closed its lone Atlanta area store at Phipps Plaza in Buckhead.  The store, located on the first floor across from Tiffany & Co., opened in 2012 in a portion of the onetime Abercrombie & Fitch.

In other Phipps Plaza news, children's clothing retailer Peek has also closed.  The store, located on the first floor near Lilly Pulitzer, had gone through bankruptcy last year but was given a lifeline by its investor Nordstrom.  The line will reportedly live on within Nordstrom stores, but their nine full-line stores have closed.

Upscale women's retailer L.K. Bennett earlier this week closed its lone Atlanta area location at Phipps Plaza in  Buckhead.  The store, located on the first floor of the former Belk wing, opened in 2011 and like its neighbors Vince, Everything But Water and Davio's, occupied a space created from the former Niketown.  Linda Kristin (LK) Bennett opened her first retail store in Wimbledon Village in London in 1990 and started selling footwear. The line later expanded to clothing and accessories and is a favorite of the Duchess of Cambridge but in recent years the company has struggled and was purchased last year by Byland UK, a holding company set up by Rebecca Feng, who runs the company's Chinese franchises.  Following the sale, the company also closed 15 stores in the UK.
The newest Juicy Crab restaurant opened late last month at Cofer Crossing in Tucker.  The 4,200 square foot restaurant opened on an end-cap of the Walmart and Kroger anchored shopping center on Lawrenceville Highway.  The new Tucker location is the tenth in metro Atlanta for the locally based chain.  The space in Cofer Crossing opened as Buffalo's, and later became Papi's, a Cuban restaurant. 

The long vacant Blockbuster Video at Shamrock Plaza near North DeKalb Mall will not soon be home to a cool restaurant as many neighbors had hoped.  Instead, about half of the vacant storefront will become a new America's Best Contacts & Eyeglasses retail store.

Allison Hill, formerly co-founder, President & CEO of The Local Pizzaiolo, has joined Atlanta-based private equity firm Roark Capital Group.  In the newly created role, "Allison serves as the Head of Diversity & Social Responsibility, developing and leading Roark’s initiatives related to diversity and inclusion and philanthropic giving and community service."  The Local Pizzaolo, once with four locations planned or open in metro Atlanta, is now down to just one, at Toco Hills, which had previously been marketed for sale.  At Roark, Allison joins her husband Geoff A. Hill, one of the firm's Managing Directors.

Tin Drum Asian Kitchen reopened its North Druid Hills restaurant last week after a break-in and renovation plus a new owner/operator led to a months long re-opening delay.  A new Tin Drum location is expected to open later this year in Pooler near Savannah.

Kale Me Crazy has opened its newest Atlanta area franchise.  The new location opened just off Atlanta Road in Smyrna West Village in Smyrna.   The new location is the 15th overall in metro Atlanta for the locally based franchise that has now expanded nationwide with locations in North Carolina, Florida, Texas, Colorado, Mississippi and Alabama. 

A new restaurant called Tamago Ramen plans to open in the former Barberitos in The Peach shopping center on Peachtree Road in Buckhead.  The 2,300 square foot space was home to the Athens-based burrito joint until its abrupt closure late last year.

Men's custom clothing retailer Knot Standard is entering the Atlanta market with a showroom at Buckhead Exchange in Buckhead.  The new store will occupy a 2,100 square foot space between Tootsies and the Kohler store in the center at the corner of Grandview Avenue and Peachtree Road.  Knot Standard, like other upstart men's suiting businesses Alton Lane (East Andrews Drive) and Indochino (Shops Around Lenox), offers custom men's suiting, related apparel and accessories for similar prices to those of "off the rack" offerings of similar quality.  According to the Knot Standard website, they have a partnership with Atlanta United FC and are currently operating out of a temporary showroom at the WeWork in Terminus while their store is being completed.  The New York-based business currently has showrooms in Austin, New York, Bloomingdale's New York, Washington D.C., Dallas, Houston, Chicago, Los Angeles and San Francisco. 
A new restaurant called Lucca is opening soon in the former Cabo Cantina in the bottom of the Eclipse condo building on Pharr Road in Buckhead.

Archer Paper Goods has opened in place of the former La Fete at Lenox Square.  The gift shop, from the same owners as The Merchant and of the short-lived Daily Dose at the front of the mall, is located just outside Bloomingdale's on the main mall level.  Dan Collier, who owns all the aforementioned concepts, operates an existing Archer Paper Goods at The Battery Atlanta at SunTrust Park. 

A new location of Pita Mediterranean Street Food is planned for Dacula Village in Dacula.  The new quick serve Mediterranean eatery will open in suite 3C, a 1,400 square foot space in the Publix Super Market-anchored center at 720 Dacula Road.

Chick-fil-A recently reopened in a new, larger space at Colony Square.  The new Chick-fil-A, now operated by Reggie Taylor, former operator at Terminus in Buckhead, is 3,535 square feet, compared to the old space which was 2,967 square feet.  The restaurant has also relocated within the project.  It was formerly located along Peachtree Street and is now located along 14th Street near "The Grove."  

Anthropologie has reopened at Lenox Square in Buckhead.  The store slightly downsized and relocated to allow for the upcoming new two story flagship location of Apple.

Castellucci Hospitality Group plans to open The Iberian Pig Monday May 13 at Hanover Buckhead Village in Buckhead.  The new restaurant, which is the grown-up edition of the original eatery by the same name that the group opened ten years ago in downtown Decatur, will feature Spanish tapas in a trendy yet relaxed atmosphere.  The restaurant joins existing eateries Tiff's Treats and Cafe Posh in the street level of the residential project at the corner of Roswell Road and Irby Avenue. 

Americana Furniture on Lawrenceville Highway in Tucker is closing after 54 years in business.  

The owners of Rock 'N' Taco plan to open a new location in Roswell according to our friends at Scoop OTP.  The new location, planned for the longtime home of Pastis in Historic Downtown Roswell, could open late this year.  Pastis closed early this year after 20 years in business.  Rock 'N' Taco currently has one location in Buckhead, which opened in 2013, and briefly had a location in Sandy Springs.  The Sandy Springs restaurant opened in 2016 at 8540 Roswell Road and closed about a year later.  The space they occupied is now home to "B Social Supper Club." Rock 'N' Taco bills themselves as a “taqueria, bar, and late night lounge.” 

Fidelity Bank last week closed three branches ahead of the official legal closing of their planned merger with Ameris Bank.  The branches that closed were those on Peachtree Road (Peachtree Medical), Clairmont Road (original Decatur) and Perimeter Center East (Perimeter Center.)  In the wake of SunTrust's relocation to Charlotte, the combined Fidelity/Ameris is expected to be the largest bank headquartered in Atlanta, with deposits in excess of $17 billion.  
Oliva Restaurants, owned by restaurateur and chef Tal Postelnik Baum, announced earlier this week the opening of its second restaurant concept in Atlanta. Following their award-winning Italian market and wine bar Bellina Alimentari in Ponce City Market, Aziza will provide a fresh take on traditional Israeli cuisine. The nearly 4,000 square foot restaurant will open in Westside Provisions District in late June.   "Meaning ‘happiness’ in Arabic, the restaurant will feature a menu designed around the Israeli tradition of sharing and bring together patrons for a meal that utilizes all of their senses,"  according to a release announcing the opening.  In addition to the restaurant, there will be outdoor seating and a neighboring falafel stand, named Falafel Nation, with to-go items including hummus bowls, falafel, pitas, and other vegetarian street food.  Baum plans to continue her expansion in Atlanta with the opening of a third restaurant, Rina, later this fall. The Israeli street food concept will open along the Eastside BeltLine trail in the Ford Factory Lofts, across from Ponce City Market near the 725 Ponce development where Kroger will soon reopen.

Publix continues to bolster its real estate holdings having recently acquired another site in Georgia. SRS’ Investment Properties Group brokered the sale of an investment property ground leased by Publix Super Market located on Wilmington Island at 155 Johnny Mercer Blvd in Savannah. The single tenant 43,783 square foot property sits on 5.23 acres. Publix Super Markets has occupied the space since 1993.  The seller, Sasser Family Enterprises, L.P., sold the property on April 3, 2019 to Publix Super Markets, Inc.

At Home will soon open in the the former Hobby Lobby (originally a Kmart) on Atlanta Highway in Athens.

MELA Ethiopian Kitchen plans to open in the former Janet's Filipino Kitchen, while Apple Asian House (which had opened in place of Mint 2) has abruptly closed.  Both restaurants were located in the same center on Clairmont Road near Emory that has seen more than its fair share of restaurant openings and closings.  


Cheba Hut “Toasted” Subs, a Denver-based franchise hawking marijuana-themed sandwiches, is targeting metro Atlanta for an aggressive east coast expansion.  Franchisees and friends Justin Beatty and Josh Burdick are reportedly scouting locations in Midtown, West Midtown, Reynoldstown, Summerhill, Edgewood, O4W, Georgia Tech, and around Georgia State.  The first lease, which was reportedly recently signed, is for an undisclosed location along Edgewood Avenue which could open as soon as this coming fall.  The concept has been compared to Atlanta pizza chain Mellow Mushroom - the Mellow Mushroom of sandwiches - some have said.  Personally, their plan for eight locations in metro Atlanta seems overly ambitious - perhaps they were high when then they signed the franchise agreement - and we doubt all will actually open.  That said, the franchise website for Cheba Hut, when reporting on the planned openings says "Their plans are to have all three locations, of our best sub franchise, up and running by 2030!"  We surmise that someone at corporate may be a bit high, too, as what we guess they meant to say was 2020, not 2030.

Brine Seafood Shack at Avalon in Alpharetta has closed, effective yesterday, Sunday May 12.  Sunday's lunch service was the restaurant's last, as it closed for good at 6 PM.   Chef-owner Marc Taft, who opened Brine in 2017, was reportedly forced make the difficult decision to close the restaurant as part of a Chapter 7 bankruptcy filing necessitated by the December 2018 closure of its sister restaurant, FEED Fried Chicken and Such, at The Battery Atlanta at SunTrust Park.  Both restaurants were part of Taft's MTF Restaurant Group.

ToNeTo Atlanta reported April 9 that Giovanni Di Palma plans to open a new outpost of Gio's Chicken Amalfitano in place of FEED at The Battery.  

Located in Alpharetta's Avalon, Brine's menu was described as featuring a "Cape Cod-meets-Santa Monica menu inspired by Chef Marc Taft’s time spent on the west coast." 
Chef Taft's other Atlanta area restaurant Chicken and the Egg, located not far from the Marietta Square, is reportedly not part of MTF Restaurant Group, and remains open.

Taft spoke exclusively with ToNeTo Atlanta about Brine's closure and his plans for the future.  
 “While it was a very tough decision to close Brine, I am very excited about some of our 2019 projects, including Halcyon Forsyth. We’ll be bringing two concepts to this highly anticipated development, FEED Fried Chicken and Best Burger. Due to 2018 being the wettest year on record, the developers pushed the project opening to summer/fall 2019, but we’re really excited about those projects in metro Atlanta." 
"I am also really excited about our new projects at the CityCentre and at MidCity developments in Huntsville. At CityCentre, we are launching two concepts: The Gemini Kitchen + Cocktails, which is located adjacent to the new AC Marriott Hotel. The Gemini is a polished casual restaurant that will focus on modern American fare and locally-sourced food from farmers, ranchers and artisans in the Huntsville area. We’re also operating The Veranda, a second-story terrace bar at the AC Marriott Hotel overlooking Big Spring Park. The Camp at Mid City is an amazing outdoor music, events and dining development. We are operating four concepts there, including FEED Fried Chicken, Mucha Lucha Tacos, The Camp Bar and Miss Fluff’s Wine & Cupcakes."

A FEED Fried Chicken planned for Peachtree Corners Town Center in Peachtree Corners is apparently no longer in the works.  

Brine is the latest in a string of restaurant moves at Avalon.  King Barbecue closed late last year in the former Bantam + Biddy, while ToNeTo Atlanta exclusively reported this past November that True Food Kitchen would replace Road Runner Sports in Avalon.  The restaurant was originally planned to open this fall but the True Food website now indicates it's slated for a spring 2020 debut.  

Struggling chain restaurant Kona Grill, which operates its lone Atlanta area location at Avalon, should be watched closely, too.  The Scottsdale, Arizona-based chain filed for chapter 11 bankruptcy protection April 30, closed a number of units in advance of the filing, and indicated that more closures are likely.

[WAKE UP!] Snooze an A.M. Eatery is Opening in Atlanta!

A Colorado-based breakfast and brunch eatery has secured its first location in metro Atlanta.  Snooze an A.M Eatery, based in Denver, will open its first restaurant in Atlanta at Gateway, a mixed-use development on Roswell Road in Sandy Springs.  The restaurant, situated in a 4,000 square foot freestanding building, could open later this fall. 

The new Snooze will replace Urban Cookhouse, the Birmingham-based restaurant that opened in the project in January 2016.  Although it's not yet known exactly when Urban Cookhouse will close, their space has been quietly marketed for lease since at least 2017.  Cafe Posh, which closed in nearby Fountain Oaks shopping center last year and earlier this year opened in Hanover Buckhead Village, had reportedly reached an agreement to take over the Urban space, but the deal reportedly fell apart at the last minute.  The lease with Snooze is signed.  

ToNeTo first experienced Snooze in Arizona, but had the good fortune to also enjoy it in Colorado and California.  The restaurant chain, of which all 36 locations are corporately owned, is similar to concepts like Atlanta's Flying Biscuit Cafe as well as Another Broken Egg Cafe, First Watch and Egg Harbor Cafe, among others, but Snooze does a really good job of not making each restaurant feel like its part of a corporation, and instead more like they are group of restaurants under a similar theme.

Snooze restaurants are open seven days a week from 6:30 AM until 2:30 PM and do not accept reservations. 

The new Chastain Park area restaurant would compete with existing neighborhood offerings including Tupelo Honey Cafe, Buttermilk Kitchen and Goldberg's Bagels, among others. 

Noteworthy Snooze menu items include:

Sweet Potato Pancakes– Signature sweet potato buttermilk pancakes topped with homemade caramel, candied pecans and ginger butter. (ToNeTo Atlanta's favorite)

Juan’s Breakfast Tacos - Three fresh corn or flour tortillas topped with scrambled eggs, shredded hash browns, jack cheese, green chile hollandaise & pico de gallo.

Sandwich I Am– Soft pretzel roll filled with scrambled eggs, cheddar cheese and a sausage patty, served with a side of smoked cheddar hollandaise & house hash browns.

Smashed Avocado Benny– Signature English muffin topped with fresh smashed avocado & green chili, Parmesan cheese, vine-ripened tomatoes, two poached cage-free eggs, smoked cheddar hollandaise and everything spice.

Currently the company's 36 restaurants are within four markets: Arizona, California, Colorado and Texas.  In addition to the Chastain Park location, plans call for at least five new locations in the coming months including the chain's entrance into two other new markets.

Among the five new locations are restaurants planned for Westport (Kansas City) Missouri, Plaza Midwood (Charlotte), North Carolina, and a location at Denver International Airport.

Each location specific page on the Snooze website indicates their people (managers/operators), their community partners (the organizations they support), and their purveyors (their primarily local suppliers.)  Furthermore, one percent of sales from each Snooze restaurant makes its way back into the local community through the donation of in-kind goods  (pancakes, for instance) and services.

Sources familiar with the group's plans locally indicate that they plan to open a handful of other Snooze restaurants in "core intown markets" in the coming months and years.  Future expansion would be based on the performance of the initial stores.
